GULF TILE & CABINETRY: Subway Tiles historic roots was conceived in 1904 by artists George Heins and Christopher LaFarge, when New York City subways were in need of a long-lasting, good-looking wall tile.

Our client’s goals of filling their home with natural light while connecting inside to outside formed the transformation of this Pacific Heights row house, a quintessential San Francisco challenge. The Two-Way house was conceived around the pairing of the original 1900 Victorian façade and traditional parlor with an open plan and modern 2-story backyard addition. The design maximizes space creating a generous single family home (with smaller 2nd unit) while deftly resolving constraints that have shaped the remodel of many San Francisco homes.

Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. In the late 1950s, the Alcoa aluminum company embarked on an effort to develop and mass-produce mid-century aluminum ranch-style houses designed by Charles Goodman. This home in Alexandria is one of only a handful remaining of the original 24 built nationwide.
Our client tasked us with conceiving a solution that was as much a restoration as a renovation. In addition to a complete renovation of the original 2,100 sq ft home, we added a 150 sq ft primary bathroom within the existing footprint and a 1,000 sq ft open porch to double the open living space.

For 6 years we lived with an ugly, out of scale builders grade mantel that I couldn't wait to tear out! Turns out it made the perfect support for my new custom, one of a kind mantel. I conceived, designed and had this piece built onsite by my favorite carpenter. I wanted it to look like a continuous piece of wood that wrapped around on the edges, like I had seen done on benches, but with a live edge on the bottom not the top. When brainstorming it I couldn't find ONE image of anything close to my vision (let alone be able to simply purchase a ready made one). This is a hand chosen, stunning Bubinga plank and it's feature is the variegated wood tones - it "goes with" everything!
I also had the floating picture frame custom made to make my favorite tree canvas art more in scale with the fireplace and wall. This tree stands next to our fire pit in Door County, WI and is a favorite view we wanted to bring home. The two trunks are antique indonesian pieces. The one on the left holds my firewood in the winter and the one on the right is the perfect place to store all of the media components.

For the Cottages & Bungalows Magazine‘s 2019 Project House partnership with Yankee Barn Homes, we conceived our “Great NH Escape” Great Room for an active family from a suburban/Metro area who crave the quiet and rugged outdoors of New Hampshire for their getaway weekends, both winter and summer.
Though a second home, we felt that the parents truly saw Yankee Barn Homes’ spectacular post-and-beam Springfield Barn House as a “Forever Home-Away-from-Home” – the long-term backdrop for their family’s North Woods memories and a refuge to return to time and again from the noise of the more congested town where they live. As such, we furnished it with the same well-crafted, American-made décor that would stand the test of time in any investment home and a fresh classic style that would reflect the fun vitality of their family.

Located in an 1890 Wells Fargo stable and warehouse in the Hamilton Park historic district, this intervention focused on creating a personal, comfortable home in an unusually tall loft space. The living room features 45’ high ceilings. The mezzanine level was conceived as a porous, space-making element that allowed pockets of closed storage, open display, and living space to emerge from pushing and pulling the floor plane.
The newly cantilevered mezzanine breaks up the immense height of the loft and creates a new TV nook and work space. An updated master suite and kitchen streamline the core functions of this loft while the addition of a new window adds much needed daylight to the space. Photo by Nick Glimenakis.
