Inspiration for a mid-sized modern drought-tolerant and shade backyard landscaping in Seattle.

These homeowners have been living in their house for a few years and wanted to add some life to their space. Their main goal was to create a modern feel for their kitchen and bathroom. They had a wall between the kitchen and living room that made both rooms feel small and confined. We removed the wall creating a lot more space in the house and the bathroom is something the homeowners loved to brag about because of how well it turned out!

In this modest-sized master bathroom, modern and farmhouse are bound together with a white and gray color palette, accented with pops of natural wood. Floor-to-ceiling subway tiles and a frameless glass shower door provide a classic, open feel to a once-confined space. A barnwood-framed mirror, industrial hardware, exposed lightbulbs, and wood and pipe shelving complete the industrial look, while a carrara marble countertop and glazed porcelain floor tiles add a touch of luxury. Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Our clients were aging in place and wanted a curbless shower and large shower bench to meet certain functionality needs. We incorporated both of these wishes into our design and also made the shower larger within space. We utilized the current structure so we did not to do any re-framing into the client's hallway. Within the confines of the existing framing we maximized the space be creating an L shaped bench and niche, adding additional space for seating, storage, and a little extra design flare that really sets the shower space off! Celebrity Chef Sam Zien was tired of being confined to his small barbecue when filming grilling episodes for his new show. So, he came to us with a plan and we made it happen. We provided Sam with an extended L shaped pergola and L shape lounging area to match. In addition, we installed a giant built in barbecue and surrounding counter with plenty of seating for guests on or off camera. Zen vibes are important to Sam, so we were sure to keep that top of mind when finalizing even the smallest of details.

Inside and out, Victorian details are playfully reinterpreted and celebrated in fabulous and whimsical spaces for a growing family - Double story kitchen with open cylindrical breakfast room Parents' and Children's libraries Secret playspaces Top floor sky-lit courtyard Writing room and hidden library Basement parking Media Room Landscape of exterior rooms: The site is conceived as a string of rooms: a landscaped drive-way court, a lawn for play, a sunken court, a serene shade garden, a New England flower garden. The stair grows out of the garden level ordering the surrounding rooms as it rises to a light filled courtyard at the Master suite on the top floor. On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.
