This historic 1910 Federal style house was carefully renovated and decorated by SRA in phases while the family － including five children ­­－ lived there. Flow issues created by haphazard additions by previous owners were eliminated with a clear-cut circulation path. Today, perfectly proportioned rooms and open spaces are elegantly connected within the constraints of the existing 7-bedroom, 6-bathroom structure.

Working with space constraints, this backyard has a grill built into bar area. Along with a gorgeous pool and a utility shed, the backyard still has plenty of room for relaxation and sun tanning. Paver Designs made an intricate, flowing pattern on the stone floor to bring every element of this backyard together.

Mid-century modern sensibilities informed a tasteful redesign of this home after a fire that destroyed most of the home. The architect took advantage of spectacular views of the Albany Hill location with an open plan that brought the views deep into the home. Our work as the contractor included a complete rebuild to modern codes and completing the work within the constraints of the insurance budget.

My client wanted to update her traditional kitchen. Due to budget constraints, she chose to keep her cabinets. We changed everything else, including the counter tops, backsplash, appliances, flooring, paint, bar stools and pendants. Overall, we went from a traditional to a transitional design.

The project encompassed design and build of the front and rear areas of the property as well as the building stone of the home. The project entailed front and rear hardscape, landscape, lighting, drainage, and irrigation. The design was very challenging due to the size of the home and the overall space constraints of the lot and topography. The project was situated with a very severe slope in the rear yard with limited space as shown in the water feature area finished photography. KITCHEN REDEFINED One of the biggest constraints the home owners had was the kitchen's size and layout. By demolishing the poorly designed 'bonus room', Lean Lens Architects was able to create space for a well sized and laid out kitchen.A large island now facilitates entertaining while plentiful storage along the walls creates a perfect background while being functional. The clients picked beautiful finishes to complete the design.

This shower enclosure is compact due to existing constraints and the foot print of the bathroom. This shower seat is the perfect solution for this tight space and has proved to be very successful with the occupants. The seat floats away from the walls allowing the water to disperse quickly. Given the constraints with natural lighting, the design explores artificial lighting as a means to establish atmospheric conditions. Lighting coves are created throughout the gallery alcove and studio and hide LED lighting that wash the walls. Reveals are exploited as an architectural strategy to emphasize form with shadow lines, but also serve as electrical coves and hide the outlets within the gallery and studio.
