Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

This riverfront property received a major facelift while keeping with the traditional style of the home. Working between an existing bulkhead and a covered patio off the back of the house, we incorporated various design elements to add plenty of "rooms" for the homeowners to entertain in. The linear pool features an elevated inset spa, with infinity edge. The pool deck, landing, and cabana floor are travertine. Brick stairs and walls match the existing brick from the property. A linear fire pit sits in a sunken gravel patio, to create a more intimate space and soften the feel of the hardscape surround. For this classic two-story home in Arlington Virginia, the second story level completely redesigned to add extra rooms and storage space. The new second story is remodeled with three new bedrooms, two new bathrooms and closets, and upgraded entrance hall. Existing roof shingles and gutters were modified along entire existing home. New bathrooms are complete with wood vanity cabinets, toilets, glass showers, freestanding tub, and corresponding amenities. New recessed lights are placed throughout second story. Second story comes complete with a new laundry room besides the main hall. Plenty of windows throughout second story provide a feeling of brightness and warmth.

Kitchen - cottage kitchen idea in Philadelphia

HNA Hardscape Project Award Winner Virginia Street Residence Omaha, NE Paver Designs, LLC This project was built in two stages. The front patio area was finished for a family wedding, and the driveway was added after the wedding. The driveway was excavated to a depth of 16-18 in. and the patio is 12 in. deep. Crushed recycled concrete was used for the base with one inch of paver sand placed on top. After the concrete pavers were laid, another inch of base was added for the concrete paver areas. Three round seats were built next to the water feature and pebble designs were created in the center of each. Columns for the freestanding wall were designed with recessed areas for lights and for use as planters. Three by six inch concrete pavers were cut in half for the triple border in the narrower areas of the patio. The front paver entrance is gently ramped with no step for handicapped accessibility if the need should arise. Probably the most difficult stage of this project was drawing over 20 diverse designs over the winter months and then making a final selection. Using our basement floor as a drawing board, the "Y" shaped designs were drawn on Masonite at appropriate angles and distances so that the mirrored pairs nearly touched, and a template was made from this. After laying the field of concrete pavers, we marked the mosaic areas with the template. These pavers were cut out one at a time. All of the colored pavers were cut into thirds, and then angles were cut to follow curves. The template was moved and traced twelve times; each triple-row design took eight hours to complete, an approximate total time of 96 house (just) for the mosaic patterns. Many additional hours were spent cutting and installing the fish, triple borders, etc. The pavers in the mosaic, as well as the koi and borders, were coated with corresponding colors of sealer. These colors are amazingly rich and bright, well worth the extra time and effort! The two sets of koi are different as our designs are constantly evolving. A color booster in matte finish was applied to the pavers on the driveway.

Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

This immaculate home has increased square footage and value due to the new carriage house and additions. In order to keep in step with everything this prestigious home currently has to offer we have incorporated the carriage house. The carriage house has additional space in back through the double doors and we have matched the exterior of the main house perfectly with cedar shakes and exterior corresponding brick. Be sure to notice the custom carpentry on the ceiling, columns and crown molding as you view the picture of the beautiful breezeway. No detail will be left unnoticed as friends and family walk along the custom concrete creation from the carriage house to the main house. The classic new entryway is so welcoming as you enter the main house though the wooden framed glass doors continuing up the stairs to the main floor.

Complete reconstruction of family house was inspired by elegant French style. The city house decorated in mainly bright colours connects concrete with wood and industrial parts with furniture from all over the world. There were several major changes made during the reconstruction: The old staircase was repealed and there was created a new one, elegant, on a completely different place, which better corresponds with the central open space. In the lower part of the house there is a kitchen connected with a living room, so it resulted in a creation of one large living space, dominated by a new double-sided fireplace with a concrete trowel set in a load-bearing central support. One of the darkest tiles in our Knight Tile collection, Cumbrian Stone combines smoky charcoal and carbon tones in a contemporary wider scale 12x18" tile format. Because of its darker coloring and durability, this floor is very practical for pets, and is easily personalized with corresponding design strips and Mosaic or Macintosh borders.

Progress shot - this was taken before the built-in planters were stained. This deck was raised to correspond to interior floor levels. The remaining garden areas were organized around its central role. In a future phase, a bedroom window will be exchanged for French doors. The deck is open on one side toward a new dining area relocated to the former driveway, and enclosed on three sides by verdant screens in one of the built-in planters. Wanting to ensure accessibility and functionality of their new home, the homeowners opted to include both a home elevator and dumbwaiter into their design. The elevator pairs fully automatic, sleek, stainless steel side sliding doors with anodized aluminum fixtures. Not only adding style but nearly “hands free” access to every level of the home. The cab’s interior was custom finished by the general contractor to match the home’s modern simplicity design. The floor-loading dumbwaiter allows for heavier items to be transported with more ease from the wine cellar to the main floor. The stainless-steel finish and corresponding fixtures tie in flawlessly with the elevator and the decor of the home. This Modern Marvel will make the perfect home for multigeneration living for years to come.

Building a Dream Home For the past 30 years, John Bleeker has been designing notable homes and renowned buildings in the area, which have been published in numerous magazines. Mr. Bleeker, an award winning architect of Bleeker Architectural Group, chose Braen Supply as the provider for the materials for his own home. He felt that Braen Supply was the most trustworthy and reliable source for materials as he designed his dream home. Mr. Bleeker was looking for a particular coloration of materials that Braen Supply would be providing. In order to meet the needs of the customer, a custom blend of granites were created providing him with the exact coloration that he was looking for. The remaining materials were selected to correspond with the custom blend, creating a home that anyone would dream to live in. Bleeker Architectural Group has been designing notable homes and buildings in the area since 1999.

A cramped entrance was elevated by pulling the front wall forward to create a double-height space, highlighting the stairs. Building upon the new expansiveness, the stairs were flared in plan and the custom millwork balustrades designed with corresponding tapers.

Designed by Jen Gallagher of Reico Kitchen & Bath in Fredericksburg VA in collaboration with Turning Point Construction, this small farm house kitchen features Ultracraft Cabinetry kitchen cabinets in the Rockford door style with a Painted Wings finish. The kitchen countertops are Cambria in Swanbridge. The kitchen also includes a custom stained Wood Hood and GE Appliances, provided by others. “The best thing I love about the kitchen is the pantry,” said the client. “Jen at Reico had lots of experience and gave me good recommendations when asked. Thanks for helping make my dream kitchen come true!” “This was a fun kitchen to work with! The clients had a great eye for detail and knew what look they were going for,” said Jen. “The main point of the project was to brighten up the space and make it more functional. Adding a corner pantry for more food storage allowed them to add beautiful detail and a custom stained door that corresponded with the accented wood piece added to the bottom of the Wood Hood.
