Photography by Natalie Marotta Bungalows are lovable homes, but how can they be better? Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

Comfortable, practical, light and cozy energy were the criteria that we worked with for this luscious, tropical home. An outdoor space you could be at ease in, never forgetting the four dogs and kids to cater for. It exudes personality, a chilled vibe reflecting the family and their lifestyle. The design features a tight selection of complementary hues which were to remain consistent throughout the house and mirrored in the outdoor rattan furniture, with the use of plenty of white – we’re talking white walls, natural wood (the real deal) and ceilings, with pops of blue in the shutters and accessories. The owners wanted elegant, refined, and quirky all at once, utilizing a highly desirable and useful space for parties and we are talking “large events”; the furniture could be taken apart and scattered effortlessly in and around the terrace and garden to make smaller pods to spread out the crowds comfortably whilst offering a relaxed corner to have more intimate chats away from the larger crowds or small intimate family gatherings; where tables were created to offer small intimate pod, but at the drop of a hat, could be joined together to make space for a larger family dinner.

“Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture. Combining their passion for interior spaces with signature designs, Allen and James Designs gave this outdoor space the comfort, color and style it deserved. The homeowners wanted a more open, cohesive main floor, starting with a redesigned entrance from the garage that improved flow with a new hallway leading into the main living space. Removing the towering 30-foot brick fireplace transformed the space, making way for a bright, inviting kitchen with a stunning three-paneled window that floods the room with natural light. White and gray-toned cabinetry, a spacious quartz-topped island seating six, and state-of-the-art GE Monogram appliances, including a striking six-burner gas range, create a perfect blend of elegance and efficiency. Gray plank flooring flows throughout, complemented by plush gray carpet that subtly defines adjacent spaces. Thoughtful details—iron pendant lights, a gray-blue tile backsplash, and ash-gray hardware—enhance the sophisticated design. The updated laundry area, featuring sleek cabinetry and a quartz waterfall countertop, seamlessly balances style and practicality while connecting effortlessly to the new hallway. Now, the home accommodates both intimate gatherings and large family events, with an airy, light-filled layout designed for comfort and connection.

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

This new contemporary home was begging for wine storage. The closet in the home office was built to accommodate special wines by using a combination of contemporary metal racking and Premium Redwood wine storage. A wine accessory drawer as well as open bottle bins were incorporated for maximum wine storage and easy access. Double glass doors provide the "wow" visual factor during social events and special lighting create a warm ambiance in both spaces. This once traditional bedroom received a modern update by the team at Perceptions. Transforming this space into a corporate hub was no small feat! Sliding glass doors create a work out nook to house the family's bulky treadmill. A multi-function media wall helps the homeowners keep up with world events, while a sleek walnut table serves as a conference center for meetings. When hosting visitors cozy seating and a comfy sleeper sofa instantly transform the space into a visitors retreat.

This stunning loft-style space in Ottawa's Byward Market was the perfect canvas to transform into a comfortable, relaxed yet sophisticated space for boutique public affairs firm Compass Rose. The clients wanted a refreshed space that reflected the growing company's culture and values. The company's brand colours, including forest green, copper, brown, black and white are incorporated throughout all the furnishings and decor, including the stunning mural wall in a private office that we created from a storage closet. The wall art includes scenes depicting the brand story, as well imagery symbolic of the work done in this space. We also added an airy boardroom that incorporates floor-to-ceiling windows to avoid disrupting the flow of the open concept space. The result is a stunning and relaxing atmosphere that fosters creativity, collaboration and, of course, a backdrop for the amazing social events this firm is known for.

Stunning Outdoor Remodel in the heart of Kingstown, Alexandria, VA 22310. Michael Nash Design Build & Homes created a new stunning screen porch with dramatic color tones, a rustic country style furniture setting, a new fireplace, and entertainment space for large sporting event or family gatherings. The old window from the dining room was converted into French doors to allow better flow in and out of home. Wood looking porcelain tile compliments the stone wall of the fireplace. A double stacked fireplace was installed with a ventless stainless unit inside of screen porch and wood burning fireplace just below in the stoned patio area. A big screen TV was mounted over the mantel. Beaded panel ceiling covered the tall cathedral ceiling, lots of lights, craftsman style ceiling fan and hanging lights complimenting the wicked furniture has set this screen porch area above any project in its class. Just outside of the screen area is the Trex covered deck with a pergola given them a grilling and outdoor seating space. Through a set of wrapped around staircase the upper deck now is connected with the magnificent Lower patio area. All covered in flagstone and stone retaining wall, shows the outdoor entertaining option in the lower level just outside of the basement French doors. Hanging out in this relaxing porch the family and friends enjoy the stunning view of their wooded backyard. The ambiance of this screen porch area is just stunning.

The restaurant interior design in classical style perfectly underlines respectability and upscale of a places. Kateryna Antonovich masterfully combines festive mood with accents of home comfort. In the restaurant every detail is worked out carefully, so that you can celebrate here as a major ceremonial event, so romantic dinner for two or a business meeting. Classical style in the work of the talented designer reflects a combination of wonderful traditions with the new trends. To create a full sense of warmth and comfort in the floors decoration the author proposed natural wood. The ceiling decor in the best traditions of modern classics is perfectly combined with moldings, crystal chandeliers and elegant lines of LED backlight. Sky-blue shades in furniture upholstery and windows decoration complement overall creamy milk picture with bright accents. The restaurant interior design sets on pleasant moments of exquisite meals and pleasant conversations. The restaurant interior will give visitors a perfect sense of aesthetic pleasure.

Every pool design needs to have a sun deck area. Here we can either lay out in the sun or put up a sun umbrella to create some shade... This backyard has a wonderful mixture of pool, recreation, sunning areas, shaded areas, outdoor dining, sitting in front of the fire place watching a sports event sipping on a tall cool one... while waiting for your dinner to be BBQ'd

This living room started out with dusty rose carpeting and walls and a mish mash of cheap furniture. It needed a complete overhaul. The first step was to identify the room's purpose. While technically it is a living room, it is connected via open space to the dining room, kitchen, and family room...thus, it was really more of an extension of the most used, common areas of the home. It was also the first room that visitors see when entering the home, and thus, it needed to be beautiful. While the space is more refined than the other common areas of the home, it is still relaxed enough to be used everyday, and it is. It's TV is used regularly to watch the big sporting events of the week and its also a cozy place with comfortable, oversize chairs and sofas to curl up and read a book or play a card game by the gas fireplace. The owners of this beautiful home came to us looking for help creating an outdoor living space that would complement their empty nester lifestyle. Together we designed a swimming pool that would provide hours of fun for their grandchildren and an elegant backdrop for the many grown-up events they love hosting at their home. The pool features an expansive, bluestone deck to give young swimmers and parents plenty of space to move around, large shallow end steps to make getting in and out a little easier, and a raised spa for evening and late season use. The London long wooden terrace is a spacious outdoor area that stretches out along the length of a building. The terrace is made of beautiful wooden planks, with a natural grain and warm hue that adds to its rustic charm. The terrace is devoid of any furniture, providing a wide-open space that invites guests to explore and enjoy the stunning views of the surrounding cityscape. The lack of furniture allows the natural beauty of the terrace to take center stage, with the wooden planks offering a simple yet elegant backdrop for any outdoor activity. The terrace overlooks the bustling streets of London, with a mix of modern and historic buildings visible in the distance. From this vantage point, visitors can watch the comings and goings of the city below, with the hum of traffic and the chatter of pedestrians providing a constant background noise. The terrace is also bathed in natural light, with the sun's rays casting a warm glow on the wooden planks throughout the day. As the sun sets, the terrace takes on a different character, with the warm glow of nearby street lamps casting a soft light on the wooden planks and creating a cozy and inviting atmosphere. Overall, the London long wooden terrace is a stunning outdoor space that offers an expansive and unobstructed view of the surrounding city. Its lack of furniture makes it a versatile space that can be used for a variety of outdoor activities, from yoga and meditation to social gatherings and events.

This project is a story of how buildings and relationships evolve over time, and how the two are intertwined in the making of architecture. The client, a single man, had just purchased a classic Edwardian flat on San Francisco’s Liberty Street, known for its historic homes and famous neighbors like Tracy Chapman, when his realtor connected him with LLA. The initial brief was to integrate a modern, minimalist kitchen and bathroom with the apartment's traditional aesthetic. The existing condition was a series of cramped rooms and a long hallway that divided the apartment into many separate spaces, some without natural light. The solution was to remove most of the walls in the middle of the flat, with extensive structural work hidden from view. This created an open connection between the living, dining and kitchen areas that flooded the formerly dark core of the apartment with light. Midway through the design process, the client and his partner, and avid cook, decided it was time to move in together. The project evolved further and LLA found inventive ways to pack more features and amenities into a design that was fundamentally about simplicity. The result of this creative tension is a large open kitchen with deceptively simple forms- a long back counter with three rows of drawers below, an island with a central cooktop and double cantilevers for seating, and a slightly mysterious wood box at the back. The box conceals the refrigerator, storage, linens, and laundry, and through a secret door, a large walk-in pantry. The bathroom evolved into a mini-spa, with a walk-through shower and Japanese-style soaking tub. The space shares light with the kitchen through a floor-to-ceiling translucent glass panel. Each client has a large dog, and so a small sliver of space under the upstairs neighbor's stair was turned into the perfect doggie den, complete with period correct doorway. The newly blended family moved in together when the project was completed. A poignant footnote, Maverick, the blonder, fluffier dog in the photos, was very old and sadly passed away shortly after they moved in. It made the photoshoot feel like a special event that honored and preserved his memory in pictures. Like all families, theirs continues to evolve and change, just as their home has over its 90 year life.
