This remodel went from a tiny corner bathroom, to a charming full master bathroom with a large walk in closet. The Master Bathroom was over sized so we took space from the bedroom and closets to create a double vanity space with herringbone glass tile backsplash. We were able to fit in a linen cabinet with the new master shower layout for plenty of built-in storage. The bathroom are tiled with hex marble tile on the floor and herringbone marble tiles in the shower. Paired with the brass plumbing fixtures and hardware this master bathroom is a show stopper and will be cherished for years to come. This hall bath, prior to the remodel, was a 2 part bath with tub and toilet in one, and the vanity in the other part separated by a wall with a door. We turned it into one sinlge space. and with the use of handmade (irregular) subway tile and Carrara marble turned it into a monochromatic yet fresh and elegant hall bath with a soothing Spa-like ambience. Dark stone, custom cherry cabinetry, misty forest wallpaper, and a luxurious soaker tub mix together to create this spectacular primary bathroom. These returning clients came to us with a vision to transform their builder-grade bathroom into a showpiece, inspired in part by the Japanese garden and forest surrounding their home. Our designer, Anna, incorporated several accessibility-friendly features into the bathroom design; a zero-clearance shower entrance, a tiled shower bench, stylish grab bars, and a wide ledge for transitioning into the soaking tub. Our master cabinet maker and finish carpenters collaborated to create the handmade tapered legs of the cherry cabinets, a custom mirror frame, and new wood trim.

They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. This existing sleeping porch was reworked into a stunning Mid Century bathroom complete with geometric shapes that add interest and texture. Rich woods add warmth to the black and white tiles. Wood tile was installed on the shower walls and pick up on the wood vanity and Asian-inspired custom built armoire.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This master on-suite bathroom feels sophisticated in it's mix of dark and light materials, from the dark grey-stained vanity and mirror, dark sable bronze finished faucetry by Sigma Faucet, and Slate Tile mixed with the light counters, dark faux stacked stone accent tile and light wood-look tile flooring.

The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. The designer used a Cararra porcelain tile with mosaic accents and traditionally styled plumbing fixtures from the Kohler Artifacts collection to achieve the look. This modern farmhouse bathroom has an extra large vanity with double sinks to make use of a longer rectangular bathroom. The wall behind the vanity has counter to ceiling Jeffrey Court white subway tiles that tie into the shower. There is a playful mix of metals throughout including the black framed round mirrors from CB2, brass & black sconces with glass globes from Shades of Light , and gold wall-mounted faucets from Phylrich. The countertop is quartz with some gold veining to pull the selections together. The charcoal navy custom vanity has ample storage including a pull-out laundry basket while providing contrast to the quartz countertop and brass hexagon cabinet hardware from CB2. This bathroom has a glass enclosed tub/shower that is tiled to the ceiling. White subway tiles are used on two sides with an accent deco tile wall with larger textured field tiles in a chevron pattern on the back wall. The niche incorporates penny rounds on the back using the same countertop quartz for the shelves with a black Schluter edge detail that pops against the deco tile wall. Photography by LifeCreated.

Rustic-Modern Finnish Kitchen Our client was inclined to transform this kitchen into a functional, Finnish inspired space. Finnish interior design can simply be described in 3 words: simplicity, innovation, and functionalism. Finnish design addresses the tough climate, unique nature, and limited sunlight, which inspired designers to create solutions, that would meet the everyday life challenges. The combination of the knotty, blue-gray alder base cabinets combined with the clean white wall cabinets reveal mixing these rustic Finnish touches with the modern. The leaded glass on the upper cabinetry was selected so our client can display their personal collection from Finland. Mixing black modern hardware and fixtures with the handmade, light, and bright backsplash tile make this kitchen a timeless show stopper.
