Refined, Simplicity, Serenity. Just a few words that describe this incredible remodel that our team just finished. With its clean lines, open concept and natural light, this bathroom is a master piece of minimalist design.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles. For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that. As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result. Native House Photography

What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. Single Story 5370 Sqft, 4 Bedrooms, 4 ½ Bath, 3 Car Garage, Covered Front Porch Stunning modern details describe this ranch home beginning with its charming transitional exterior of perfectly complimentary brick and stone, mahogany wood and glass entry double doors. Beautiful ceiling trays and coffers with clean molding lines accentuate the completely open concept main living area, providing a welcoming space for entertaining within the bar, great room, kitchen, and dining areas. The generously sized master retreat includes a spa like bath and custom-tailored walk in closet. The covered back porch extending from the great room is well equipped with a flat screen tv, gas grill and inviting covered outdoor seating for relaxation.

2013 CHRYSALIS AWARD NATIONAL WINNER, KITCHEN REMODEL $50,000 TO $75,000 “Crowded and disturbing” is how the woman of the house described this kitchen. A big peninsula with a huge range hood blocked the kitchen off from the breakfast room, a chimney style wall blocked off another side of the space and the doorways were too narrow. The result was a cramped feel with no traffic flow and a lack of usable storage. To remedy these issues, the remodeling plan called for regrouping all tall kitchen elements into a low visibility wall, eliminating the peninsula and then creating a natural path through the space using a middle island. Relocating the stove against the room’s back wall allowed the installation of a beautiful wood mantel hood and improved the work triangle. The side walls house beautiful custom white cabinets; one side housing the pantry, refrigerator and double wall ovens, the other the kitchen sink and dishwasher. The center island features a mahogany wood countertop and provides plenty of workspace above and storage below. Contrasting with the glazed cabinets, the woodwork is a highlight of the project and a key part of delivering on the homeowner’s desire for a bright, clean kitchen. They installed exotic mahogany floors to complement center wood Island. The floors also had created a casual ambiance, especially against the soft lemon chiffon wall paint. The ultimate French country style kitchen was completed by furnishing the old breakfast area with casual seating rather than a formal table.

As part of an interior remoderning (yep, a made up word for modern remodel) this section of the living room is home to the TV, some serious AV and inspired furnishings. Each element boldly stays in its own lane while simultaneously merging with to tell the story. Affectionately referred to as The Records Cabinet, a custom crafted barmoire (yep, better describes the cabinet) is a masterpiece. The circle motif like full silver moons - or platinum records - counterbalance the angles of the room and of the furniture. Without coincidence there are silver full moons in the most sentimental artwork in this family home.

Very Special Pool, lower pool, spa, waterfalls, cabanas, slide, landscape, private fire features, wine room, expansive multi lot home, multi tier elevation, a picture worth a thousand words cant describe the feeling of this project in person, just simply stunning and spectacular!

NYC designer Megan Pflug and her husband J. Penry purchased a 1962 mid-century lodge in Greenville, New York and revived the tired property to become the Woodhouse Lodge. Threading through it all are natural materials reflective of the environment, starting with the soapstone countertops quarried in Virginia and then fabricated on site with nothing more than a steel straight edge, a measuring tape, a wet saw and a few other basic tools. "In decorating the space, we were really interested in working with a lot of local vendors and makers," Pflug said. "I thought it was really cool that we were able to source soapstone from the east coast. I also think that regional materials are often the most appropriate choice. If I was in Santa Fe, maybe soapstone wouldn't make the most sense architecturally." Like Pflug, Hudson Valley based fabricator Anson R. Tollefson, of A.R.T. Restoration and Remodeling, has a background in art. Working with just two slabs of Alberene Soapstone, Tollefson, crafted the countertops, backsplash, shelving and supports. A combination of coastal and mid-century modern architecture best describes the design elements found at the homes’ exterior, beginning with the glass, pivoting door at the entry. Inside, this 3 bedroom, 4 baths, 3,608 SF home the mid-century design influences are inspired by both contemporary and transitional finishes and furnishings throughout the home. Light washed oak wood flooring sets the base for the dynamic and bold finishes, including intricate wall and ceiling treatments found in the home. The master suite leads out to a private, walled courtyard and both guest bedrooms feature en-suite baths. In addition to the pivoting glass entry door, the home features innovative bi-fold sliding glass doors and an interior stacking frameless glass door leading to the bonus room and outdoor living areas complete with summer kitchen, pool, spa and sundeck.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

Interior designer Emily Henderson collaborated with architect Annie Usher to design her brother’s house on the banks of the Willamette River near Portland, Oregon. The now-complete new build is described by Henderson as a “contemporary Pacific Northwest river cabin.” Henderson used windows from the Marvin Ultimate collection to frame the natural landscape surrounding the home and to let in plenty of natural light. Many of the windows are clad in White Oak, infusing the space with warmth and texture.

This oceanfront contemporary has been described as, “The most magnificent residence ever constructed on this island. A home of world class craftsmanship and detail.” Endless ocean views inspired Morpurgo Architects to design the principal spaces of this beach house with uninterrupted panoramic vistas from every room. The owners required multiple functions on the main level of their home. The open plan accommodates a centrally located family room. A kitchen, dining area and a den radiate around this two-story communal space with a glass wall opening to the surf beyond. The master bedroom, also on this level and oriented to capture spectacular sunrises, is positioned to achieve maximum proximity to nearby dunes. Linking the interior and exterior elevations is a glass block lined stairway which connects each level of the house and extends to a roof terrace. This home sets a new standard for the ultimate oceanfront lifestyle.

Timber frame builders Chris Neill and Dwayne Keim, along with investor Jacques Berten, had decided to build a spectacular, 4,000-square-foot timber frame barn home near Eureka, Montana. Words are hard to describe how gorgeous this bathroom is! Unfortunately, the original space was chopped up and did not flow properly, so I started with the original footprint and removed everything internally. The homeowner's requirements for the new area were a large vanity with a separate make-up vanity, steam shower, coffee station, water closet, and a built-in TV with storage. The custom inset cabinetry combines raised and flat panel doors and drawers, and the mosaic water-jet marble tile is the focal point entering the steam shower. Gold lighting brings warmth into the space, and the two windows let natural light stream in. Make sure you see the adjoining custom closet designed to harmonize with the bathroom.
