I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. In 2010, Forbes Magazine ranked the city as the 63rd most expensive area to live in the United States. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. Here are some photos of the home after. The kitchen was totally gutted. Custom, lacquered black and white cabinetry was built for the space. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. Cambria quartz in Braemar was installed on the counters and back splash for easy clean up and durability. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Custom Roman shades add a bit of softness to the room and custom barstools in white and black invite guests to have a seat while dinner is being prepared. In the dining room we opted for custom moldings to add architectural detail to the walls and infuse a hint of traditional style. The black lacquer table and Louis chairs are custom made for the space with a peacock teal velvet. A traditional area rug and custom window treatments in a blue-green were added to soften the space. The Schonbek Crystal Rain chandelier is the show stopper in the space with pure sparkle and graceful traditional form. The living room is host to custom tufted grey velvet sofas, custom accent chair with ottoman in a silver fabric, custom black and while media center, baby grand piano with mini Schonbeck Crystal Rain chandelier hung above, custom tufted velvet tuffet for extra seating, one-of-a-kind art and custom window coverings in a diamond grey fabric. Sparkle and pizzazz was added with purple, crystal and mirrored accessories. The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

Dark and lacking functionality, this hard working hall bathroom in Great Falls, VA had to accommodate the needs of both a teenage boy and girl. Custom cabinetry, new flooring with underlayment heat, all new bathroom fixtures and additional lighting make this a bright and practical space. They wanted a space where the children could work on crafts – glue, paint, color – and they could be close by Mom on the first floor. She can be preparing dinner and still see the kids working on crafts in the laundry room. Better yet, she can be doing laundry and the kids are right there completely entertained!

THEME Inspired by the Magic Tree House series of children’s books, this indoor tree house provides entertainment, fun and a place for children to read about or imagine adventures through time. A blue sky, green meadows, and distant matching beech trees recreate the magic of Jack and Annie’s Frog Creek, and help bring the characters from the series to life. FOCUS A floor armoire, ceiling swing and climbing rope give the structure a true tree house look and feel. A drop-down drawing and writing table, wheeled work table and recessed ceiling lights ensure the room can be used for more than play. The tree house has electric interior lighting, a window to the outdoors and a playful sliding shutter over a window to the room. The armoire forms a raised, nine-foot-wide play area, while a TV within one of the wall’s floor-to-ceiling cabinets — with a delightful sliding ladder — transforms the room into a family theater perfect for watching movies and holding Wii competitions. STORAGE The bottom of the drawing table is a magnetic chalk board that doubles as a display for children’s art works. The tree’s small niches are for parents’ shoes; the larger compartment stores children’s shoes and school bags. Books, games, toys, DVDs, Wii and other computer accessories are stored in the wall cabinets. The armoire contains two spacious drawers and four nifty hinged storage bins. A rack of handy “vegetable buckets” above the armoire stores crayons, scissors and other useful items. GROWTH The room easily adapts from playroom, to party room, to study room and even to bedroom, as the tree house easily accommodates a twin-size mattress. SAFETY The rungs and rails of the ladder, as well as the grab bars beside the tree house door are wrapped with easy-grip rope for safe climbing. The drawing table has spring-loaded hinges to help prevent it from dropping dangerously from the wall, and the table door has double sets of locks up top to ensure safety. The interior of each storage compartment is carpeted like the tree house floor to provide extra padding.

COMFORT FOR COMPANY The beautifully designed pergola is the perfect location for a large outdoor sectional encircling the custom fire and water feature. This outdoor room delivers comfort and conversation galore. Outdoor draperies custom made by Ryan Hughes Design using Maxwell Fabrics can be drawn for additional privacy.

Our Client's desire for their master bathroom was to create a beachy feel that they could enjoy year round and we were more than happy to facilitate the transformation. The Alaskan White Granite tops mimic the look of wet sand providing contrast to the Waypoint Shaker Style cabinets and storage tower. 3"x17" Porcelain Planks in Vintage Gray add a wood component that is key to any coastal bathroom design and resemble the color of aged board walks and fishing piers. Pebbles in the tub surround, shower accent band and shower floor are similar to ones that can be found on many popular beaches. The decorative details that our client selected for the room such as mermaid dispensers, shells, and beautiful vibrant art work were the perfect touch. Ample storage space and some privacy to the exposed toilet were needed. The 12" deep tower provides two cabinet pull outs for toiletries and other necessities as well as an 18"x18" cabinet on the top with crown molding finishes and an additional pull out cabinet at the bottom of the tower. Partial privacy for the lavatory was achieved by installing a 45"x29" glass panel. This elegant bathroom involved a fair amount of detailed planning to make many of it's features work out well. The vanity is extra deep at 24" which helped with accommodating drawers under the sink. Trying to fit is the vanity ledge detail along with the faucet, sink and healthy overhang left very little wiggle room for error but it all worked out beautifully and now that it's in place, no one would realize the effort that went into preparing and planning it. The tower in between the two vanity sinks houses the outlets making them much more discreet than if they were on the mirror wall. The original bath had a closed shower. My goal was to open this up allowing for much more natural light in the shower. The half wall also provides a generous recessed soap box. The wall opposite the half wall accommodates a wall to wall granite bench. The overall calming colors are soft green-blue, white and a bit of amber. The play on textures and sheens are quite elegant.
