For this bathroom, my client wanted a very light and open feel with interesting accent points. The bathroom was a complete gut, and we were able to keep the design fee fairly minimal by using the same materials from the client’s master bathroom in new and creative ways. None of the plumbing or electrical elements needed to move, so that helped keep costs low as well. As the bathroom is rather small, we had to think outside of the box for creating display areas, which is how we decided to use the floating shelves to display decorations and give the bathroom a more inviting feel. The tile in the bathroom is a marble-look porcelain, which allows for easy cleaning and maintenance. A very unique element of this bathroom is the barn-door style glass shower door. The shower also features small corner shelves to store toiletries as needed. I placed LED lighting throughout the bathroom and added a frameless beveled edge mirror to help keep the room as minimal as possible. With a white under-mount sink and a leather-finished countertop, the vanity is clean and simple while still remaining stylish and modern. I integrated custom tile work throughout the shower and vanity to effectively tie the design of the bathroom together and add a modern flair to a clean, bright, and minimal space.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. "I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

A groundbreaking residential construction project in Connecticut, executed by HSL Builders, challenges the stereotypical notion of modern architecture as a mere "box." The innovative design, spearheaded by architect George Dumitru, revolves around a dynamic pinwheel concept. The central atrium serves as the project's focal point, with four cantilevered second-story bedrooms creating a visually centrifugal effect. Transparency is a key element, evident in the glazed atrium and open floor plan, fostering a seamless connection between indoor and outdoor spaces. Embracing Connecticut's natural landscape, the design minimizes interference to maximize picturesque vistas. This collaborative effort, led by HSL Builders, showcases inventive design elements that go beyond the traditional, redefining the essence of modern residential construction.

Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. To add a unique focal point along the back wall, we opted to paint a half-accent wall with a soft grey paint. Then we positioned a woven cane bed with black metal nightstands on either side directly in front of it. The headboard introduces a cane texture that is seen in other areas throughout the home for a cohesive feel. Above the headboard, we installed two pieces of artwork that slightly overlap the accent wall to create a unique, layered effect.

The bedroom strikes a balance between luxury and minimalism, displaying a textured dark wall with horizontal lines that draw the eye across the room. A cone-shaped pendant light with a golden interior offers a dramatic yet refined lighting effect, complementing the metallic sheen of the bedside stool. The soft, muted bedding invites relaxation, while the area rug adds a layer of subtle texture, enhancing the room's sophisticated and understated elegance.
