This project reimagines a 1940s Maple Leaf residence for a young family of four—transforming it into a modern transitional home that feels timeless, warm, and truly lived in. The goal was to balance character with comfort, creating spaces that support daily family life while remaining refined and enduring in design.
Our approach focused on optimizing the space plan to improve flow, storage, and functionality throughout the home. Every decision was guided by how the family lives, works, and gathers, ensuring each room feels intuitive, comfortable, and purposeful without sacrificing beauty.
A cohesive, nature-inspired palette ties the home together. Warm whites and oak tones form a calm foundation, layered with greens and soft blues for depth and balance. From the serene, color-drenched primary bedroom to the playful nursery and the productivity-focused home office anchored by a landscape mural, each space was designed to elevate everyday living while feeling effortlessly welcoming.

For a family putting down lasting roots in Park City, this 10,000-square-foot estate within the gated enclave of Quarry Mountain Ranch is conceived as both sanctuary and legacy. Designed to evolve alongside its owners, the home balances permanence with a deep sensitivity to the land it inhabits.
Thoughtfully positioned within an alpine meadow shaped by the gentle flow of McLeod Creek, the residence embraces its setting. The waterway threads through the property, sustaining native grasses and drawing elk, deer, and migratory birdlife, grounding daily life in the rhythms of season and landscape.
Broad planes of glass and sheltering rooflines frame uninterrupted views of ski slopes and distant ridgelines, while long sightlines pull natural light deep into the interior. Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater.
The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property.
Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business.
As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years.
To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing.
The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

The welcoming sitting area is thoughtfully centered around a fieldstone fireplace graced by a hand-hewn barn beam mantel. Throughout this inviting space, wire-brushed European white oak floors provide an enduring foundation, accentuated by hand-hewn barn beams, creating an atmosphere of timeless beauty and comfort for guests to savor in this guest house.

We meticulously reconfigured the kitchen's layout, seamlessly integrating a peninsula and dry bar, and opening the space to the dining room to enhance flow and connectivity. In striking contrast to the kitchen's traditional elegance, we expanded the pantry into a spacious walk-in area, featuring bold wallpaper and custom designs for maximized storage. The adjoining living room offers a relaxed and moody atmosphere, featuring dark furniture, vintage finds, and unique accents—all infused with the family's favorite green hues to foster creativity and comfort.

A block from the beach in the quaint seaside village of Neskowin, our clients wanted a home that was comfortable when they were alone or with family and friends. They also wanted to integrate salvaged Douglas-fir lumber from a deconstructed 1938 warehouse. Influenced by the reclaimed wood and our mutual appreciation of old wood buildings, barns, and historic lodges, the project used the recycled lumber throughout for columns and beams, roof framing, flooring, cabinetry, wall paneling, interior trim, doors and furniture.
At the same time, we designed the home to endure the harsh environment of the Oregon coast. As a LEED™ Gold home, the building envelope is both durable and well insulated. The mechanical systems, which include radiant-heat flooring and an ultra-efficient Heat Recovery Ventilator, make this home comfortable and healthy regardless of the weather. With its lodge-like simplicity and unique design details, this home is a joyful blend of old and new.

Overhead, elegant closed storage conceals and organizes, maintaining a pristine aesthetic that endures.
On the laundry room side, experience the ultimate in ergonomic design with raised washer and dryers, seamlessly integrated for effortless access and reduced strain and bending. Below the machines, a locking roll-out shelf glides out smoothly creating a perfectly positioned platform to set a laundry basket at an easy-to-reach height for loading and unloading. All designed to transforming loading and unloading the washer and dryer into a seamless, comfortable task.
