Remember "Three's Company"? One of our latest projects brings together an existing, handsome roof cover (let's call him "Jack") with two sassy, new pergolas ("Chrissie" and "Janet"). Form and functionality were greatly enhanced by expanding the original undersized concrete slab with richly stained concrete.

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

The different levels of this space not only suggest distinct areas for lounging and dining but the raised area enhances the views of the outdoors over the living room seating. The built in bookcase was existing but was in a dark wood and so we painted it and had all the sections lit to highliight the owners' arrowhead collection. The floors and handrails throughout the house were originally a high gloss gymnasium yellow floor - they were sanded and given a satin sheen. This front elevation gains pleasing depth with a new portico protecting a Provia door with a lever door handle and a keyless lock option, for further accessibility. The new look was enhanced with soft grayish-greens (to compliment the red tones of the door and brick) for the portico, and the new coats of paint on the existing shutters and siding of the garage wing. New landscaping completes the transformation to a warmer welcome.

The client requested a more glamorous bathroom with a "spa" environment. A new Grand shower was created where the existing tub was located, and new therapy tub was placed in the location of the original shower. An over-sized showerhead and body sprays in the shower enhance the spa experience. Beautifully detailed tile work, including sparkling glass tiles and custom finishes complete the look.

We turned this builder spec home into a model home by bringing in new furniture, custom window treatments, artwork, accessories and lighting and adding a neutral paint color to the walls. The accent color brightened up the space and enhanced the look of the existing kitchen cabinets and living room sofas. Our clients were thrilled with the end product!

The kitchen was the center of the winter storm damage. We custom build lower cabinets to match the existing uppers, lowered the high bar, install Cambria quartz, removed the wall paper, painted everything and updated the lighting and plumbing.

We added to the existing bull rock bed by enhancing the sides with moss rocks and adding a fresh layer of bull rock with 5/8 gravel as well. The additional planting area to the front of the rock bed really captures your attention as you walk into the yard.

Upon entering, what was once an undefined area now feels like a cohesive layout, with three distinct entertaining spaces. We designated a game area, perfect for casual fun, and framed it with playful yet sophisticated wallpaper to add character and delineate the space. This change not only enhanced the visual appeal but also naturally created a sense of entry, establishing a foyer where none previously existed.

This shingle style cottage was a complete renovation, enhancing its already charming attributes with new, modern amenities.
Renovations included enclosing an existing sunroom, new windows and new roof dormers to gain access to a walk-out roof deck.
