Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. This project began with the request to update the existing kitchen of this eclectic waterfront home on Puget Sound. The remodel entailed relocating the kitchen from the front of the house where it was limiting the window space to the back of the house overlooking the family room and dining room. We opened up the kitchen with sliding window walls to create a natural connection to the exterior. The bold colors were the owner’s vision, and they wanted the space to be fun and inviting. From the reclaimed barn wood floors to the recycled glass countertops to the Teppanyaki grill on the island and the custom stainless steel cloud hood suspended from the barrel vault ceiling, virtually everything was centered on entertaining.

After purchasing a historic corner grocery store in Uptown New Orleans, our client conducted an extensive renovation to create a beautiful private residence on the second level, with commercial space remaining on the first floor. We worked to maximize their storage in a sleek, uncluttered kitchen and added state-of-the-art appliances to support their love of cooking and entertaining. The resulting open-concept kitchen entails a host of storage and countertop space, including a large island for preparing gourmet meals for friends and family.

This exquisite bathroom remodel located in Alpharetta, Georgia is the perfect place for any homeowner to slip away into luxurious relaxation. This bathroom transformation entailed removing two walls to reconfigure the vanity and maximize the square footage. A double vanity was placed to one wall to allow the placement of the beautiful Danae Free Standing Tub. The seamless Serenity Shower glass enclosure showcases detailed tile work and double Delta Cassidy shower rain cans and trim. The term “forever home” is often used to describe a house that portends to meet all of one’s current and future needs. Attaining such a residence often entails moving from one’s current home, leaving behind years of memories. We had the satisfaction of collaborating with a client to make their existing home into their forever home with smart adaptations that will allow them to age in place…in the house and neighborhood they love. The site is challenging in that the front of the home is perched atop a steep incline, and the home is primarily entered via a more accessible alley in the back. Thus, the home has two “fronts.” The existing low-slung ranch/bungalow had suited this couple for many years. However, newly retired with more free time, the couple sought to create a more gracious home to enjoy entertaining indoors and out, hosting guests for extended stays, and exploring their artistic sides in a proper studio space. A successful project would be a home filled with natural light that allowed them to age in place. A “happy house.” Inspiration for the design was found in the owners’ love of 1920s Arts & Crafts bungalows and bright colors. The existing home provided design cues, such as a porch with stucco columns and shallow arches that had been concealed by a previous renovation. Building upon that, we proposed to reconfigure the roof into a cross-gable to maximize interior space on the second floor while increasing the home’s contextuality with neighboring ones. A new primary bedroom suite with bathroom, his and hers closets, and a dressing room for the lady of the house were created. To maximizing versatility, the dressing room can also be utilized as a guest room. The balance of the second floor includes a hall bathroom and large office, gallery walls to display artwork, storage areas, and even some private meditation spaces with doors hidden behind bookcases. A first-floor addition expanded the casual dining room into the rear garden and created a new art studio. To imbue the middle of the house with light, skylights were introduced over the existing stair; new screened stairwells, inspired by the work of Louis Sullivan, filter the natural light. Acknowledging practical issues of aging in place, all openings were designed to allow easy passage by a wheelchair, and bathroom accommodations include grab bars and roll-in showers. Additionally, a small first floor bathroom was expanded and, along with an adjacent bedroom, will allow for single floor living if necessary. Exterior detailing was again influenced by the Arts & Crafts tradition: deep overhangs, brackets, and tapered columns. New cedar shingles were installed, the original porch restored, and the low arch motif was re-introduced into the design. A new garden of native plantings with an outdoor room anchors the house in the landscape. While one never truly know what the future holds, creating their “forever home” gives the inhabitants peace of mind that they can live in this place that brings them joy and gives them comfort now and, in the days, to come.

The Cambridge Terrace Condominium project entailed a complete renovation of a triple-decker building into three luxury condominiums. A combination of white and black throughout creates a clean contrast, while the clear coat wood floor adds a splash of color and natural material. Outdoor decks and large double hung windows throughout flood the interior with natural light year round.

Bathroom Creation - This project entailed the construction of a half bathroom adjoining the master bedroom and kitchen to add an additional "bathroom" in the house. A washer and dryer closet was demo-ed to make way for new plumbing for the new bathroom (Toilet and sink) Result beautiful bathroom!

This project was designed by Giuseppe Abbrancati and installed by Gappsi at a fully custom built luxury home in the secluded area of Huntington Bay on Long Island. Simple, clean lines, and elegant design incorporates a 20×40 gunite swimming pool with many features. It includes a built-in spa, finished with waterline porcelain tiles and a blue diamond brite quartz finish made to last a long time. The spa, swimming pool, and all the other options are fully automated by a control accessible through a smartphone. The swimming pool is also equipped with a safety auto cover, that can open and close in one minute. The swimming pool equipment includes a gas heater, multiple VS pumps, an air blower for the spa, a salt-chlorine generator system, and an ozone system. The pool also includes 2 water spill over fire bowls with LED lighting, a full sized diving board, and a sundeck LED bubbler water jet. This backyard setting includes a gas fire pit area with a masonry patio fire pit structure, and 36 inches columns built to hold the fire bowls next to the pool. There is also an outdoor kitchen built with Wolf outdoor cabinets and a Twin Eagles grill. All patios and walls were paved and veneered with Fiorito travertine, and the pool coping and stepping stone walkways are custom cut flamed Pennsylvania blue stone. A custom-built pavilion was incorporated in the layout to match the house’s architectural design, colors, and materials. This structure was built to cover the couch sitting area and protect it from the rain and sun. The landscaping entails many types of trees and flowers, natural rock walls, precast step risers built to lead to the lower backyard area, and all new sod with an irrigation system for the entire backyard. This project in Strongsville, Ohio entailed a revamping of the entire first floor. The wall between the formal dining room and kitchen was demolished, creating an open space to share conversation and bond with family. The kitchen was fully remodeled with an optimized layout for seating, storage and counterspace. The laundry room, den, living room, bathroom and office were also updated to carry the aesthetic flow from the upgraded kitchen.

Shortly after purchasing their home, the owners determined a complete landscape makeover was needed so they could truly enjoy Ohio’s short outdoor season in their expansive back yard. The project entailed designing multiple areas for relaxing and dining enhanced with the addition of trickling water and warmth of a firepit. Incorporating a blue pallet of Pennsylvania Bluestone patios and stacked stone columns throughout the project perfectly complements the taupe home and creates a naturally soothing quality in the new backyard retreat.

This project entailed the draining of a 200,000 cubic foot pond which was originally constructed in the early 1900s in order to install a water feature. I had previously dammed the lower pond, which was roughly equivalent in size to the upper pond, with stonework to match the existing stone walkways. The lower pond will be utilized as a catch-basin in an effort to keep the upper pond’s water level at a sufficient height through a pump system. After the removal of over a 100 years worth of sediment, I began constructing several terraces, stone steps, stone walkways, and several stone retaining walls — all stone features were built without the use of mortar so as to allow plant growth, such as vines and flowering plants to grow through the stonework. The difficulty I faced, oddly enough, was trying to be as random as possible with the placement of the stones, so as to make the stonework appear as though it had been built alongside some of the pre-existing 100-year-old stone walls scattered across other areas of the property. In essence, I forced myself to leave larger gaps in between stones where I typically wouldn’t, as well as leave some stones protruding from the wall, and allowing the wall to slightly fluctuate in height. All of which required me to become a perfectionist of randomness, which was quite trying of me. The top 2 feet of the 2,000-foot upper pond was then faced and retained with stone.

This 100 year old Toronto home required extensive repairs to the upstairs bathroom. It as well entailed converting the adjacent room into a full 4 pieces ensuite bathroom. The new spaces includes new floor joists and exterior framing along with insulation, HVAC, plumbing, and electrical. The bathrooms are a traditional design with subway tiles and mosaic marble tiles.
