Durasupreme silverton panel door in cherry smoke stain finish, low gloss sheen used for the island, wet bar, and coffee area. Perimeter grey tone painted cabinets in a custom color match per client’s request was specified. Shadow storm granite and cambria whitney quartz were used in combination to set off the cabinet colors. The existing floors were refinished during the project in a neutral tone. A light filled gem, the newly gut renovated 15th floor pied-a-terre in NYC is a joy to come home to for our bi-coastal clients. The gut renovation entailed complete rewiring, plumbing, wall changes, complete kitchen and baths remodel, closet changes, new door openings, and all new door/door hardware.

This beautiful master bathroom remodel entailed a few unique changes. This space was remodeled to be handicap accessible. The entrance to the master bath was widen
and the dam was removed for easy entry making the shower a complete walk allowing for easy entering. In the shower the bench was elongated and tiled with Marfil 12x12 polishe3d marble tile. In the shower they depressed the drain in order to successfully make the space fully accessible in a wheel chair and installed multiple grab bars. Another feature in the shower was the Hansgrohe Green shower pipe with a rain head and hand shower with a thermostatic mixer and valve trim. The existing closet was made smaller to provide more space around the toilet area.

Formerly a custom builders house, this kitchen remodel entailed incorporating a trio of existing round-top windows into the new space plan. The hood cabinetry and Cooking wall were designed with Custom Cupboards Heartland Ply construction using raised panel doors with a "Shalimar" finish. The perimeter and island cabinets are Alder wood with a custom antiquity burnished finish. All cabinets included Blumotion full extension and soft close glides and door brake hardware. The tall display glass doored wall cabinet replaces the outdated peninsula that existed in this home.

At the edge of the Minnesota/Canadian border sits this stunning private estate. Perched on a rocky ledge overlooking an adjoined private island, the landscape install entailed blasting into the rock to form a pool. Manhasset Kitchen Renovation project that entailed a complete makeover including the removal of the entire kitchen down to studs and construction of a new kitchen and a new extension. French Patio Doors with full size Pella side light casement windows were installed to access a newly designed and constructed 800 Square Feet of custom stone terrace.

E. F. San Juan supplied all the interior and exterior wood millwork for this expertly designed residence adjacent to the snow-white dunes found in the serene New Urban townscape of Alys Beach, Florida.
Challenges:
The most significant design challenge of this project was to engineer a processing method to fabricate the complex millwork components in mass for the outdoor lounge. Khoury & Vogt Architects created a custom design for an inspiring and elegant outdoor living space. Fortunately, this house had a resourceful and creative team ensuring the vision of the design stayed intact.
Solution:
The intricate design required a creative approach which entailed high-level fabricating skills. “This project stands out in my mind because it required that I personally design and build numerous jigs,” says Edward San Juan. Taking on the challenge, San Juan designed and handcrafted each jig to the exact specification required for the exterior design.
The team at E. F. San Juan continued with the creative approach, integrating and assembling the custom jigs to produce a work of art. The millwork beautifully complements the sleek white design on the deep indoor-outdoor decks, allowing the feel of the surrounding nature to flow inside. The result is a breathtaking and inspiring New Urban home in a luxurious beach town along Scenic Highway 30-A.

This project in Strongsville, Ohio entailed a revamping of the entire first floor.
The wall between the formal dining room and kitchen was demolished, creating an open space to share conversation and bond with family.
The kitchen was fully remodeled with an optimized layout for seating, storage and counterspace.
The laundry room, den, living room, bathroom and office were also updated to carry the aesthetic flow from the upgraded kitchen.

Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps.
The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability.
The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. The family liked having a general dining area as well as a formal dining room but wanted to change up the overall layout while opening up the kitchen.

Design Challenges
• Work around obstacles like the fireplace in the dining room and structural fixtures between the dining room and the kitchen
• Design a plan for a very big area that is proportional with no wasted space
Design Solutions
• A structural engineer was brought in to give options for relocating duct work and building a new header.
• Combining the old kitchen and dining room resulted in a great new space that was very long. This allowed us to create new workspaces across two islands.
• A contrasting color theme (bright perimeter cabinets and dark islands) helped ground the space, making it flow while still feeling intimate and inviting.

Nestled in the heart of Kirkland, this condominium underwent a breathtaking transformation. While most rooms had a good layout, with living and dining room windows offering a stunning view of Lake Washington against the backdrop of majestic mountains, I opted to give the kitchen and both bathrooms a complete layout makeover. This intricate project necessitated the expertise of structural and mechanical engineers.
Now, let's delve into the kitchen remodel—a true masterpiece. It entailed dramatic changes in layout, plumbing, and equipment placement. We closely collaborated with the client to craft a brand-new design. A primary goal was to create a spacious, functional kitchen space with ample storage, perfect for family gatherings. By removing two interior walls and retaining a structural column, we fashioned an inviting island with a cozy seating area.

Bathroom Creation - This project entailed the construction of a half bathroom adjoining the master bedroom and kitchen to add an additional "bathroom" in the house. A washer and dryer closet was demo-ed to make way for new plumbing for the new bathroom (Toilet and sink) Result beautiful bathroom!

1,500 s.f. addition entails reconfiguring the first floor to accommodate a larger open kitchen plan, additional garage space, and an additional hall bath and changing the existing hall bath to additional space for the existing master bath. The northwest bedroom was converted to a walk in closet for the master suite. For the open plan to work the basement stair had to be relocated and an addition of a stair to the new second floor which accesses 2 additional bedrooms and a hall bath. The great room was upgraded with a vaulted ceiling and a masonry fireplace which contained an extra flue for an exterior fireplace from the rear patio.

This 100 year old Toronto home required extensive repairs to the upstairs bathroom. It as well entailed converting the adjacent room into a full 4 pieces ensuite bathroom. The new spaces includes new floor joists and exterior framing along with insulation, HVAC, plumbing, and electrical. The bathrooms are a traditional design with subway tiles and mosaic marble tiles. The cast iron tub is an excellent focal feature of the bathroom that sets it back in time.
