Hawkeye Landscape Design
We began this project with the idea of making a friendly entryway and social area under the Mulberry tree which provides much needed shade in this hot, mountainous area. The 'red fescue' meadow grass has a cooling effect and the agaves reduce the need for excess water and maintenance.
The backyard has a covered dining area with a corner lounge and fireplace. The large barbecue offers a cantilevered counter for entertaining. The waterfall into the pool is surrounded with bamboo and plantings that emulate the hillside beyond the property. The permeable paving and mix of Vitex and Olive trees provide shade for smaller seating areas to enjoy the variety of succulents throughout the garden

This project transformed a basic builder-grade deck and unlandscaped yard into a beautifully designed outdoor living space. The renovation included elevating the architectural finish of the deck with low-maintenance fascia, trim, and wrapped columns as well as the addition of a pergola for shade and style. A new fireplace was added to create a cozy seating arrangement, adding both privacy and visual interest.
The landscaping was enhanced with a patio and a gas fire pit seating area, perfect for relaxation and gatherings. Additionally, a dining area was incorporated to facilitate hosting and entertaining. To address the yard’s excessive slope, a retaining wall was constructed, leveling the terrain and providing a more functional and aesthetically pleasing outdoor space.

What's your pleasure? Make long or short coffee, espresso, cappuccino, latte, or a macchiato in seconds. Even steam or froth milk for, say, a chai latte or the kids' hot chocolate.
Coffee, made to size:
Select the size you want from four pushbutton presets, everything from a one-ounce espresso shot to a 12-ounce coffee. Unique sizes (up to 7 oz.) can be programmed and saved using the customizable "My Coffee" setting.
Strength, to your taste:
When brewing from whole bean coffee, five strength settings from extra-mild to extra-strong give you precisely the flavor you prefer at any selected size.
No plumbing needed:
Unlike units that must be connected to a water line, the Wolf coffee system can be installed anywhere without additional plumbing. The easily accessible water reservoir holds 60.9 fluid oz. (1.8 liters), enough for several drinks between refills.
Easy to clean:
Unlike coffee systems that pipe milk through the internal mechanism, the Wolf system cleans with pushbutton ease. Rinse the brew head, or clean the milk spout with a jet of steam. It's all done in seconds. The milk carafe is dishwasher safe, too.
Uses whole-bean and pre-ground coffee:
The machine holds a generous supply of whole-bean coffee — about half a pound — and grinds it automatically to make your drink. It can brew single-cups from pre-ground coffee, too, so you can have your breakfast blend even when the bean reservoir is full of espresso roast.
Adjustable built-in stainless steel burr grinder:
Thirteen grind settings allow you to customize your whole-bean coffee for the taste and body you prefer.
Make it a double:
For two identical coffees, just press the Double Coffee button and position a cup under each of the two spouts. Or select Double Coffee and place your mug under the spouts to make a double-size coffee for one.
Removable milk carafe for freshness and convenience:
The dishwasher-safe carafe plugs into the machine to make milk drinks, then can go right in the refrigerator to keep milk fresh. Milk is steamed and frothed without passing through the system's internal components. That makes cleaning infinitely easier.

An extensively xeriscaped landscape plan for the entire lot includes a new system of berms designed to redirect floodwaters away from the house and to the creek in back. So as not to penetrate the berms at the street, an entirely new stepped entry element was created, with a large steel planter and stone walls that match the home’s exterior. A new drystack stone “arroyo” in front of the house acts as a backup flood control element, should an excessive amount of water ever penetrate the berms. An ipe’ and steel entry bridge spans the arroyo and provides pleasant access to the home’s glass and cypress front door. In order to provide shelter for arriving guests and shield the home’s entry from the blistering western sun, a new front porch structure was designed using wood posts comprised of four smaller individual posts bolted together. These in turn support a large glulam beam holding the fir roof structure, whose materials and detailing match the cover of the rear deck.

The original primary bathroom, while spacious enough to be impressive, unfortunately fell short in terms of functionality. The shower was so cramped that no adult could use it comfortably. The odd angles, combined with the dark and outdated finishes, along with a massive built-in tub that consumed excessive space, made it clear that a complete transformation was needed.
In our redesign, we introduced elegant walnut cabinetry and created a stunning centerpiece in the shower, featuring dual shower heads and dual handheld options.
This transformation turned the client’s bathroom into a perfect morning oasis. The clients are absolutely thrilled with their revamped space, which offers a complete escape from their daily routines. We are so excited that we got to impact our clients’ lives in a positive way.

This once dated master suite is now a bright and eclectic space with influence from the homeowners travels abroad. We transformed their overly large bathroom with dysfunctional square footage into cohesive space meant for luxury. We created a large open, walk in shower adorned by a leathered stone slab. The new master closet is adorned with warmth from bird wallpaper and a robin's egg blue chest. We were able to create another bedroom from the excess space in the redesign. The frosted glass french doors, blue walls and special wall paper tie into the feel of the home. In the bathroom, the Bain Ultra freestanding tub below is the focal point of this new space. To the manor born… or at least it will feel like it in this elegant yet easygoing French Country home designed by Visbeen Architects with a busy family who wants the best of the past and the present in mind. Drawn from both French and English traditional architecture, this two-story 5,463-square-foot home is a pleasing and timeless blend of two perennially popular styles.
Driving up the circular driveway, the home’s front façade impresses with its distinctive details, including a covered porch, iron and stone accents, a roofline with multiple peaks, large windows and its central turret capping two bay windows. The back is no less eye-catching, with a series of large central windows on all three floors overlooking the backyard, two private balconies and both a covered second-floor screen porch and an open-air main-level patio perfect for al fresco entertaining.
There’s magic on the inside too. The expansive 2,900-square-foot main level revolves around a welcoming two-story foyer with a grand curved staircase that leads into the rest of the luxurious yet not excessive floor plan. Highlights of the public spaces on the left include a spacious two-story light-filled living room with a wall of windows overlooking the backyard and a fireplace, an adjacent dining room perfect for entertaining with its own deck, and a open-plan kitchen with central island, convenient home management area and walk-in pantry. A nearby screened porch is the perfect place for enjoying outdoors meals bug-free. Private rooms are concentrated on the first-floor’s right side, with a secluded master suite that includes spa-like bath with his and her vanities and a large tub as well as a private balcony, large walk-in closet and secluded nearby study/office.
Upstairs, another 1,100 square feet of living space is designed with family living in mind, including two bedrooms, each with private bath and large closet, and a convenient kids study with peaked ceiling overlooking the street. The central circular staircase leads to another 1,800 square-feet in the lower level, with a large family room with kitchen /bar, a guest bedroom suite, a handy exercise area and access to a nearby covered patio.

Automated shades not only add beauty and functionality to a space, they also are green. A room with large windows like this can be automated to open and closed according to the sun's schedule, allowing its heat in during winter months, and to shade during the summer keeping rooms cool. Excessive sunlight can also fade fabrics, flooring, and artwork, having your shades automated is an investment to keep your home energy efficient, beautiful, and protected.

This home was built in the 90s in a period of excess: too many moldings, ceilings disproportionately high and out of proportion, built-in cabinetry. This powder bath had all of those issues. By changing the sink cabinet to a furniture piece, topped with white marble and an under mount sink and adding wall covering above and below the wainscoting; this bath now has a clean, unified look. Strong contrast in detail makes each element stand out. The ebony toned wood floor makes the sharp white molding push the middle value (blue) cabinet forward to draw you into the room. New sconces, an antique mirror and countertop objects d'art make a nice contrast to the transitional lines of cabinetry and wallpaper.
