A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land. They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot. Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family. The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day. A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms. Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources. This San Francisco pied-a-tier was a complete redesign and remodel in a prestigious Nob Hill hi-rise overlooking Huntington Park. With stunning views of the bay and a more impressive art collection taking center stage, the architecture takes a minimalist approach, with gallery-white walls receding to the background. The mix of custom-designed built-in furniture and furnishings selected by Hulburd Design read themselves as pieces of art against parquet wood flooring.

The kitchen was at the top of the list for a total overhaul – the worn oak cabinets, dated appliances, and clunky layout all had to go. Removing the decorative soffits allowed us to take the new cabinetry all the way to the ceiling, adding functional storage and visually extending the room’s height. We reconfigured the layout from a modified U to an L-shape which accomplished several things – it opened up the kitchen to the dining room, redirected circulation, and most importantly, created space for an island. A brand new pantry was created for overflow food storage, bulk items, occasional dishware and small appliances, ensuring that our client’s goal of uncluttered countertops was achievable. The finish selections and clean lines give a nod to the home’s mid-century bones. The wood island provides warmth and the light quartz countertops, textured backsplash and white cabinets keep the kitchen feeling light and bright. We opted to install open shelving above the sink which provides display space and needed storage without the bulkiness of an overhead cabinet. The matte black faucet, hardware and decorative pendants add another level of visual interest to the modern kitchen. To unify the kitchen and dining room, we replaced the drab kitchen flooring with select red oak hardwoods that were expertly installed and refinished to match the gorgeous wood flooring throughout the home.

A modern screen porch beautifully links this Wellesley home to its Garden. Extending overhangs that are clad in red cedar emphasize the indoor – outdoor connection and keep direct sun out of the interior. The grey granite floor pavers extend seamlessly from the inside to the outside. A custom designed steel truss with stainless steel cable supports the roof. The stunning master bath was designed around the gorgeous river view. The custom walnut floating vanity was designed and crafted by Riverside Custom Cabinetry. The homeowner chose vessel sinks and wall mounted faucets. The double sided fireplace extends from the master bath to the master bedroom. The 66" Susanna Gloss Resin Slipper Tub is from Signature Hardware and the Modern Lever-Handle floor mount tub filler is from Restoration Hardware. The Powell sconces in chrome are from Restoration Hardware. The tile was source from The Tile Shop.

Inspiration for a transitional dining room remodel in Boston

Faced with extensive water damage to their home, the Patel’s turned to Cantoni designer Andrea Petor to infuse new life into their family’s beloved weekend retreat in Montgomery, Texas. Balancing the client’s minimalist wants with their love of hosting, Andrea created a cohesive design to accommodate their frequent guests and large extended family. Beginning with the kitchen remodel, Andrea worked with the Patel’s to identify the best layout for the space, understanding it would be used regularly for entertaining. To maximize storage space, Andrea designed custom floor to ceiling cabinetry finished in high gloss white lacquer. She selected Miele optic white appliances to enhance the sleek design. Andrea had a custom dining table built into the island to provide ample seating and ensure the entire family could enjoy meals together. The kitchen’s monochromatic color palette was carried throughout the interiors allowing the home’s beautiful waterfront views to take center stage. Adding richness and texture to each room, Andrea selected sculptural, modern furnishings to complete the space and bring the Patel’s vision to life.

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.
