There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen. The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home. It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it. First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window. We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz. Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic. Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory. The motivation for this bathroom remodel came from a broken pipe under the foundation that had to be repaired. The owner decided that having a Carrera marble adorned bathroom would wrap her guests in the ultimate luxury. With a design by Mary Cates, ASID, we took this bathroom down to the studs and started fresh. We enlarged the shower and put in a hand shower so it is now big enough for 2! We put in a stylish freestanding tub in the corner and added another sink to the vanity. We took out extra cabinets that made the space feel cramped and bulky. The bath now is open and bright with the light color of the marble and light wall tones. The clear shower glass wrapped on 2 sides has this shower feeling large and spacious. The Ammara plumbing fixtures from Nob Hill Decorative Hardware create a divine finishing touch. Bath hardware and mirrors from Mary Cates & Co in Dallas make this bath feel one of a kind. Our homeowner says her guests are now fighting over who gets to use this bath while they are staying with her! This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come!

Custom build for a client who loves the brown tones. It was a challenge to work with a limited color pallet on this build. Having to work around the trim, cabinets, and wall colors within a similar color pallet was challenging in that the designer didn't want to have these items fighting against the lighting fixtures, plumbing fixtures, or even the other materials such as tile and hardwood. We also had the same challenge on the exterior with the brick, stone, roofing, and trim items. The home turned out to be a beauty, but the challenge of working with a set color pallet was one that we had not had to deal with before this build. Philip Slowiak

Hardy water lilies (shown here) that float on the water’s surface and have a short blooming period can withstand the cold winter months nicely. Lotuses also can withstand the cold winter months because they bloom in summer and go dormant in winter. Note that frost kills water hyacinths; water lettuce, which fights algae, should be wintered in a warm spot that is well lighted as they will not survive in the pond over winter. www.deckandpatio.com

When the strongest feature in a room is two full walls of windows, you don’t fight it. Surrounded by lush green pastures, we embraced the views and the love of waking up to the sun. Is there anything better than feeling the warmth on your face as you nestle into the most comfortable bed in the world knowing you have no where to be and nothing to do? No, no there is not.

What can we say, this project packs a big punch! Featuring a little bit of everything, this homeowner is ready for a “stay-cation”. We were able to tie into the existing roofline of the home and create a very fitting A.Frame porch that is screened in for anytime comfort. Stepping out onto the deck, we created a small but efficient grilling station to both cook dinner or cater the Monday night football parties. And with all those guests over for the game, we have “overflow” seating down on the patio. But let’s be honest, you might have to fight for a seat around the custom built firepit - because there is nothing better on a fall night, than warmth from a fire. Featuring hand laid stone all around, Timbertech low maintenance decking & a Techo-Bloc paver patio – this project really does pack a lot into a small space.

This is a home that uses space to create peace. Let’s start with the 3.5 baths. Think how many fights won’t happen over who gets to take a shower first. Now look at your luxurious master suite. Note the dual walk-in closets that say “His” and “Hers” — which can be translated as “His pile of dirty clothes won’t get in the way of Her finding the right pair of shoes.” There’s even a walk-in kitchen pantry, where canned soups and family-sized cereal boxes have all the space they could ask for. And when you consider that it’s easy to add a fifth bedroom and a bonus room with another bath … well, that’s a lot of peace. Tour the spacious Winchester today at our Portage office.

Here's where the water comes out of the pipe. We created a pool to take some fight out of the water and remove sediment so it won't enter the lake. If the pool fills during a big storm, it will go over the notch in the weir without creating as much erosion and damage to the beach as happened in 2019. We designed a natural mahogany bridge over the stream to connect two properties owned by the same family.

Exterior: Set in a remote district just outside Halfway, Oregon, this working ranch required a water reserve for fire fighting for the newly constructed ranch house. This pragmatic requirement was the catalyst for the unique design approach — having the water reserve serve a dual purpose: fitness and firefighting. Borrowing from the surrounding landscape, two masses — one gabled mass and one shed form — are skewed to each other, recalling the layered hills that surround the home. Internally, the two masses give way to an open, unencumbered space. The use of wood timbers, so fitting for this setting, forms the rhythm to the design, with glass infill opening the space to the surrounding landscape. The calm blue pool brings all of these elements together, serving as a complement to the green prairie in summer and the snow-covered hills in winter.

This park-side cottage needed an update. Susan Currie Design gave it a sophisticated transitional facelift. Inspired by two pieces of modern art the homeowner loved, Susan set to work on the sunny living room. The owner wanted to keep her vintage sofa, so we restyled the arms, added a bench cushion, and reupholstered it in taupe velvet. Purple is this room’s strongest pop of color, wowing visitors and feel fresh. Modern quartz lamps, a sleek black console table, and geometric wallpaper on one wall keep the space from feeling too traditional. In the guest bedroom, a custom headboard makes guests feel like royalty. Plenty of pillows, embroidered bedding, and crystal lamps complete the luxurious look. Three full baths were all treated in elegant white and gray. These rooms are deluxe, with Calacatta Gold marble countertops and shower walls and inset cabinet doors and drawer fronts. Historical Renovation Objective: The homeowners asked us to join the project after partial demo and construction was in full swing. Their desire was to significantly enlarge and update the charming mid-century modern home to meet the needs of their joined families and frequent social gatherings. It was critical though that the expansion be seamless between old and new, where one feels as if the home “has always been this way”. Solution: We created spaces within rooms that allowed family to gather and socialize freely or allow for private conversations. As constant entertainers, the couple wanted easier access to their favorite wines than having to go to the basement cellar. A custom glass and stainless steel wine cellar was created where bottles seem to float in the space between the dining room and kitchen area. A nineteen foot long island dominates the great room as well as any social gathering where it is generally spread from end to end with food and surrounded by friends and family. Aside of the master suite, three oversized bedrooms each with a large en suite bath provide plenty of space for kids returning from college and frequent visits from friends and family. A neutral color palette was chosen throughout to bring warmth into the space but not fight with the clients’ collections of art, antique rugs and furnishings. Soaring ceiling, windows and huge sliding doors bring the naturalness of the large wooded lot inside while lots of natural wood and stone was used to further complement the outdoors and their love of nature. Outside, a large ground level fire-pit surrounded by comfortable chairs is another favorite gathering spot.

This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.
