Previously, this yard was burdened by a typical boulder pile pool, that was heaped higher than typical, trying to hide the towering wall behind. At first, the clients sought merely to reconfigure the BBQ that was congesting the patio, but upon further analysis, they decided it was time to strip the entire yard, leaving only the pool shell. Bianchi’s solution introduced an array of four arbors to distract the eye from the wall behind, solving what the boulder waterfall could never do. Additionally, the wall was painted a dark earth tone to add contrast and depth. This strategy enabled the wall to recede into the distance, while the agave blue grey arbors floated forward visually from the background. Previously, the patios were a hodgepodge of deck islands that were impossible to navigate, and were of insufficient size to arrange furniture on. A well organized patio streamlined the traffic flow and the living space, featuring a cast in place concrete fire pit and banco couch, as well as a new outdoor bistro, glowing with filtered light from the canvas shade sails overhead. A turquoise glass overflow spa became the yards focal point, sharing the space between the pool and outdoor living. The striking symmetry of the spa and pot pedestal with regal cacti arrangement behind, flanked by the arbors on either side, created a stately first impression from the front door. The stained cedar trim and soffits, stone veneer and metal railings blend the modern architectural design with a northwest flair.

This Hall Bathroom needed some livening up, which was achieved with a lovely French pattered wallpaper in shades of blue. We installed a dark blue/black double vanity with a white Carrara marble top. The original white square handmade floor tile was left in place. A white woven wood shade added filtered light and just enough privacy when needed.

Sandblasted glass was used again within the bath to provide privacy for the walk in shower & shower bench. The windows that remanded in the shower provide for filtered light throughout the entire bathroom throughout the day.

The renovations at Horseshoe Hill transformed a disjointed property into an alluring farmhouse with strong connections to the landscape and a fresh aesthetic to complement the owner’s South African furnishings. A new main gable establishes a strong central focus for the massing, and an entry wing addition welcomes visitors with a charming porch and inviting foyer. New south-facing covered porches create comfortable outdoor living areas, connect major rooms to the outdoors, and provide shade and filtered light for interior spaces. The home’s updated floor plan distills an existing warren of disconnected, small chambers into spacious, open rooms that infuse the house with a modern flow and engage the new pool.

Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Statement pieces like a ceiling light from Viabizzuno create impact while maintaining the visual simplicity of our minimal approach. These are inset maple cabinets in the Henlow door style. This is a custom paint color on the cabinetry. White marble countertops and backsplash make this a very crisp and clean kitchen. The style is classic and will be on trend for the life of the home. The wet bar features leaded glass, shaker style cabinets, and custom panels on the Sub-Zero refrigerator. We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.
