The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. The project forms an intimate connection with its setting by using site-excavated stone, terracing landscape planters with native plantings, and utilizing the shade provided by its ancient Riviera Oak trees. 2012 AIA Santa Barbara Chapter Merit Award Jim Bartsch Photography

The appeal of this Spanish Colonial home starts at the front elevation with clean lines and elegant simplicity and continues to the interior with white-washed walls adorned in old world decor. In true hacienda form, the central focus of this home is the 2-story volume of the Kitchen-Dining-Living rooms. From the moment of arrival, we are treated with an expansive view past the catwalk to the large entertaining space with expansive full height windows at the rear. The wood ceiling beams, hardwood floors, and swooped fireplace walls are reminiscent of old world Spanish or Andalusian architecture. The furniture arrangement is ideal for the busy family of 6. Hardworking, cleanable fabrics and leather were ideal selections for upholstery. The ceilings architectural detail automatically draws the eye up while not competing with the room's focal wall featuring a linear fireplace below the TV. Arched bookshelves flank the fireplace where accessories and family photos can be displayed..

This wine room is decorated with fully stocked wine racks, cozy fireplace, comfy seating, and a central table so that the homeowners can not only enjoy their wine collection but also invite friends around for tasting sessions. The faux wood paint on the walls and antler sconce provide a rustic charm, while complementing the dark ornate custom chilled wine storage, mantle, and entertainment panel. Inspiration for a southwestern family room remodel in Phoenix

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. Using large tiles in a space is going to be even more popular in 2014 because it has fewer grout lines in the final layout. Normandy Designer Karen Chanan went with large, creamy gray tile for this contemporary fireplace design.

Living room - mid-sized 1960s open concept living room idea in Portland with orange walls, a wall-mounted tv, a standard fireplace and a brick fireplace

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes.
