This project was Lars’ second time working with this wonderful Chula Vista family and when they contacted us with their ideas about what they wanted to accomplish in their home, we knew it was going to be special. The star of the show is this stunning kitchen with a massive island. Every detail was thought of and carefully crafted to blend seamlessly with the architecture of the home and how this family lives within it. Gorgeous off-white cabinetry paired with rich wood accents and flooring, custom made panels with intricate mirror detailing to conceal the SUBZERO/Wolf refrigerator and freezer, a built in wet bar to house an extensive whiskey collection, tile painstakingly set to capture each and every curve while flowing perfectly with the crown moulding, and a pantry that could easily rival The Home Edit stocked with every imaginable SUBZERO/Wolf countertop appliance and dual steam ovens. The large open concept space that flows into the living room was reconfigured to replace and center a large fireplace that features a direct-vent set up and stunning stone surround with custom built-ins flanking either side. New wood flooring throughout the downstairs features a classic herringbone pattern that gives special interest to a long hallway, while a new stair railing was custom designed with intricate detail to mirror an existing window design detail. The end result is stunning and we are so thrilled that this wonderful family will make memories in this home for years to come.

The homeowners built their traditional Colonial style home 17 years’ ago. It was in great shape but needed some updating. Over the years, their taste had drifted into a more contemporary realm, and they wanted our help to bridge the gap between traditional and modern.
We decided the layout of the kitchen worked well in the space and the cabinets were in good shape, so we opted to do a refresh with the kitchen. The original kitchen had blond maple cabinets and granite countertops. This was also a great opportunity to make some updates to the functionality that they were hoping to accomplish.
After re-finishing all the first floor wood floors with a gray stain, which helped to remove some of the red tones from the red oak, we painted the cabinetry Benjamin Moore “Repose Gray” a very soft light gray. The new countertops are hardworking quartz, and the waterfall countertop to the left of the sink gives a bit of the contemporary flavor.
We reworked the refrigerator wall to create more pantry storage and eliminated the double oven in favor of a single oven and a steam oven. The existing cooktop was replaced with a new range paired with a Venetian plaster hood above. The glossy finish from the hood is echoed in the pendant lights. A touch of gold in the lighting and hardware adds some contrast to the gray and white. A theme we repeated down to the smallest detail illustrated by the Jason Wu faucet by Brizo with its similar touches of white and gold (the arrival of which we eagerly awaited for months due to ripples in the supply chain – but worth it!).
The original breakfast room was pleasant enough with its windows looking into the backyard. Now with its colorful window treatments, new blue chairs and sculptural light fixture, this space flows seamlessly into the kitchen and gives more of a punch to the space.
The original butler’s pantry was functional but was also starting to show its age. The new space was inspired by a wallpaper selection that our client had set aside as a possibility for a future project. It worked perfectly with our pallet and gave a fun eclectic vibe to this functional space. We eliminated some upper cabinets in favor of open shelving and painted the cabinetry in a high gloss finish, added a beautiful quartzite countertop and some statement lighting. The new room is anything but cookie cutter.
Next the mudroom. You can see a peek of the mudroom across the way from the butler’s pantry which got a facelift with new paint, tile floor, lighting and hardware. Simple updates but a dramatic change! The first floor powder room got the glam treatment with its own update of wainscoting, wallpaper, console sink, fixtures and artwork. A great little introduction to what’s to come in the rest of the home.
The whole first floor now flows together in a cohesive pallet of green and blue, reflects the homeowner’s desire for a more modern aesthetic, and feels like a thoughtful and intentional evolution. Our clients were wonderful to work with! Their style meshed perfectly with our brand aesthetic which created the opportunity for wonderful things to happen. We know they will enjoy their remodel for many years to come!

Studioteka was asked to redesign an existing, 1,100 sf two bedroom apartment for a Haitian client with beautiful views overlooking Riverside Drive in Washington Heights. The project was a complete gut renovation, as the apartment had not been touched since the 1970s. Studioteka prepared construction drawings for the building’s coop board and the New York City Department of Buildings as well as coordinating the installation of new kitchen and bathroom fixtures, finishes, and appliances and new flooring throughout. An old dumbwaiter shaft in the kitchen was removed, allowing for a better flow of space and the addition of a small breakfast nook. New French doors were added between the living and dining rooms, and between the dining room and living rooms and the entry foyer, and a door was opened between the kitchen and dining areas, to create a better flow between spaces. The French doors let light pass through from the windows to the hallway, and also allow the living and dining rooms to be used in different ways, including as additional space for guests. The renovated apartment has new decorative moldings throughout, and new transom windows have been installed above the bedroom doors to allow more natural light into the hallway. The kitchen appliances were completely replaced, and a new dishwasher was also added along with a new washing machine. The kitchen’s deep brown wood flooring complements the white cabinetry with its translucent inset glass and the warm neutral tile backsplash that runs the length of the stone countertop. New recessed lighting was added in the passageway that leads to the bedrooms along with new ceiling mounted fixtures in every room, and the electrical and plumbing were fully upgraded throughout.

A fresh, tropical-inspired kitchen features a striking combination of crisp white shaker cabinets and a vivid lime green island that draws the eye. The white marble countertops offer a clean, luxurious surface, complemented by glass-front upper cabinets that showcase colorful dishware. Golden geometric pendant lights add a touch of modern elegance above the island, while the warm wood floors ground the space beautifully. Pops of greenery, from potted herbs to floral arrangements, bring a lively, natural feel. After receiving a referral by a family friend, these clients knew that Rebel Builders was the Design + Build company that could transform their space for a new lifestyle: as grandparents!
As young grandparents, our clients wanted a better flow to their first floor so that they could spend more quality time with their growing family.
The challenge, of creating a fun-filled space that the grandkids could enjoy while being a relaxing oasis when the clients are alone, was one that the designers accepted eagerly. Additionally, designers also wanted to give the clients a more cohesive flow between the kitchen and dining area.
To do this, the team moved the existing fireplace to a central location to open up an area for a larger dining table and create a designated living room space. On the opposite end, we placed the "kids area" with a large window seat and custom storage. The built-ins and archway leading to the mudroom brought an elegant, inviting and utilitarian atmosphere to the house.
The careful selection of the color palette connected all of the spaces and infused the client's personal touch into their home.

Design consultation and advising for DIY/Budget Renovation.
Owner purchased this condo with a very cramped and dated kitchen and light fixtures, and early 2000s-era café paint colors.
Owner did a lot of the work himself or with friends to keep the budget down.
HDC advised on design details and paint colors, chose light fixtures (ceiling lights for kitchen and dining and arch floor lamp in living room). HDC also assisted with creating a new kitchen floor plan, which involved removing one wall, replacing existing tile and modifying flooring transition location, replacing all cabinetry except for the tall pantry cabinet, choosing cabinet paint, installing modern cabinet hardware, replacing laminate counters with a budget white quartz prefab counter, replacing appliances, sink, and faucet, and installing a low-cost peel & stick backsplash.
Due to budget constraints, we could not remove the entire wall between the kitchen and dining space to make the wall completely flush from the kitchen to dining area transition, but decided to relocate the refrigerator to that wall nonetheless, in order to improve sightlines and improve traffic flow and function for refrigerator access. We created a coffee/drinks bar where the original fridge was located. The owner decided to keep the existing water line that had serviced the ice maker in the fridge where it was previously located (and cap it temporarily). He plans to plumb it in the future to support a filtered drinking water line and auto-filling coffee maker to finish out the drink center.
Ultimately, we couldn't stretch the budget for a perfect layout, but we were still able to improve the function and open up the flow of this hub of the condo for better entertaining and more convenient homeowner use of the space.

This Bridge is intended to be similar to the Masters at Augusta. It can be driven over and water flows under it from the biological filter behind it.
This Project Includes a large Waterfall, 100' of Stream, 3 Bridges, over 1000' of stone walls, a 500,000 gallon pond, an amphitheater, a peninsula, a beach, a boat launch ramp, boulders throughout the entire pond, large trees, a boat dock, stone stairs, multiple terraces out of decomposed granite, and a large parking area.
The Waterfall, which is the start of this large waterfeature, acts as the Cornerstone for this Project. A number of the boulders are up to 8 feet across! About 1200 gallons a minute (72,000gph) flows over this waterfall. The waterfeature moves 2000 gallons a minute (120,000gph) when everything is flowing!
The waterfall drops about 17' in total and the stream drops about 3' for a total of 20' of elevation change. There are koi, goldfish, and shubunkins in the pond!
The pond is used for vineyard irrigation as well as aesthetics.

Inspiration for a large contemporary l-shaped light wood floor open concept kitchen remodel in Vancouver with a drop-in sink, raised-panel cabinets, white cabinets, granite countertops, black backsplash, subway tile backsplash, stainless steel appliances and an island

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.
In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.
