In Manhattan’s landmarked Tribeca North, the top floor and roof of an 1884 warehouse are reconceived as a warm and welcoming residence with a fluid connection to the outdoor environment. A relocated mezzanine features a sunken court yard with a retractable glass roof and connects to the new green roof garden above. Embracing the building’s industrial past, a visual discourse between new and old is devised through insertions of modern materials along with restored or reclaimed materials. Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

Located in Argyle, Texas, this comprehensive whole-home renovation was conceived by USI Design & Remodeling who reimagined the home's interior architecture, transforming a collection of compartmentalized rooms into a cohesive environment designed for modern living, entertaining, and daily comfort. The project encompassed the kitchen, family room, dining room, lounge, office, primary bathroom, and supporting circulation spaces, creating a unified experience that feels both expansive and intentional. Throughout the home, refined materials, custom millwork, and carefully curated finishes establish a sense of understated luxury while maintaining warmth and livability. At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. Adjacent to the kitchen, the former pantry, laundry, and service corridor were reimagined as a hybrid scullery and utility suite, creating a highly functional support space that discreetly accommodates food preparation, storage, organization, and household operations without compromising the elegance of the primary living areas. The renovation extends beyond aesthetics to create a home tailored to the family's evolving needs. The primary bathroom was transformed into a spa-inspired retreat, while the lounge, office, and dining spaces were redesigned to support both everyday living and entertaining. Consistent architectural detailing, layered textures, and thoughtful proportions establish continuity throughout the residence, allowing each room to feel connected to the larger design narrative. The result is a sophisticated yet approachable home that balances practical performance with timeless design, delivering a renewed living experience that is both highly functional and distinctly luxurious.

A neutral color scheme and unassuming accessories create a style that's the perfect blend of old and new. The sleek lines of a minimalist design are showcase in the Sofia Platform bed, complemented by modern, understated bedding. Budget demanded keeping the whirlpool tub and existing plumbing locations while transforming the space to a serene environment in keeping with the house. All drawers are functional on the floating vanity not allowing the plumbing trap to take away storage space. Mirrors conceal storage and have contemporary styling and LED lighting. The undulating limestone backsplash adds textural interest with a minimal design. Sleek large-scale brick patterned flooring creates a more tranquil space than the previous black and white checkerboard environment. The clients desired a ‘his and her’ arrangement in this closet that required more organization. Faux wenge melamine doors, instead of wood veneer, met budget requirements. Lucite hardware up the style and frosted glass door panels lighten up the dark finishes and provide neatness and functionality by allowing an orderly way to glimpse what is hidden inside. Contemporary multicolored two-story mixed siding house exterior idea in Denver with a hip roof and a mixed material roof

What our clients needed: • Create a garden folly that doubles as a well-built shed for crafts and storage. • Size the structure large enough for comfortable storage without dominating the garden. • Discreetly locate the shed in the far corner of the rear yard while maintaining existing trees. • Ensure that the structure is protected from the weather and carefully detailed to deter access of wildlife and rodents. FUNCTION • Construct the shed slab close to grade to permit easy access for bicycle storage, while building shed walls above grade to ensure against termites and dryrot. • Install a French door and operable casement windows to admit plenty of daylight and provide views to the garden. • Include rugged built-in work bench, shelves, bike racks and tool storage for a rustic well-organized and efficient space. • Incorporate GFIC electrical service for safe access to power at this distant corner of the yard. • Position energy-efficient interior lighting to ensure space can be used year-round. • Switch control of exterior light from house and from shed for ease of command. AESTHETICS • Design and detail the shed to coordinate with the Arts and Crafts style house. • Include an arbor for future flowering vines, further softening the shed’s garden presence. • Simple and rustic interior surfaces ensure that the space is easy to clean. • Create an aged and softly weathered appearance, and protect the exterior siding by finishing the cedar with a custom-colored semi-transparent stain. INNOVATIVE MATERIALS AND CONSTRUCTION • Factory-built components were pre-assembled to allow for a speedy assembly and for a shorter on-site construction schedule. • Each component was easily transported through the yard without disturbing garden features. • Decorative exterior trim frames the door and windows, while a simpler trim is used inside the unadorned shed. OBSTACLE OVERCOME • The structure is located in the corner of the yard to avoid disturbance of a curly willow tree. • The low-profile structure is positioned close to property lines while staying beneath the allowable daylight plane for structures. • To comply with daylight plane close to fence, the roof form combines hip and gable forms, with door located at gable end. • The height of the modest interior is maximized, without exceeding the allowable building height. CRAFTSMANSHIP • The concrete slab was precisely formed and finished for ease of shed assembly before the factory-built components were delivered to site. • Precision planning meant the pre-framed door fit exactly between raised concrete curb.

Originally designed by one of the most notable landscape architects in town, this once impressive project had faltered in recent years. The pool and spa still functioned well, and the client wanted to keep it intact. In addition, they wanted to keep as much of the existing landscaping as possible. The surrounding decks, walls, and steps were fair game. At first glance, one might think that our changes were simple material changes. Upon closer inspection, however, one can see the subtle, yet transformative changes that come together to update this classic pool in a tasteful, timeless manner, and improve the flow and usability of the deck areas, while softening the feel of the massive hardscape. The subtle changes begin as soon as you walk out the back door of the house. The existing decking had a lot of what we call “tweeners”; areas that are overly generous walkways, yet not large enough to house furniture. The awkwardly small bluestone patio was expanded to accommodate a generous seating area, by pushing the step-down closer to the pool. Our talented stone mason carefully married the new bluestone into the existing, resulting in an imperceptible difference between the two. As you descend the new bluestone steps to the pool level, your bare feet will be thankful for the new smooth-finished limestone colored concrete, with a hand cut pattern carefully etched into its surface. The old red brick decking was so hot that the owners could not walk around the pool in bare feet. The brick coping was also replaced with an eased edge Pennsylvania Premier Stone which matches the new step treads throughout the project. Between the house and the pool, a large raised planter was reconfigured, giving additional space to the pool deck for a shaded lounge chair area. Across the pool, a bank of rather tall painted brick retaining walls were cut down, shortened, and moved. This lessened the visual impact of the walls, which were rather overwhelming in the space, as well as opening up a new seating area, nestled under the arms of the massive pecan at the back of the property. Rather than continuing solid decking around the entire pool, the area near these walls has been transformed to large stone stepper pads set in a sea of beautiful St. Augustine lawn. This creates a visually softened area that is still suited to setting tables and chairs when the guest list calls for additional seating. The spa area is quite possibly the most dramatic change on this project. Yet more raised planter walls divided this area into awkward spaces, unsuited to proper furniture placement. The planters were removed, new stone decks, once again expertly married into the existing, opening the area to house a large dining table and new built in bbq area. The spa itself was re-imagined with the bluestone coping, and painted brick veneer. The most impressive addition though is the new handmade glazed tiles that surround the existing cast stone water feature. This water feature was almost unnoticeable against the painted brick wall, but now the dramatic arch and pop of color draw the eye to this quaint little corner of the property.

We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. Tucked into the hillsides of Marin, the environment played a predominant role in defining the contemporary yet exotic style of this home. In the master bedroom, a fireplace adds a cozy design element, while an inconspicuous home theater system can be elegantly tucked away when not in use. In the master bathroom, pebbled stone tile adorn the walls of the double shower that overlooks the hillsides of Marin. A guest bathroom was designed to compliment the eclectic aesthetic of the home. While in the center of the residence, a spiral acrylic staircase climbs 3 floors acting as a consistent element, tying together the varied yet complementary styles.
