Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

Minneapolis homeowners came to Castle ready to transform their whole house including: renovating their kitchen, living, main floor hall bath, and lower level mudroom + laundry. They also added a new 3/4 bath, completed a basement full finish, selected new exterior siding and new Marvin windows. To round things out, new exterior Thermatru doors and garage door were installed, our team updated millwork to birch and installed new siding and exterior trim. The kitchen renovation started with opening up the walls to both the living room and dining room to create a much desired new open floor plan. The room was complete with brand new ceramic tile floor and the tub/ shower walls. A custom accent tile was installed in the shower niche. On the lower level of the home, a new garage door and new door to the backyard were installed. A second laundry in home with mudroom storage was also added. A new 3/4 bath with new cultured marble shower walls + pan were also added to the lower level. The entire lower level space was finished with Adura LVT flooring throughout. Basement level: The homeowners chose to do a complete full finish of the basement with framing for a new family room, utility room, bedroom and future second laundry. The space also features a second modern gas stove. The entire basement was finished with new Adura LVP wood plank flooring. The most unique feature in the space is the use of double custom barn doors from the new bedroom to the family room for transitional use of space.

Coming from a downtown Chicago high-rise condo, these folks were ready to expand their space. The jack-and-jill bathroom for the lower level bedrooms had been oddly laid out with a narrow line-up of sink, tub, and toilet. By moving one short wall about two feet, jackhammering out 3 old drains of 9-inch-thick concrete, and adding 6 new ones, the space was expanded so each spare bedroom now has its own en suite, private bathroom with shower, along with new HVAC ducts to serve each room. Also on the lower level, the family activity room was a little “tired.” So, we fashioned decorative beams and installed new LED can lights. Planning for a future move, we gutted and refitted the large mother-in-law bathroom with elegant tall and overhead cabinets with built-in lighting. Throughout this level, carpet was replaced with concrete-compatible hardwood flooring.

This space represents a recent collaboration on a spec house with a local homebuilder. Barbara Gilbert Interiors worked with the builder from start to finish on this project to build a neutral palette for future homeowners to turn this house into their home. The end product is a beautifully finished, move-in ready home.

Esher is a small suburb in Surrey, situated just outside London. It was a fashionable area to live in amongst royalty and the aristocracy in the Victorian period, and during this time many buildings were built. One such building has since been turned into a block of separate flats, and some of the flats still contain the original Victorian tiles in the hallway. I was contacted by one of these flat owners about restoring their tiles back to the best possible condition. Interestingly this customer’s tiles were part of a larger floor that had been divided between two flats. I began the restoration by spreading Tile Doctor Remove and Go across the entire set of tiles. Remove and Go is a heavy-duty stripper that helped to loosen and remove old glue deposits where carpet had been laid over the tile, it will also strip off old sealers and release ingrained muck. The Remove and Go was worked into the tile and grout with a stiff brush and then the soiled solution rinsed off and extracted using a wet vacuum. I followed by this applying a coarse 200-grit diamond encrusted burnishing pad, fitted to a handheld buffer, to grind away the particularly stubborn dirt and stains to restore the appearance of the stone. Afterwards, I rinsed the tiles again with water and soaked up the resultant slurry with a wet vacuum. I noticed that there remained several ingrained stains dotted across the floor, so to remove these I aggressively burnished the affected areas with a very coarse 50-grit handheld diamond block. This essentially removed the very top layer of the stone, taking with it the ingrained marks. Next, I dried the area with a large blower and heat gun. Under normal circumstances, 48 hours needs to pass before the tiles can be sealed, but as this was a small area I was able to dry it very quickly. After carrying out a damp test, I determined the tiles were ready to be sealed. To seal the Victorian Tiles, I applied six coats of Tile Doctor Seal and Go sealer, which provides a high-quality sheen finish, as well as plenty of protection for the future. Tile Doctor have a range of suitable sealers available including Colour Grow which provides a matte finish – it’s just a matter of personal choice for the customer. The outcome of the restoration was fantastic and the customer was very pleased, leaving the following testimonial. “Promptly organised, delivered when promised. Good looking job when complete. The pantry area features some glass- fronted BODBYN upper cabinetry which holds dishes and display items, which is next to the IKEA NUTID refrigerator and convection oven, as well as additional tall cabinetry on the opposite side. After agreeing on a white kitchen design theme, William claims the hardest part of the install was getting the kitchen itself structurally ready for cabinet installation. In particular, the age of the house was a unique challenge. So, since the house was originally constructed in 1915, the walls were not exactly plumb or square, he says. Therefore, they needed to move gas and water lines, and run new electrical. He adds that they removed some very old vinyl flooring, added drywall to walls which had severe plaster damage, and added light fixtures to the ceiling. “The IKEA cabinets themselves were rather easy to install, it was just challenging to get the filler panels to fit our walls, floors, and ceilings!” he notes. Complementing the white cabinetry is Atlantic Salt KASKER quartz countertops from IKEA. “We liked the look of the quartz better than granite, and IKEA actually had the countertops on sale when we purchased the kitchen” he says. The quartz countertops are seen on the end run by the sink as well as throughout the peninsula island that features the five-burner stove and ample space for dishes while cooking. Notably, a small peninsula area was included, providing even more storage options. William also points out that he used IKEA’s cabinet lighting system for above the countertops and a row of glass front cabinets as well. “I’m very pleased with the install and the ease of controlling the lights with the remote control” he notes. For William, there is some sound advice he wants to share with future IKEA remodelers. “The first thing is to join IKEA’s Family Program — and keep all your receipts! Our kitchen install had over 250 boxes, so even after checking upon delivery, we had some damaged items. Our IKEA store gladly exchanged these items with the receipts. We also utilized IKEA’s 90-day Price Protection Program through the IKEA Family Program” he says. And, he quickly adds, to keep your eyes out for the next IKEA sales event. “We had a feeling that a kitchen sale was up coming, but made our purchases before one was actually announced. However, when the sale was announced about a month later, we took our receipts back in, and were refunded almost $3,000 for items that had been put on sale after we bought them!” William says. He adds: “I also recommend that you try to understand the installation process for an IKEA kitchen, even if you aren’t installing the kitchen yourself. A great resource is YouTube, where there are many videos from contractors walking through IKEA kitchen installations.” These approaches will save you time, money and stress – and repeated trips to IKEA as well, he concludes.
