This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned.
Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten.
Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes.
Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity.
Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile.
Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

This is an older house in Rice University that needed an updated master bathroom. The original shower was only 36" x 36". Spa Bath Renovation Spring 2014, Design and build. We moved the tub, shower and toilet to different locations to make the bathroom look more organized. We used pure white caeserstone counter tops, hansgrohe metris faucet, glass mosaic tile (Daltile - City Lights), stand silver 12 x 24 porcelain floor cut into 4 x 24 strips to make the chevron pattern on the floor, shower glass panel, shower niche, rain shower head, wet bath floating tub. Custom cabinets in a grey stain with mirror doors and circle overlays. The tower in center features charging station for toothbrushes, iPADs, and cell phones. Spacious Spa Bath. TV in bathroom, large chandelier in bathroom. Half circle cabinet doors with mirrors. Anther chandelier in a master bathroom. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired!
After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout.
Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space.
The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual.
Layers, light, consistent intention, and fun! - paired with beautiful, unique designs and a personal touch created this beautiful home that does not go unnoticed.

This gray and white family kitchen has touches of gold and warm accents. The Diamond Cabinets that were purchased from Lowes are a warm grey and are accented with champagne gold Atlas cabinet hardware. The Taj Mahal quartzite countertops have a nice cream tone with veins of gold and gray. The mother or pearl diamond mosaic tile backsplash by Jeffery Court adds a little sparkle to the small kitchen layout. The island houses the glass cook top with a stainless steel hood above the island. The white appliances are not the typical thing you see in kitchens these days but works beautifully.
