Fashioned from an antique butchers freezer, the vanity maintains all of its original features, including the wooden top and worn paint. "Keeping elements from the past not only interests us aesthetically," explains Will, "it also works with our strong held dedication to environmentally sensitive construction. Our view is that by repurposing antiques and found objects, we can lessen our carbon footprint and minimize our individual effect on the environ- ment." Following the industrial vibe of the vanity, an antique French pendant hangs above. Finished in dark green enamel, it is a subtle statement piece in the room. The overall arrangement of the space comes together with encaustic mission tile. Graphic and lively, the cement tiles grace the room with a sophisticated sense of humor. When the homeowners decided to move from San Francisco to the Central Coast, they were looking for a more relaxed lifestyle, a unique place to call their own, and an environment conducive to raising their young children. They found it all in San Luis Obispo. They had owned a house here in SLO for several years that they had used as a rental. As the homeowners own and run a contracting business and relocation was not impossible, they decided to move their business and make this SLO rental into their dream home. As a rental, the house was in a bare-bones condition. The kitchen had old white cabinets, boring white tile counters, and a horrendous vinyl tile floor. Not only was the kitchen out-of-date and old-fashioned, it was also pretty worn out. The tiles were cracking and the grout was stained, the cabinet doors were sagging, and the appliances were conflicting (ie: you could not open the stove and dishwasher at the same time). To top it all off, the kitchen was just too small for the custom home the homeowners wanted to create. Thus enters San Luis Kitchen. At the beginning of their quest to remodel, the homeowners visited San Luis Kitchen’s showroom and fell in love with our Tuscan Grotto display. They sat down with our designers and together we worked out the scope of the project, the budget for cabinetry and how that fit into their overall budget, and then we worked on the new design for the home starting with the kitchen. As the homeowners felt the kitchen was cramped, it was decided to expand by moving the window wall out onto the existing porch. Besides the extra space gained, moving the wall brought the kitchen window out from under the porch roof – increasing the natural light available in the space. (It really helps when the homeowner both understands building and can do his own contracting and construction.) A new arched window and stone clad wall now highlights the end of the kitchen. As we gained wall space, we were able to move the range and add a plaster hood, creating a focal nice focal point for the kitchen. The other long wall now houses a Sub-Zero refrigerator and lots of counter workspace. Then we completed the kitchen by adding a wrap-around wet bar extending into the old dining space. We included a pull-out pantry unit with open shelves above it, wine cubbies, a cabinet for glassware recessed into the wall, under-counter refrigerator drawers, sink base and trash cabinet, along with a decorative bookcase cabinet and bar seating. Lots of function in this corner of the kitchen; a bar for entertaining and a snack station for the kids. After the kitchen design was finalized and ordered, the homeowners turned their attention to the rest of the house. They asked San Luis Kitchen to help with their master suite, a guest bath, their home control center (essentially a deck tucked under the main staircase) and finally their laundry room. Here are the photos: I wish I could show you the rest of the house. The homeowners took a poor rental house and turned it into a showpiece! They added custom concrete floors, unique fiber optic lighting, large picture windows, and much more. There is now an outdoor kitchen complete with pizza oven, an outdoor shower and exquisite garden. Upon moving to a new home, this couple chose to convert two small guest baths into one large luxurious space including a Japanese soaking tub and custom glass shower with rainfall spout. Two floating vanities in a walnut finish topped with composite countertops and integrated sinks flank each wall. Due to the pitched walls, Barbara worked with both an industrial designer and mirror manufacturer to design special clips to mount the vanity mirrors, creating a unique and modern solution in a challenging space. The mix of travertine floor tiles with glossy cream wainscotting tiles creates a warm and inviting feel in this bathroom. Glass fronted shelving built into the eaves offers extra storage for towels and accessories. A oil-rubbed bronze finish lantern hangs from the dramatic ceiling while matching finish sconces add task lighting to the vanity areas. In this whole house remodel all the bathrooms were refreshed. The guest and kids bath both received a new tub, tile surround and shower doors. The vanities were upgraded for more storage. Taj Mahal Quartzite was used for the counter tops. The guest bath has an interesting shaded tile with a Moroccan lamp inspired accent tile. This created a sophisticated guest bathroom. The kids bath has clean white x-large subway tiles with a fun penny tile stripe.

This guest bathroom features a Starmark Cherry wood vanity with a Bridgeport door in their paprika stain. The hardware pulls are by Richleau. The countertop is a Solarius slab. In the shower Bedrosians Stonefire Almond tile in 12 x 12 and on the floor in the bathroom 18 x 18. The decorative strip on the shower wall is a Daltile stone radiance mosaic strip in carmel travertino. The shower surround is a glass panel. The guest bath design was inspired by the fun geometric pattern of the custom window shade fabric. A mid century modern vanity and wall sconces further repeat the mid century design. Because space was limited, the designer incorporated a metal wall ladder to hold towels.

A built-in linear fireplace, custom 11ft coffered ceilings and 5 large windows allow the delicate interplay of light and form to surround the home-owner in their place of rest. With pristine beauty and copious functions the Master Bath is a worthy refuge for anyone in need of a moment of peace. The gentle curve of the 10ft high, barrel-vaulted ceiling frames perfectly the modern free-standing tub, which is set against a backdrop of three 6ft tall windows. The large personal sauna and immense tile shower offer even more options for relaxation and relief from the day. My client wanted to completely redo her bathroom to update it and increase her storage and she wanted to a use neutral palette. We added a linen tower in the bath and also another custom linen cabinet in the hall adjacent to the bath and replaced the old large outdated tub with a free standing tub and completely updated her tiled shower and fixtures.

The Portoghesi design features Italianate architecture with picturesque detailing and bountiful amenities. The first floor includes generously sized common areas, a bowed window bay and an owner’s suite for convenient one-level living. The paneled study, conveniently located off the foyer, connects to a full bath and easily converts to a second suite if necessary. The second floor features three bedrooms, two full baths and a loft complete with kitchenette. The outdoor rooms are a focal point throughout the house: the second floor has sweeping views from the front deck and side balcony while the first floor has multiple access points to the streetscape via the living room, dining room and owner’s suite.

This family’s intention was clear – to create a well-functioning home for their busy family that will continue to be just as well-functioning in the future. With a wish list that included open kitchen and dining spaces, a guest bedroom, and a fresh, modernized master suite, this renovation left the owners delighted. The shifting of the kitchen created a mudroom area resulting in a happy landing space for the family returning from activities. The new mudroom casts a warm glow with an ample black walnut-topped bench. Handsfree entering the kitchen, the large island and coffered ceiling well defines this space. The cook’s Lacanche Saulieu black enamel range is a show-stopper, topped off with a uniquely custom maple hood. A pleasant hideaway, the Benjamin Moore wrought iron painted cabinetry and shelving in the butler’s pantry is both practical and pretty with a quick peek out to the backyard. The upstairs bedrooms and bathrooms were reenergized with new tile, fixtures, and updated a/v. A Newburyport Blue vanity makes for a cheery children’s bath. A more sophisticated black satin vanity in the master bath compliments the basketweave tile rug created in cool and classy Walker Zanger stone tile. Lit from above, the frameless medicine cabinet mirrors’ simplicity let the gunmetal faucets ‘shine’. Down the hall, the family laundry room’s charming tile and easy function gives hope that every family member will chip in with the chores.
