The owners of a charming home in the hills west of Paso Robles recently decided to remodel their not-so-charming kitchen. Referred to San Luis Kitchen by several of their friends, the homeowners visited our showroom and soon decided we were the best people to design a kitchen fitting the style of their home. We were delighted to get to work on the project right away. When we arrived at the house, we found a small, cramped and out-dated kitchen. The ceiling was low, the cabinets old fashioned and painted a stark dead white, and the best view in the house was neglected in a seldom-used breakfast nook (sequestered behind the kitchen peninsula). This kitchen was also handicapped by white tile counters with dark grout, odd-sized and cluttered cabinets, and small ‘desk’ tacked on to the side of the oven cabinet. Due to a marked lack of counter space & inadequate storage the homeowner had resorted to keeping her small appliances on a little cart parked in the corner and the garbage was just sitting by the wall in full view of everything! On the plus side, the kitchen opened into a nice dining room and had beautiful saltillo tile floors. Mrs. Homeowner loves to entertain and often hosts dinner parties for her friends. She enjoys visiting with her guests in the kitchen while putting the finishing touches on the evening’s meal. Sadly, her small kitchen really limited her interactions with her guests – she often felt left out of the mix at her own parties! This savvy homeowner dreamed big – a new kitchen that would accommodate multiple workstations, have space for guests to gather but not be in the way, and maybe a prettier transition from the kitchen to the dining (wine service area or hutch?) – while managing the remodel budget by reusing some of her major appliances and keeping (patching as needed) her existing floors. Responding to the homeowner’s stated wish list and the opportunities presented by the home's setting and existing architecture, the designers at San Luis Kitchen decided to expand the kitchen into the breakfast nook. This change allowed the work area to be reoriented to take advantage of the great view – we replaced the existing window and added another while moving the door to gain space. A second sink and set of refrigerator drawers (housing fresh fruits & veggies) were included for the convenience of this mainly vegetarian cook – her prep station. The clean-up area now boasts a farmhouse style single bowl sink – adding to the ‘cottage’ charm. We located a new gas cook-top between the two workstations for easy access from each. Also tucked in here is a pullout trash/recycle cabinet for convenience and additional drawers for storage. Running parallel to the work counter we added a long butcher-block island with easy-to-access open shelves for the avid cook and seating for friendly guests placed just right to take in the view. A counter-top garage is used to hide excess small appliances. Glass door cabinets and open shelves are now available to display the owners beautiful dishware. The microwave was placed inconspicuously on the end of the island facing the refrigerator – easy access for guests (and extraneous family members) to help themselves to drinks and snacks while staying out of the cook’s way. We also moved the pantry storage away from the dining room (putting it on the far wall and closer to the work triangle) and added a furniture-like hutch in its place allowing the more formal dining area to flow seamlessly into the up-beat work area of the kitchen. This space is now also home (opposite wall) to an under counter wine refrigerator, a liquor cabinet and pretty glass door wall cabinet for stemware storage – meeting Mr. Homeowner’s desire for a bar service area. And then the aesthetic: an old-world style country cottage theme. The homeowners wanted the kitchen to have a warm feel while still loving the look of white cabinetry. San Luis Kitchen melded country-casual knotty pine base cabinets with vintage hand-brushed creamy white wall cabinets to create the desired cottage look. We also added bead board and mullioned glass doors for charm, used an inset doorstyle on the cabinets for authenticity, and mixed stone and wood counters to create an eclectic nuance in the space. All in all, the happy homeowners now boast a charming county cottage kitchen with plenty of space for entertaining their guests while creating gourmet meals to feed them. Inspiration for a small transitional galley dark wood floor enclosed kitchen remodel in New York with an undermount sink, flat-panel cabinets, white cabinets, white backsplash, stainless steel appliances and no island

Bilotta designer David Arnoff and Leia Ward from LTW Design worked as a team on this complete kitchen renovation. As you can see from the before and after photos they decided to remove walls to create an open floor plan. The addition of new floors created a seamless flow from the kitchen into the adjacent family room and dining room. They opted for an all-white color palette for the Bilotta cabinetry and countertops. The countertops and backsplash are both a natural quartz from Aurea Stone. They selected the “Phidias” color which is primarily white with some grey veining. Stainless steel or paneled appliances are by Miele, GE, LG Fisher Paykel and Zephyr. Two islands give enough seating for a group gathering and more drawers for storage while keeping the open floor plan.

I love this room! Notice the drawer storage below the bench. The top drawers of the sideboard are equipped with electronics for charging various devices. We deleted the center room light fixture, moved the table off center, then added wall sconces and this array of ceiling-mount lights - switched separately and dimmable. Now the table can be placed this way or that, and good lighting is always available.

Railroad tie steps. This active family needed to overhaul this large property but didn't know where to start. "It's like three acres of boring dirt and weeds", said my client. The steeply sloped property did indeed present unique challenges with ever-present voracious deer, the need for erosion control and bank stabilization, large areas that required planting while still considering water conservation, and the need for beautification and modernization to tie into the aesthetic of the newly renovated home. Concurrently, safety and access to all parts of the property were a consideration. Landscaping goals were accomplished through careful plant selection and judicious use of retaining walls in various styles throughout the property. Generous railroad tie steps were used on sloping side yards. The landscaped portions converge gracefully with the existing oak woodland. Children can play and hide in many fun spots, while my client's elderly grandmother can safely walk around.

Gorgeous master bedroom has an amazingly beautiful view and interior designer and client agreed if you want a TV it has to be hidden with a TV lift cabinet system. There are a few pictures of not only the bed but also the view. This is one of our favorite examples of foot of the bed use to hide the TV. The TV is an 55 inch OLED LG flat screen. Their is a compartment that also hides the BluRay and cable box. The operation of the lift kit, TV, cable box, Blue Ray is controlled by a single Universal remote. Push one button and TV, electronics turn on and rise at the same time. Client also uses Apple TV, Roku and their smart TV together to maximize viewing pleasure. The furniture design made by Cabinet Tronix is called the Oceanaire. This one in particular has a very high end piano grade white lacquer finish. This is more expensive however the clients expectations were thankfully exceeded. Cabinet Tronix who has specialized in high end furniture in combination with motorized remote controlled pop up lift furniture since 2002. These systems are made to order based on clients needs versus having units ready to pick from. This type hand holding makes it so the client can have any design, the TV size they want and understand the difference of what their decisions reflect the proportions of the furniture and its size. Have a system particularly at the foot of the bed brings on a few instant situations. The client here wanted a component section to hold the DVD player. Now, I suggested against it as the furniture would be taller than the bed... however that is what he wanted. Most do other suggested ideas I propose with the DVD player so the furniture can be up to 4.5 inches lower. Anyways, loved this project and client was so kind to provide the pictures. These systems are popular in all aspects of homes such as room dividers, in great rooms, side of fire places, center of the room out side by itself and under verandas. The toilet was relocated from it’s tight space to the right of the vanity, where a linen closet used to be, allowed for proper clearance and bar placement. One of the grab bars folds up when not in use. The former toilet area became a beautiful barrier free shower with an infinity drain along the far wall. The shower has a rain head and a Kohler Artifacts hand shower. The six shower spray heads are hooked to a thermostatic valve controlled by software that can be set via an app or control pad. It was a challenge to fit the multiple shower heads’ plumbing, the thermostatic valve box and it’s electrical in the walls with the backer the multiple grab bars required. We had to coordinate the subcontractors in this area so the backer was not disturbed and all of the systems had the space they needed. The tile in the shower has two accents, a chair rail tile over an ornate accent tile. Three niches in the wall have the quartz countertop material as the shelf. To accommodate the infinity drain, the shower floor has additional backer to support the weight of an occupied wheelchair. We removed the existing shower and installed a SanSpa wheelchair transfer bathtub with air massage. The linen closet hides the shower plumbing access. The molding at the top of the cabinet hides the wifi receiver that is needed for the shower controls. A large ornate mirror hangs at an angle above the vanity so the homeowner can be seated and use the mirror. The stunning statement countertop is Avalanche quartz from Pental. View of the conversation area. This is an intimate area within the larger space. The clients already had the church pew bench; we had it repainted and added custom cushions that make it more cozy. Flanking the bench, there are two Buca accent chairs from Moe's. The curve in the birch back and cream linen upholstery add a soft, elegant touch to the area. The four drum tables from Four Hands can also be used for additional seating and can easily be brought to other parts of the room, depending on where people are gathered. The hide rug adds softness underfoot and the blown glass lanterns above create symmetry with the two windows. Finished off with pieces from the clients' art collection, the space is filled with light and warmth and invites people to sit back and relax.
