The 2,800 square foot Rockaway Beach Residence is a significant remodel and addition to a small beach cottage built in the 1920’s. The owner’s desire for the building was to maintain a visual connection to the water and Seattle beyond and expand upon the nature of the shingled cottages found along the water’s edge in Puget Sound in the early part of the 20th century. The two bedroom house includes daytime living spaces on the ground level including a sunroom where one can view both Mt. Baker and Mt. Rainier on a clear day. The second floor includes bedrooms with views, a gallery space over the dining room below, owner’s office and grandchildren’s loft. Mark Hoyle Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars. Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home. The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet. The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio. And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

This home had a generous master suite prior to the renovation; however, it was located close to the rest of the bedrooms and baths on the floor. They desired their own separate oasis with more privacy and asked us to design and add a 2nd story addition over the existing 1st floor family room, that would include a master suite with a laundry/gift wrapping room. We added a 2nd story addition without adding to the existing footprint of the home. The addition is entered through a private hallway with a separate spacious laundry room, complete with custom storage cabinetry, sink area, and countertops for folding or wrapping gifts. The bedroom is brimming with details such as custom built-in storage cabinetry with fine trim mouldings, window seats, and a fireplace with fine trim details. The master bathroom was designed with comfort in mind. A custom double vanity and linen tower with mirrored front, quartz countertops and champagne bronze plumbing and lighting fixtures make this room elegant. Water jet cut Calcatta marble tile and glass tile make this walk-in shower with glass window panels a true work of art. And to complete this addition we added a large walk-in closet with separate his and her areas, including built-in dresser storage, a window seat, and a storage island. The finished renovation is their private spa-like place to escape the busyness of life in style and comfort. These delightful homeowners are already talking phase two of renovations with us and we look forward to a longstanding relationship with them.

The original kitchen in this condominium was renovated arising from the need to replace Kitec plumbing. The work triangle remained generally the same, but numerous changes were made to improve the kitchen’s functionality, aesthetics, and lighting. Automation was also introduced. The goal was to design and build a modern contemporary functional kitchen with inspiring colours accented with textured wood features. The functionality was improved with the addition of an under counter microwave, which freed up countertop space. Additional and improved storage was also created by incorporating under cabinet drawers throughout the kitchen, a bar area with open glass shelving above, and open shelving to the right of the seating area. Upper cabinet storage was as well increased with storage above the fridge. Numerous lighting improvements were made including the addition of potlights. This was done by dropping the ceiling in the kitchen, which also created a visual division with the dining area. Automation was introduced as well into the space with HUE under cabinet lighting, and a touch faucet. The under cabinet lights are controlled by the Phillips Hue App that programs routines, scenes, and other settings. The kitchen features painted Shaker cabinets accented by textured wood shelving. The countertop surfaces are quartz with waterfalls on both sides of the island, which is a focal point. Shapes are also strongly identified in the design with the use of triangular tiles in the backsplash along with rectangular upper cabinets, and appliance doors and drawers. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.
