These two detached houses are part of a masterplan, which includes one more house, all forming a small complex of private residences that interconnect via the surrounding landscape, offering common space. The openings of each house, which are designed to offer spectacular views towards the city, “frame” the view. The houses are formed from a main cubic volume, while pergolas and structural elements are wrapping around to create elevations, balconies and external sitting spaces. Two, four member, families live in these houses and share a common garden. This is the main challenge that architects have to deal with. The internal organization is the same for both houses. Living rooms, dinning rooms and kitchens are on the ground floor and bedrooms are on the first floor. Each one has a roof garden, so that the residents could have some quiet moments watching the city and the sea.

Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

This custom closet system includes adjustable shelving and double hang for maximum storage capacity, concealed by large Shaker cabinet doors. Adjacent suspended sliding closet doors with frosted glass reflect natural lighting and allow the space to be closed off when not in use. A peninsula separates the husband and wife sections of the closet while also providing convenient central storage for linens and other common household items. The crisp white cabinets and closet door frames are accented by dark wood flooring, cabinet handles and countertops.

To enhance a clean aesthetic, we customized the cabinet boxes to avoid any distracting seams, common with inset kitchens. But at the same time, we used decorative feet on the end cabinets and bead board accents to achieve that furniture look common in historic farmhouses. Additional nods to the farmhouse schematic include mullion glass doors, an apron front sink, beveled subway tile, turn latch knobs and bin pulls all in oiled rubbed bronze and a magnificent mushroom wood and copper custom hood.

On this project, our aim was to maximize storage and organization in the pantry for this family of five. This family previously had the common complaint that their pantry was always message and that they could never find what they wanted. To address this, we created provided a large amount of shelving, including key sections that slide out to provide better access to the items in the back. In addition, since their refrigerator didn't fit in the space that was created for it, we converted that into a pantry nook for even more storage. White melamine was used to mange cost and create a clean look, and the barn door on the main pantry provides a nice accent.

SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes. This project is more than meets the eye! In a gorgeous neighborhood in Del Mar, San Diego, California, This unique small custom wine cellar truly acts as a showstopper. Originally within this house, the door which now faces outward used to be around the corner in a small hallway, virtually eliminating any visibility into this contemporary walk in custom wine cellar. Upon seeing the location of this space within the house, Gene Walder and the knowledgeable team at Vintage Cellars knew that to really take advantage of the room provided, (which is actually below the stairs), they needed to get rid of the original door and add a brand new one facing the main living space. Just a small feat in a series of unique custom features within this cellar! Here at Vintage Cellars, before any design takes shape, it is vital to understand what the clients wants and needs are based on their growing collection of wine. With a good idea of bottle sizes, shapes (some pinot noir bottles, for example have a wider bottom than a typical cabernet sauvignon bottle) and unique features desired, the team of wine cellar designers and wine cellar builders at Vintage Cellars are able to create a very special and desirable wine cellar for each client. The owners of this beautiful home collaborated heavily with the Vintage Cellars team in the design process of this rustic custom wine cellar - something that we aim to do with every project. The homeowners wanted to showcase some of their favorite Magnum sized bottles in a high reveal horizontal display row, directly on top of another area highlighting the best 750 ml's in their collection. This small custom wine room fills most of the left wall with single deep, individual bottle storage. Directly below this wine racking is room for wine case / wine bin storage. Centered within this wall is a nice space for opening and decanting wines with a gorgeous dark stone countertop and room for hanging wine glasses above. The opposite wall is filled floor to ceiling with label revealing horizontal display rows. Again, this type of feature is very desirable in recent years. Homeowners want to be able to showcase the best bottles they own within their custom wine cellars in the most stunning and beautiful ways possible. Additionally, this feature is commonly replicated with metal bars for a more contemporary and modern look and feel. Within Beach Cities such as Del Mar, La Jolla, Cardiff, Coronado, Rancho Santa Fe, Encinitas, Solana Beach, Newport Beach and Orange County alike, small walk wine cellars are all the rage. Custom Wine Closet s and Under the Stairs Custom Wine Room s are quickly becoming a commonplace feature within modern luxury homes. Press ever so gently in the top left corner two thirds of the way up and - Voila! - a secret door appears and slowly reveals more room under the stairway for case storage and the like. In a common area on the 2nd floor, used as a home-schooling room, I added this built-in desk for the "teacher" (mom). Includes a pull-out printer platform, a pull-out keyboard tray, a pencil drawer, and file cabinet with rails for hanging folders. One shelf of the bookcase is fixed while the other three are adjustable. Baseboard continuous with that in the room.
