When a best friend calls to renovate her kitchen, we get extra excited! While many of our projects involve removing walls to create open floor plans, sometimes the biggest impact can come from revising the layout, improving functionality and upgrading finishes. Such was the case at our Devon Lane remodel. Reworking the awkwardly shaped island, eliminating a clunky soffit, relocating the refrigerator to a more accessible location and creating an elegant finish palette were our main goals when we set out to design this space. The work triangle began to evolve, and the outcome provided a large island with seating and a prep sink, ideal for hosting social gatherings. The wine bar, flanked by tall pantries, complements the rest of the kitchen, looking beautiful while providing lots of function. The new professional range and other high-end appliances make preparing meals a pleasure. The fabulous custom hood is a delightful focal point. The glazed ivory cabinets, black antiqued granite, iron light fixtures and hardware, nickel sinks and faucets bring the whole space together with an elevated, traditional feel. This project involved the fabrication and installation of multiple exterior doors and custom architectural surrounds at a historic Trustees of Reservations property. The scope included a custom Dutch door, a matched pair of three-panel entry doors, and a wide double-door set installed beneath a custom full-arch surround — a feature that required curved casing and beaded millwork fabricated entirely in-house. Each door was designed to match the character and era of the original structures: proportions, panel profiles, glazing patterns, and hardware were all selected against historical documentation and reviewed with the Trustees’ property management team. The full-arch surround in particular required the fabrication of a continuous curved head casing.

A tea pot, being a vessel, is defined by the space it contains, it is not the tea pot that is important, but the space. Crispin Sartwell Located on a lake outside of Milwaukee, the Vessel House is the culmination of an intense 5 year collaboration with our client and multiple local craftsmen focused on the creation of a modern analogue to the Usonian Home. As with most residential work, this home is a direct reflection of it’s owner, a highly educated art collector with a passion for music, fine furniture, and architecture. His interest in authenticity drove the material selections such as masonry, copper, and white oak, as well as the need for traditional methods of construction. The initial diagram of the house involved a collection of embedded walls that emerge from the site and create spaces between them, which are covered with a series of floating rooves. The windows provide natural light on three sides of the house as a band of clerestories, transforming to a floor to ceiling ribbon of glass on the lakeside. The Vessel House functions as a gallery for the owner’s art, motorcycles, Tiffany lamps, and vintage musical instruments – offering spaces to exhibit, store, and listen. These gallery nodes overlap with the typical house program of kitchen, dining, living, and bedroom, creating dynamic zones of transition and rooms that serve dual purposes allowing guests to relax in a museum setting. Deep islands like this one have full depth cabinets facing the cooktop and enough depth on the back for visitors to sit comfortably. Built-in microwave and fridge are positioned off to the side so people can still access them without being in the work zone. The sink placement in the island allows whoever is prepping to be involved in any social setting and doesn't take away space from the surrounding cabinetry.

When you find a home that meets most of your needs in a neighborhood you love, remodeling to make it more suitable for your family’s lifestyle can make that house your dream home. That’s what happened in this remodeling story. Our clients purchased a home built in 1983 with the plan to remodel the kitchen to suit their needs and tastes. The galley style kitchen was positioned at the center and rear of the main level and had an eat-in area at one end and a pantry at the opposite end. A small pass-through allowed view into the adjacent family room, but otherwise the two spaces were closed off from one another. The existing espresso stained cabinetry was attractive, but it darkened and narrowed the kitchen. The homeowners wanted the kitchen to feel more connected to the other main level living spaces. Creating more light and improving organization and storage were must haves for the new design. They also requested relocating the pantry from under the stairs and longed for a ventilation system that would vent the cooking smells outdoors rather than throughout the inside of the house. Our design involved removing a portion of wall between the kitchen and living room. This one change made it feel larger, more open and bright. It also connected the kitchen to the living room and allowed the two spaces to flow freely into one another. This new open area allowed us to extend the granite countertop to create a peninsula/bar that provides additional seating. To improve the existing lighting plan, we added new LED recessed lights, under-cabinet lighting, and pendant lighting over the peninsula. The selections were integral in making the kitchen feel lighter and larger. Our clients chose maple cabinetry with an oak stained tumbleweed finish paired with creamy granite countertops, and a pearl tumbled travertine backsplash. A few standout features include a set of floating shelves, concrete farmhouse sink, and mercury glass pendant lights. Flooring throughout the first floor was updated to an easy to maintain wood-look vinyl plank floor. Several new storage options were added including new cabinetry where the old pantry used to be, which accommodates the microwave in an upper cabinet as well as storage for small cooking appliances so they don’t take up space on the counters. There’s also a unique angled cabinet right next to the refrigerator. When the work was complete on this project we were very pleased that the design delivered exactly what the homeowners had envisioned. In addition, we were able to complete the construction without causing too much disturbance or disruption for the homeowners; one works the night shift, and was actually able to sleep during the day, and the other travels frequently for work and felt confident that the project was in good hands.

This is a shaped handrail which serpentines around an elliptical landing and down and elliptical stairway. My head still spins when I recall the math involved getting this just right. The long runs were shaped with machines and routers, but the turnout at the bottom was all done by hand and a keen eye. To further complicate the process, the finish on it is a multi-stepped process which needed to be done in place after all the joinery was completed and faired. We did all that on temporary spindles and then enlisted the help of all the carpenters on site to lift it up in one piece and set it back down on over 150 spindles. The contractor on this project was Birdseye Building Company of Richmond, Vermont.

We were contacted by the owner of a property in Moulton with a problematic Terracotta tiled kitchen floor. She was seriously considering ripping up the entire area of tiling and replacing it as she was having a new kitchen installed. Both her and her husband were concerned that unless I could restore this floor to somewhere near to its original condition, they would need to replace it. I went over to inspect the Terracotta tiles and could see the entire surface was deeply ingrained with soiling and the grout lines were filthy. After carrying out a test it became obvious that the previous sealer had been applied very sparingly and had mostly worn away, leaving the stone prone to staining. Terracotta is a very porous tile and dirt had become ingrained in the pores leaving it looking very dull and difficult to clean. I completed the test on a small part of the floor and the customer could see the results which could be achieved. Happy with the result they agreed my quote and we set a date for my return to complete the floor. The tiles turned out to be made of a fairly soft Terracotta which meant that we were able to deep clean them extremely effectively using a strong dilution of Tile Doctor Pro-Clean. We used Tile Doctor Remove and Go in particularly stubborn areas. The process I use is to spray the Pro-Clean onto the floor and leave it to soak in for about ten minutes before being worked in using a heavy rotary machine fitted with a black scrubbing pad. The resulting slurry is removed using a wet pick up vacuum. All the dirt and virtually all of the old sealer was removed at this stage; the remaining patches around the edges of the area being finished by hand with a 200-grit burnishing block. The grout lines were then cleaned by hand with an angled grout brush. Finally, the deep-seated oil stains in front of the cooker were brought out using Tile Doctor Oxy-Gel which was left to dwell on the marks for an hour before being agitated with a diamond burnishing pad and rinsed away with a wet pick up machine. The floor was rinsed with water and allowed to dry off overnight. The following day I inspected the floor and checked it was ready to be sealed. All was well so I applied an initial coat of Tile Doctor Colour Grow which is an impregnating sealer that occupies the pores in the tile enhancing the natural colours of the Terracotta and provide a base layer of protection from staining. I returned at a convenient time once the kitchen was completely installed to finish the job. This involves carrying out a light maintenance clean with Tile Doctor Neutral Cleaner and once the floor was dry, I applied 5 further coats of Tile Doctor Seal and Go which provides a pleasing satin finish which is really suited to this type of floor. Coming up with new ideas is always challenging, but the challenge seems even more difficult to overcome when the starting point is quite limiting. In the case of this residential project, the starting point was an existing foundation, that needed to be used for the future building. Therefore, the footprint of the house needed to remain the same, however, the functions needed adjustments since the requirements and priorities of the owners changed in the previous years. Another aspect that involved limitations but in a totally different sense was the setting - a beautiful place near a lake, surrounded by wild vegetation - and our challenge was to integrate the house while emphasizing the view. We managed to do so by using large glass areas towards the lake, by laying the house properly on the sloped ground and by the use of materials. Because we didn't want to interfere with the all-natural vibe of the surroundings, we preferred using all-natural materials: wood as a structural material as well as an interior and exterior wall finishing, natural stone on both façades and pavements, ceramic roofing. The result now peacefully lays near the lake, a discrete presence, while hosting the life of a family and all the peace of mind one can get.

Begun in November 2014 and completed just in time for summer in May 2016, b Architecture Studios and Cape Associates Builders worked with a budget of $366,000 to transform this prosaic dwelling into a stunning light-flooded space—designed to maximize both the living space and the mesmerizing views of the bay. “The space was totally reconfigured,” said project manager Jon Ziperman. “It was a total gut job requiring leveling of floors, straightening of walls, removing a chimney and fireplace that ran up to the above neighbors’ unit.” The renovation also required a complete rewiring and plumbing system that involved wires and pipes that were integrated into the surrounding units. From wall to wall and floor to ceiling, there was nothing that could be salvaged from the original space. One of the most prominent changes was moving the stairway from its original placement, where it originally broke up the living and dining space and blocked views to the bay beyond. The stairway now sits on the opposite side of the condominium. With the stairs tucked to the left side of the living area, the sightline now extends from the entry straight through the living and dining areas to the water. The new design allowed for storage space beneath the stairs, which lead to an airy sleeping loft, and room for a desk niche. A light well, where the former sleeping area was, and new windows bring abundant natural light to the central living area. Innovative features in the entry room include a Murphy bed and sliding glass door separating it from the living area, so that the space can double as a guest room. “The Murphy bed fit in nicely, allowing for a flush wall at the entry/guest room and a desk niche in the adjacent room,” Brown said. “Convincing the client to create the wrap-around chair rail, lined up with the divided lights of the sliding glass door, makes a purposeful connection in a small space.” Neolith countertops in the open kitchen and details like the flush minimal baseboard contribute to the sleek, modern aesthetic, now complemented by the owner’s contemporary furnishings. We completely transformed this bathroom by starting from scratch, ripping it down to the studs and gutting every inch of the space. The process involved redoing the electrical and plumbing systems to ensure everything was up to modern standards. Several walls were reframed to accommodate the new layout and design, ensuring both functionality and flow. With the client's budget in mind, we carefully planned every detail of the design, creating a sleek, modern bathroom that would stand the test of time. The tile work was executed with absolute precision, creating a flawless finish that added both style and sophistication. One of the standout features was re-glazing the original 1969 cast iron bathtub, giving it a fresh, new look while preserving its vintage charm. Renovations of this 100 year old home involved two stages: the first being the upstairs bathroom, followed by the kitchen and full scale update of the basement. The original basement was used mainly for storage. The ceiling was low, with no light, and outdated electrical and plumbing. The new basement features a separate laundry, furnace, bathroom, living room and mud room. The most prominent feature of this newly renovated basement is the underpinning, which increased ceiling height. Further is the beautiful new side entrance with frosted glass doors. Extensive repairs to the upstairs bathroom was much needed. It as well entailed converting the adjacent room into a full 4 pieces ensuite bathroom. The new spaces includes new floor joists and exterior framing along with insulation, HVAC, plumbing, and electrical. The bathrooms are a traditional design with subway tiles and mosaic marble tiles. The cast iron tub is an excellent focal feature of the bathroom that sets it back in time. The original kitchen was cut off from the rest of the house. It also faced structural issues with the flooring and required extensive framing. The kitchen as well required extensive electrical, plumbing, and HVAC modifications. The new space is open, warm, bright and inviting. Our clients are most exited about now being able to enjoy the entire floor as one. Interior Development and Finishing Creating Living Spaces: The interior was designed to include three distinct living areas, an office, a half bathroom, and a laundry area.
