This one bedroom apartment is located in a converted loft building in the Flatiron District of Manhattan overlooking Madison Square, the start of Madison Avenue and the Empire State Building. The project involved a gut renovation interior fit-out including the replacement of the windows. In order to maximize natural light and open up views from the apartment, the layout is divided into three "layers" from enclosed to semi-open to open. The bedroom is set back as far as possible within the central layer so that the living room can occupy the entire width of the window wall. The bedroom was designed to be a flexible space that can be completely open to the living room and kitchen during the day, creating one large space, but enclosed at night. This is achieved with sliding and folding glass doors on two sides of the bedroom that can be partially or completely opened as required. The open plan kitchen is focused on a long island that acts as a food preparation area, workspace and can be extended to create a dining table projecting into the living room. The bathroom acts as a counterpoint to the light, open plan design of the rest of the apartment, with a sense of luxury provided by the finishes, the generous shower and bath and three separate lighting systems that can be used together or individually to define the mood of the space. The design balances functionality with whimsy, creating a bright, welcoming home full of character and personality. The main floor is designed as an open-concept living and kitchen area that maximizes both light and space. The living room is anchored by a striking custom-built floor-to-ceiling unit, which serves as a multifunctional centerpiece, combining a TV entertainment center, a bar, and display shelving. This elegant feature also subtly divides the living area from the staircase leading to the lower level. The kitchen, a focal point of the home, features floor-to-ceiling cabinetry that makes full use of the high ceilings, blending grey tones with walnut finishes. Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property. SKP Design was involved in multiple aspects of this project. Our services included: space planning for kitchen and both bathrooms selecting finishes for walls, floors, trim, cabinets and countertops reviewing construction details and electrical plans specification of plumbing fixtures, appliances and accent lighting furniture layout, specification and purchasing fireplace design and stone selection reviewing branding and signage ideas In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

The project involved installing a 320 sq ft Trex Transcend deck with Carmel Decking boards and black clip fasteners, including a gable roof tied into the existing structure. Footings were set to local codes, with balusters and classic railing added. A 3-season sunroom was enhanced with Eze-Breeze and an LED ceiling fan.

Terrazzo is a quite a bit different from the natural stone floors we most commonly work with. It’s a type of flooring material that was made popular by Venetian builders in Italy in the 1920s, but is ultimately descended from styles of design that date back hundreds of years. A typical Terrazzo floor consists of chips of marble or granite set in concrete and polished to result in a smooth surface. This Terrazzo floor, installed in the hallway of a property in Bridgend, South Wales, was in relatively good physical condition, but it had clearly lost its shine due to the build-up of dirt and muck over the years. In fact, it was first installed in around 1940! The owner was keen to have it rejuvenated to its best possible condition, so they asked me to come in to see what I could do. My first course of action was to apply Tile Doctor Pro Clean liberally across the floor and leave it to dwell for a short period. This is a high alkaline cleaner that is designed to deal with light to moderate soil build-up, and to strip away any old sealer remaining on the floor. I scrubbed the product in using a black pad fitted to a rotary machine and vacuumed up the resulting cleaning with a wet-vac machine. Next, to restore the shine to the floor, I undertook a process known as burnishing, which involves the application of diamond encrusted polishing pads. We will typically start with a Coarse grit pad to level off any uneven areas of the floor and grind down any particularly stubborn marks and stains. Then, we gradually refine the polish on the floor using Medium and Fine grit pads. A small amount of water is used as lubrication with each pad. After I had finished applying the first three pads in our four-pad system, I gave the floor a thorough rinse and left it to dry overnight. I returned to the property the next day and immediately ran some damp tests to check for excess moisture issues, which one might expect with an old floor like this one. Thankfully, the floor proved dry – and I could finish the burnishing process with the fourth and final Very Fine diamond encrusted burnishing pad, which achieved a beautiful shine finish. Finally, I sealed the floor with three coats of Tile Doctor Colour Grow, an impregnating sealer which provides robust protection and enhances the coloured patterns in the Terrazzo. As you can see from the photos above, the floor is looking so much more colourful and bright after a deep clean, polish and a fresh seal. The customer was over the moon! When you find a home that meets most of your needs in a neighborhood you love, remodeling to make it more suitable for your family’s lifestyle can make that house your dream home. That’s what happened in this remodeling story. Our clients purchased a home built in 1983 with the plan to remodel the kitchen to suit their needs and tastes. The galley style kitchen was positioned at the center and rear of the main level and had an eat-in area at one end and a pantry at the opposite end. A small pass-through allowed view into the adjacent family room, but otherwise the two spaces were closed off from one another. The existing espresso stained cabinetry was attractive, but it darkened and narrowed the kitchen. The homeowners wanted the kitchen to feel more connected to the other main level living spaces. Creating more light and improving organization and storage were must haves for the new design. They also requested relocating the pantry from under the stairs and longed for a ventilation system that would vent the cooking smells outdoors rather than throughout the inside of the house. Our design involved removing a portion of wall between the kitchen and living room. This one change made it feel larger, more open and bright. It also connected the kitchen to the living room and allowed the two spaces to flow freely into one another. This new open area allowed us to extend the granite countertop to create a peninsula/bar that provides additional seating. To improve the existing lighting plan, we added new LED recessed lights, under-cabinet lighting, and pendant lighting over the peninsula. The selections were integral in making the kitchen feel lighter and larger. Our clients chose maple cabinetry with an oak stained tumbleweed finish paired with creamy granite countertops, and a pearl tumbled travertine backsplash. A few standout features include a set of floating shelves, concrete farmhouse sink, and mercury glass pendant lights. Flooring throughout the first floor was updated to an easy to maintain wood-look vinyl plank floor. Several new storage options were added including new cabinetry where the old pantry used to be, which accommodates the microwave in an upper cabinet as well as storage for small cooking appliances so they don’t take up space on the counters. There’s also a unique angled cabinet right next to the refrigerator. When the work was complete on this project we were very pleased that the design delivered exactly what the homeowners had envisioned. In addition, we were able to complete the construction without causing too much disturbance or disruption for the homeowners; one works the night shift, and was actually able to sleep during the day, and the other travels frequently for work and felt confident that the project was in good hands.

A tea pot, being a vessel, is defined by the space it contains, it is not the tea pot that is important, but the space. Crispin Sartwell Located on a lake outside of Milwaukee, the Vessel House is the culmination of an intense 5 year collaboration with our client and multiple local craftsmen focused on the creation of a modern analogue to the Usonian Home. As with most residential work, this home is a direct reflection of it’s owner, a highly educated art collector with a passion for music, fine furniture, and architecture. His interest in authenticity drove the material selections such as masonry, copper, and white oak, as well as the need for traditional methods of construction. The initial diagram of the house involved a collection of embedded walls that emerge from the site and create spaces between them, which are covered with a series of floating rooves. The windows provide natural light on three sides of the house as a band of clerestories, transforming to a floor to ceiling ribbon of glass on the lakeside. The Vessel House functions as a gallery for the owner’s art, motorcycles, Tiffany lamps, and vintage musical instruments – offering spaces to exhibit, store, and listen. These gallery nodes overlap with the typical house program of kitchen, dining, living, and bedroom, creating dynamic zones of transition and rooms that serve dual purposes allowing guests to relax in a museum setting. Through it’s materiality, connection to nature, and open planning, the Vessel House continues many of the Usonian principles Wright advocated for. Our latest project in Harlem involves the transformation of the lower two floors of a four-story brownstone into a vibrant and playful duplex apartment. The design balances functionality with whimsy, creating a bright, welcoming home full of character and personality. The main floor is designed as an open-concept living and kitchen area that maximizes both light and space. The living room is anchored by a striking custom-built floor-to-ceiling unit, which serves as a multifunctional centerpiece, combining a TV entertainment center, a bar, and display shelving. This elegant feature also subtly divides the living area from the staircase leading to the lower level. The kitchen, a focal point of the home, features floor-to-ceiling cabinetry that makes full use of the high ceilings, blending grey tones with walnut finishes. A playful multicolored triangular-tiled backsplash adds an element of fun, while large glass sliding doors lead to a newly constructed deck overlooking the backyard. Above the kitchen sink, a generously sized window allows natural light to flood in, transforming what was once a dimly lit space into a bright and inviting area. At the front of the main floor, a small music studio offers flexibility and creativity. This space can be enclosed with floor-to-ceiling aluminum and glass sliding partitions, maintaining the open flow of the layout while offering privacy when needed. A bold powder room further enhances the personality of the space. It features a custom black wall-mounted concrete sink with an angular design that wraps around the toilet. The sink is set against a fullheight mirrored wall, which reflects the dynamic black-and-white graffiti wallpaper, making the compact space both striking and memorable. The lower level is dedicated to the private quarters, designed with comfort and luxury in mind. The primary bedroom suite is a true sanctuary, boasting a spacious ensuite bath with a luxurious open wet-room concept. At its heart is a freestanding white soaking tub, complemented by dark blue hexagonal tiles that cover the floor and extend up the wall behind the double vanities, creating a dramatic and cohesive effect. The toilet is tucked away in a separate room painted in a matching deep blue, adding to the suite’s serene and cohesive ambiance. This level also includes a second bedroom and a guest bath, each reflecting the playful design theme of the home.
