We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio.
This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining.
Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random.
In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium.
For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel.
A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV.
Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room.
Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

After a large renovation in the back of the house, this front room was looking neglected. The space had become cluttered and the furniture didn’t reflect the family’s aesthetic. I interviewed them to determine how they wanted to use the room and why it wasn’t working for them. Then, I created several design mock-ups. Once we landed on a style direction, I provided a shopping list for big items and sourced accessories. Now, this little room is one of their favorites!

This light was a custom order that we recently made for a beer garden. It is for outdoor or indoor use - it has been totally waterproofed. The mug used here is a Colonial Sport Tankard mug but any beer mug can be used in this design. You can also change the position of the mug on the lamp and re-position the handle as you wish. We can paint this fixture the color of your choice - silver, or bronze. Approximate measurements: 12" H x 7 D x 4" W. Weight - 7 lbs. All components used are UL Listed bought in the US. However the light itself is not UL Listed as custom pieces are a one off item and cannot be UL tested.
This light does not come with a bulb, you can purchase any bulbs with a medium base.

My client is preparing his home to be listed on the market for sale. He was overwhelmed with piles (waist high) in all the bedrooms, and just didn't know what to do with everything. New home construction. With this client we are working on the main rooms (great, kitchen, dine, owner suite) one at a time, so not to overwhelm the homeowners. They are seeking a neutral color palette throughout. This room photo was our inspiration. Accent wall using wallpaper, narrow wood flooring used in home but Dining Rm will have a pattern. Velvet drapes, woven blinds. We needed a large piece of artwork for one wall, which brings the colors together. Option 2 was owners preference/board & item list.

Soft colourful plantings along the pathway, seasonal interest begins in early spring and the planting is still colourful in late summer.

This "powder bath" is the only bathroom for downstairs guests in this gorgeous home, so we really had to give it some pop! Although labeled as a powder, there is actually a walk in shower in the room. We went with a calming blue palette with compliments of white, Calacatta gold marble, and french gold fixtures. Love the variation in this tile from Sonoma tileworks! This client wanted a warm kitchen without any gray. The countertops have a warm veining pattern to go with the brown wood tones and we added some rustic/industrial details to make it feel like the client's mountain cabin.

A functional vision for the backsplash. The house of LEICHT has designed the MODO system, focusing on the exciting contrast of metal and natural wood. It will enhance every modern kitchen with it's clear lines and puristic form language. It provides easy access to the required cooking utensils and eases the straight lined kitchen architecture at the same time.
A horizontal square railing of stainless steel colored aluminium screwed directly onto the niche back wall, provides the basic support element. Several function elements in lacquered solid oak are suspended here in various positions. The choice of instruments: shelves, paper roll holders, hook rail, utensil holder and a knife block. Separate function items can also be used as a shelf for smaller items. All lighting developed and designed by LEICHT demonstrates energy efficiency class A+ UL listed and is thus highly efficient. premium LED light with 4100 K (Kelvin) luminous color.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! This gorgeous European Poggenpohl Kitchen is the culinary center of this new modern home for a young urban family. The homeowners had an extensive list of objectives for their new kitchen. It needed to accommodate formal and non-formal entertaining of guests and family, intentional storage for a variety of items with specific requirements, and use durable and easy to maintain products while achieving a sleek contemporary look that would be a stage and backdrop for their glorious artwork collection.
Solution: A large central island acts as a gathering place within the great room space. The tall cabinetry items such as the ovens and refrigeration are grouped on the wall to keep the rest of the kitchen very light and open. Luxury Poggenpohl cabinetry and Caesarstone countertops were selected for their supreme durability and easy maintenance.
Warm European oak flooring is contrasted by the gray textured Poggenpohl cabinetry flattered by full width linear Poggenphol hardware. The tall aluminum toe kick on the island is lit from underneath to give it a light and airy luxurious feeling. To further accent the illuminated toe, the surface to the left of the range top is fully suspended 18” above the finished floor.
A large amount of steel and engineering work was needed to achieve the floating of the large Poggenpohl cabinet at the end of the peninsula. The conversation is always, “how did they do that?”

The Frigidaire Twins refrigerator-freezer combo was a major wish list item. Positioning this massive appliance and the pantries on an inside wall left the perimeter for the milk and meat counter runs, the cooktop and ovens, and sinks.
