A truly elegant living room combining antiques and contemporary pieces. Artwork above the sofa adds a focal point to the room. The old bones of this home were preserved while updating the decor for a modern transitional aesthetic. Photography by Peter Rymwid.

Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels. The modern farmhouse great room is a stunning gathering space that combines rustic charm with contemporary elegance. A grand stone fireplace serves as the focal point, its textured surface adding warmth and natural beauty to the room. Above, coffered ceilings with black accents create architectural interest, adding depth and a touch of modern sophistication. The room is finished with plush seating, soft textiles, and farmhouse-inspired decor, perfectly balanced with black light fixtures and trim details that add contrast and polish. For her third birthday, her mom wanted to gift her a bright, colorful big girl’s room to mark the milestone from crib to bed. We opted for budget-friendly furniture and stayed within our clean and bright aesthetic while still aiming to please our very pink-loving three-year-old. Photos by Christy Q Photography

Filling a large great room is always a challenge. I used two large matching sofas and designed a large cocktail table to service both sofas. The table was made by Seth Woods. The sofa fabric is contract grade to be child and pet friendly. The rug is polypropylene and very stain resistant as well. The window treatments are sheer lined with sheer to filter the light and frame the window nicely. The sofa table is a custom design. We wanted to bring a metal finish into the room and we wanted to place the 2 storage benches under it to conceal toys. The arched stretcher in the design allows for that. This was fabricated by Small Axe Forge and Daylight Cabinetry. We used neutral tones and textures to keep the room calm and serene. The red accents were brought in to add warmth and depth.

The renovation of this town home included expansion of this sitting room to encompass an existing patio space. The overhang of the roof over this patio made for a dark space initially. In the renovation, sliding glass doors and a stone patio were added to open up the views, increase natural light, and expand the floor space in this area of the home, adjacent to the Living Room and fireplace.

Sometimes the little things like a unique architectural detail on a ceiling add just the perfect touch to a room. This dining room ceilng profile creates just enough of a modern feel to this room. The alcove provides a great way to include additional furniture into a room while still providing the room with an airy feel.

Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.
