My clients purchased a grand home on a spectacular waterfront setting, but the interior felt dark and drab. Our challenge was to turn the existing home into a high end Hampton-style residence without major construction. We choose to focus on color, contrast and texture, changing almost every surface in the home and reversing the contrast to make the home light and airy. We invested the construction expense on elements crucial to style and function. Removing a row of out of scale upper cabinetry in the kitchen and replacing it with 3 double hung windows expands the view to 180 degrees and floods the room with light. To create symmetry and balance in the kitchen, we moved the cooktop and centered the sink. The wine cellar entry opened awkwardly into the kitchen and there was no pantry, so we modified the wine cellar and moved the door for better flow, allowing for a large pantry. On the opposite end of the great room, we balanced the fireplace with cabinetry and tall wainscoting. The floors were stained dark espresso while all other trim and cabinetry went a bright white. It took 14 tries to get the perfect wall color – a pale beige/color reminiscent of sand. This kitchen remodel is an entertainers dream! The new open floor plan is surrounded by dark wall cabinets with a contrasting white island. Custom touches such as brass cabinet hardware, custom range hood, brass pendants, roman shades, and so much more!

The original kitchen was confined within four walls and our clients were eager to create a more open floor plan to provide more social interaction between the home chef (mom) and the 4 men in her life. By removing walls and borrowing a few extra square feet from the adjacent laundry room we were able to incorporate a 48” refrigerator and range, extra storage, a central island, increased workspaces and banquette seating into this modestly sized kitchen. This project was designed to provide both high function and high style while optimizing the influx of natural light from the enlarged kitchen windows. We maximized the space and created an open floor plan that improved traffic flow between the adjacent rooms. This eclectic kitchen design in Mission Viejo-Lake View brings light into the space through a large window, which is then beautifully reflected in the mirror paneled pantry doors. The mirrors add depth and light to the space, giving the kitchen a bright, airy feel. Glass pendant lights, recessed lighting, and under- and in-cabinet lights complete the multi-layered lighting design. The Columbia Cabinetry recessed panel kitchen cabinets bring a traditional foundation to the kitchen design. White perimeter cabinetry includes glass front upper cabinets with in cabinet lighting, offering the perfect place to display dishes and glassware. This is beautifully contrasted by gray island cabinetry, all accented by Top Knobs cabinet hardware. The island incorporates seating for casual dining and an angled undercounter power strip. A white engineered quartz countertop is a stylish and practical complement to the cabinetry. The white and gray theme carries through in the marble backsplash, which brings the natural texture and color of this material to the design. A porcelain tile wood look floor brings warmth to the color scheme, in a durable and easy to maintain material. Stainless steel appliances feature throughout the design, including the LG refrigerator and range, Sharp microwave drawer, and Zephyr chimney vent hood. A backsplash tile feature design adds a focal point above the range. The beverage center incorporates a Zephyr wine refrigerator. An Allia by Rohl white fireclay undermount sink is positioned facing the large kitchen window that overlooks a stunning view and is accompanied by a pull-down sprayer faucet. This Mission Viejo-Lake View kitchen design brings together materials, textures, lighting, and complementary colors to create a stunning space. This kitchen is sure to be the center of life in the home, perfect for daily family life, casual dining, sipping a glass of wine while enjoying the view, and entertaining friends. An airy and light feeling inhabits this kitchen from the white walls to the white cabinets to the bamboo countertop and to the contemporary glass pendant lighting. Glass subway tile serves as the backsplash with an accent of organic leaf shaped glass tile over the cooktop. The island is a two part system that has one stationary piece closes to the window shown here and a movable piece running parallel to the dining room on the left. The movable piece may be moved around for different uses or a breakfast table can take its place instead. LED lighting is placed under the cabinets at the toe kick for a night light effect. The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.
