This laundry room is fully functional with it's fold-down hanging drying rack and pull out laundry cabinets. The cabinets are custom-made in alder with louvered doors by a local wood worker. The sliding barn door is made entirely from reclaimed wood in a patchwork pattern by local artist, Rob Payne. Side-by-side washer and dryer sit underneath a linen Caesarstone quartz countertop. Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports. The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! Raft Island Kitchen Redesign & Remodel Project Overview Located in the beautiful Puget Sound this project began with functionality in mind. The original kitchen was built custom for a very tall person, The custom countertops were not functional for the busy family that purchased the home. The new design has clean lines with elements of nature . The custom oak cabinets were locally made. The stain is a custom blend. The reclaimed island was made from local material. ..the floating shelves and beams are also reclaimed lumber. The island counter top and hood is NEOLITH in Iron Copper , a durable porcelain counter top material The counter tops along the perimeter of the kitchen is Lapitec. Inspiration for a mid-sized timeless single-sink bathroom remodel in Los Angeles with marble countertops

Elizabeth Strianese Interiors and Meredith Heuer photography. We opted for a classic inspired bathroom with literally "splashes" of fun for these little girls. The triple laundry sink serves the 3 children nicely with it's deep basin and built in soap holders. Simplicity was key when selecting a class marble hex floor tile and white subway tile for the bulk of the room - but then we had a little fun with the colorful glass mosaic tile in the tub niche. Handblown locally made light fixtures from Dan Spitzer over the sink keep my signature of "local and handmade" alive.
