The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor. The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

Finding out that, sadly, their two beloved pine trees needed to come down allowed for an otherwise unusable space to be transformed into an outdoor dining, living and pool area. This home is on the bluff so we had to tier the landscape to follow the slope. That turned out to be a fun design challenge as it allowed us to create separate purposeful areas. The goal was modern yet super cozy, with a "has this been here for 100 years?" vibe. We built a new 8' privacy fence, massive pergola, an intriquately laid stone wall (purposely) using found and mismatched stone to look like it has been in the South of France for years. We expertly unwound a 70+ year old grape vine and placed each strand on top of the new pergola for instant privacy. We used one of the tiers for a stock tank pool clad in cedar, which has proven to be the most used area. A massive fireplace (that's still temporary!) built entirely of reclaimed street pavers anchers the main living space. We wired electricity for a fan and speakers as well as some charming cafe lights that are perfect for evening movie sessions. All the furniture was custom made by Hello Norden and is avaiable for purchase through our site. All dining and living styling items are also from HN and available on our site. We love how this space came together with our signature layer upon layer of textures both old and new.

Unique from every angle and not your traditional pool! The pool itself is long enough to do laps in but also features a tanning ledge area to relax on. The super spa is a massive 5-tier raised spa that is beautifully wrapped with glass tile on the spillway and is complimented with porcelain waterline tile throughout the pool to blend in together with the natural stone presented throughout the backyard as well. But wait- there is more! A travertine pathway leads you to the spa which the homeowners had the stairs custom-made to easily climb in the spa. The long travertine raised wall allows guests to sit all around the backyard and not be restricted to hang out in just one area. Situated in rural east Templeton is the Santa Barbara style estate that is the Castillo Residence. It exemplifies the classic nature of old world Spain, sporting massive timber trusses, authentic terra cotta tile flooring and pristine white washed walls. The entry to the residence is suitably grand, with a sweeping stair case up to a landing that overlooks the antique wood front door. The house boasts lofty ceilings in the great room, and a two story library complete with spiral stair case. This house was not only designed to suit its human residents but also its canine residents, and they have their own room off of the 5-car garage at the lower level. The master suite occupies a full wing of the residence, at a mere 1,700 square feet, providing space for a master sitting room, bedroom, bathroom, and sprawling walk in closets with laundry facilities. There are a plethora of outdoor living spaces, including a full outdoor kitchen, reflecting pool water feature and massive covered porches overlooking the Templeton countryside.

This project wasn't just the ultimate in creating an open concept home -- it was a great team building exercise as well. This massive effort couldn't have succeeded without the contributions of everyone involved, and with a project of this scale it takes the entire team to get every last detail correct from start to finish. I particularly enjoyed the structural feat of making a massive 20' tall load bearing wall completely disappear and then seeing the impact natural light can have in an open area. We love challenges like this one!
