The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level. The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details. On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space. The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. Inspiration for a transitional light wood floor bedroom remodel in New York with black walls and no fireplace

The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

This elegant primary bathroom features a deep navy double vanity with a marble countertop and warm brass fixtures, creating a sophisticated focal point. Decorative inset panels, oversized mirrors, and brass sconces add custom detail, while the patterned tile floor brings subtle texture and charm. The soft neutral walls and natural light balance the darker cabinetry, giving the bathroom a bright, timeless, and polished feel.

This beautifully renovated St. Louis home blends historic charm with modern elegance, creating a luxurious, welcoming space. Thoughtful design preserves its original architecture while adding contemporary sophistication. Each bedroom in this home features its own en-suite bath, designed to blend modern amenities with preserved historic charm, including some of the original tiles that add character to the bathrooms.
