The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level. The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details. On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space. The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. Photography: 360hometours.ca A Charming Cape Cod Home in West Vancouver underwent a full renovation and redesign by Tina McCabe of McCabe Design & Interiors. The homeowners wanted to keep the original character of the home whilst giving their home a complete makeover. The kitchen space was expanded by opening up the kitchen and dining room, adding French doors off the kitchen to a new deck, and moving the powder room as much as the existing plumbing allowed. A custom kitchen design with custom cabinets and storage was created. A custom "princess bathroom" was created by adding more floor space from the adjacent bedroom and hallway, designing custom millworker, and specifying equisite tile from New Jersey. The home also received refinished hardwood floors, new moulding and millwork, pot lights throughout and custom lighting fixtures, wainscotting, and a new coat of paint. Finally, the laundry was moved upstairs from the basement for ease of use.

Our client was looking for a clean lined look but wanted the warmth of a country home! By adding a faux wood tile behind the tub we were able to add a wow factor to the room. Mix in a chandelier and the sliding barn door and our master ensuite had a touch of elegance mixed in with some rustic charm!

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

This oceanside residence in coastal Rhode Island blends relaxed Southern California ease with classic New England charm. A full renovation removed interior walls and introduced expansive sliding doors that open to the patio, creating an indoor outdoor living experience. The outdoor area features a tiered swimming pool, a spacious lounge and sweeping ocean views. The modern kitchen includes a two tiered island, woven metal inserts, slab stone backsplash, contemporary lighting and a pass-through window that connects to the outdoor kitchen. The primary bathroom offers unobstructed ocean views from the shower and bathtub, along with a dual vanity and stone wrapped walls that reinforce a sense of luxury. Throughout the home, a cream and neutral materials palette brings comfort and personality.

Northeast Portland is full of great old neighborhoods and houses bursting with character. The owners of this particular home had enjoyed their pink and blue bathroom’s quirky charm for years, but had finally outgrown its awkward layout and lack of functionality. The Goal: Create a fresh, bright look for this bathroom that is both functional and fits the style of the home. Step one was to establish the color scheme and style for our clients’ new bathroom. Bright whites and classic elements like marble, subway tile and penny-rounds helped establish a transitional style that didn’t feel “too modern” for the home. When it comes to creating a more functional space, storage is key. The original bathroom featured a pedestal sink with no practical storage options. We designed a custom-built vanity with plenty of storage and useable counter space. And by opting for a durable, low-maintenance quartz countertop, we were able to create a beautiful marble-look without the hefty price-tag. Next, we got rid of the old tub (and awkward shower outlet), and moved the entire shower-area to the back wall. This created a far more practical layout for this bathroom, providing more space for the large new vanity and the open, walk-in shower our clients were looking for.

The front is composed of matching board and batten gables flanking a covered porch featuring square columns with pegged capitols. A tour of the rear façade reveals an asymmetrical elevation with a tall living room gable anchoring the right and a low retractable-screened porch to the left. Inside, the front foyer opens up to a wide staircase clad in horizontal boards for a more modern feel. To the left, and through a short hall, is a study with private access to the main levels public bathroom. Further back a corridor, framed on one side by the living rooms stone fireplace, connects the master suite to the rest of the house. Entrance to the living room can be gained through a pair of openings flanking the stone fireplace, or via the open concept kitchen/dining room. Neutral grey cabinets featuring a modern take on a recessed panel look, line the perimeter of the kitchen, framing the elongated kitchen island. Twelve leather wrapped chairs provide enough seating for a large family, or gathering of friends. Anchoring the rear of the main level is the screened in porch framed by square columns that match the style of those found at the front porch. Upstairs, there are a total of four separate sleeping chambers. The two bedrooms above the master suite share a bathroom, while the third bedroom to the rear features its own en suite. The fourth is a large bunkroom above the homes two-stall garage large enough to host an abundance of guests.

Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.
