When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. A Classical home library was created using character grade walnut . The room features built in cabinetry and window seats with green silk velvet cushions. The tall custom wire cabinet houses a printer in the bottom cabinet. There are shelf slides in the bottom cabinets. Fully integrated Signature Estate featuring Creston controls and Crestron panelized lighting, and Crestron motorized shades and draperies, whole-house audio and video, HVAC, voice and video communication atboth both the front door and gate. Modern, warm, and clean-line design, with total custom details and finishes. The front includes a serene and impressive atrium foyer with two-story floor to ceiling glass walls and multi-level fire/water fountains on either side of the grand bronze aluminum pivot entry door. Elegant extra-large 47'' imported white porcelain tile runs seamlessly to the rear exterior pool deck, and a dark stained oak wood is found on the stairway treads and second floor. The great room has an incredible Neolith onyx wall and see-through linear gas fireplace and is appointed perfectly for views of the zero edge pool and waterway. The club room features a bar and wine featuring a cable wine racking system, comprised of cables made from the finest grade of stainless steel that makes it look as though the wine is floating on air. A center spine stainless steel staircase has a smoked glass railing and wood handrail.

This transformation started with a builder grade bathroom and was expanded into a sauna wet room. With cedar walls and ceiling and a custom cedar bench, the sauna heats the space for a relaxing dry heat experience. The goal of this space was to create a sauna in the secondary bathroom and be as efficient as possible with the space. This bathroom transformed from a standard secondary bathroom to a ergonomic spa without impacting the functionality of the bedroom. This project was super fun, we were working inside of a guest bedroom, to create a functional, yet expansive bathroom. We started with a standard bathroom layout and by building out into the large guest bedroom that was used as an office, we were able to create enough square footage in the bathroom without detracting from the bedroom aesthetics or function. We worked with the client on her specific requests and put all of the materials into a 3D design to visualize the new space. By expanding the room slightly it gave us the needed space to relocate the toilet, the vanity and the entrance to the bathroom allowing for the wet room to have the full length of the new space. This bathroom includes a cedar sauna room that is incorporated inside of the shower, the custom cedar bench follows the curvature of the room's new layout and a window was added to allow the natural sunlight to come in from the bedroom. The aromatic properties of the cedar are delightful whether it's being used with the dry sauna heat and also when the shower is steaming the space. In the shower are matching porcelain, marble-look tiles, with architectural texture on the shower walls contrasting with the warm, smooth cedar boards. Also, by increasing the depth of the toilet wall, we were able to create useful towel storage without detracting from the room significantly. This entire project and client was a joy to work with.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. This master bathroom renovation transforms a builder-grade standard into a personalized retreat for our lovely Stapleton clients. Recognizing a need for change, our clients called on us to help develop a space that would capture their aesthetic loves and foster relaxation. Our design focused on establishing an airy and grounded feel by pairing various shades of white, natural wood, and dynamic textures. We replaced the existing ceramic floor tile with wood-look porcelain tile for a warm and inviting look throughout the space. We then paired this with a reclaimed apothecary vanity from Restoration Hardware. This vanity is coupled with a bright Caesarstone countertop and warm bronze faucets from Delta to create a strikingly handsome balance. The vanity mirrors are custom-sized and trimmed with a coordinating bronze frame. Elegant wall sconces dance between the dark vanity mirrors and bright white full height mirrors flanking the bathtub. The tub itself is an oversized freestanding bathtub paired with a tall bronze tub filler. We've created a feature wall with Tile Bar's Billowy Clouds ceramic tile floor to ceiling behind the tub. The wave-like movement of the tiles offers a dramatic texture in a pure white field. We removed the existing shower and extended its depth to create a large new shower. The walls are tiled with a large format high gloss white tile. The shower floor is tiled with marble circles in varying sizes that offer a playful aesthetic in an otherwise minimalist space. We love this pure, airy retreat and are thrilled that our clients get to enjoy it for many years to come!

This new modern house is located in a meadow in Lenox MA. The house is designed as a series of linked pavilions to connect the house to the nature and to provide the maximum daylight in each room. The center focus of the home is the largest pavilion containing the living/dining/kitchen, with the guest pavilion to the south and the master bedroom and screen porch pavilions to the west. While the roof line appears flat from the exterior, the roofs of each pavilion have a pronounced slope inward and to the north, a sort of funnel shape. This design allows rain water to channel via a scupper to cisterns located on the north side of the house. Renovation and construction of traditional homes in California is increasingly adopting a design concept that has an eclectic taste for the various architectural styles found throughout the sate. Dynamic Garage Door designs some of the most attractive eclectic garage door designs that are commonly applied to traditional, historical and newly constructed homes in California and the rest of the nation as well. This custom modern garage door was designed with window panels offset to one side for dramatic curb appeal and to resonate the home's modernistic eclectic style. The overlay material is a paint grade eco-friendly material that his highly resistant to moisture, cracking splitting and salinity in the air since the home is located in Newport Beach close to the ocean. The dark paint that was selected makes an outstanding contrast between the earthy colored exterior walls while offering continuity of the rest of the home's windows and doors alike. The actual glass is safety, white laminate glass that offers privacy inside the garage while allowing ample natural light to bathe the interior of the garage during the day. Offsetting the location of the windows also creates dramatic interest and a unique design concept that is formidably trendy in eclectic style homes. Strategically placed LED can lights compliment the windows in this bathroom, really brightening up the space. The light shades of gray in the basketweave Mosaic tile flooring, Sherwin Williams “Agreeable Gray” paint on the walls, and the light “Latte” Quartzite vanity countertops create a soothing, spa-like setting in the remodeled bathroom. Just beside the new shower is a sleek custom ‘Hers’ vanity with dark stained cabinets and Satin Nickel hardware. The undermount sink has been relocated to the center of the vanity, adding visual interest and allowing for additional drawers to be incorporated. These drawers provide the extra storage the clients wanted and also have electrical outlets installed inside, perfect to conceal cords and prevent clutter on the countertop. This Family Room is designed for quality family time with plenty of function. A full wall of JWH Custom Cabinetry created balance and symmetry around the existing fireplace.
