Our clients were living in a Northwood Hills home in Dallas that was built in 1968. Some updates had been done but none really to the main living areas in the front of the house. They love to entertain and do so frequently but the layout of their house wasn’t very functional. There was a galley kitchen, which was mostly shut off to the rest of the home. They were not using the formal living and dining room in front of your house, so they wanted to see how this space could be better utilized. They wanted to create a more open and updated kitchen space that fits their lifestyle. One idea was to turn part of this space into an office, utilizing the bay window with the view out of the front of the house. Storage was also a necessity, as they entertain often and need space for storing those items they use for entertaining. They would also like to incorporate a wet bar somewhere! We demoed the brick and paneling from all of the existing walls and put up drywall. The openings on either side of the fireplace and through the entryway were widened and the kitchen was completely opened up. The fireplace surround is changed to a modern Emser Esplanade Trail tile, versus the chunky rock it was previously. The ceiling was raised and leveled out and the beams were removed throughout the entire area. Beautiful Olympus quartzite countertops were installed throughout the kitchen and butler’s pantry with white Chandler cabinets and Grace 4”x12” Bianco tile backsplash. A large two level island with bar seating for guests was built to create a little separation between the kitchen and dining room. Contrasting black Chandler cabinets were used for the island, as well as for the bar area, all with the same 6” Emtek Alexander pulls. A Blanco low divide metallic gray kitchen sink was placed in the center of the island with a Kohler Bellera kitchen faucet in vibrant stainless. To finish off the look three Iconic Classic Globe Small Pendants in Antiqued Nickel pendant lights were hung above the island. Black Supreme granite countertops with a cool leathered finish were installed in the wet bar, The backsplash is Choice Fawn gloss 4x12” tile, which created a little different look than in the kitchen. A hammered copper Hayden square sink was installed in the bar, giving it that cool bar feel with the black Chandler cabinets. Off the kitchen was a laundry room and powder bath that were also updated. They wanted to have a little fun with these spaces, so the clients chose a geometric black and white Bella Mori 9x9” porcelain tile. Coordinating black and white polka dot wallpaper was installed in the laundry room and a fun floral black and white wallpaper in the powder bath. A dark bronze Metal Mirror with a shelf was installed above the porcelain pedestal sink with simple floating black shelves for storage. Their butlers pantry, the added storage space, and the overall functionality has made entertaining so much easier and keeps unwanted things out of sight, whether the guests are sitting at the island or at the wet bar! The clients absolutely love their new space and the way in which has transformed their lives and really love entertaining even more now!

2011 NARI CAPITAL COTY MERIT AWARD WINNER This couple lived in their colonial home in Burke, Virginia, for more than 20 years. Now that their children were grown and gone, it was time for them to pay more attention to their home. First on their list was to renovate their master bathroom. Tight and dysfunctional is how they described the existing space. The homeowners always dreamed of having a whirlpool, a large steam shower and a private toilet area. Importantly, they wanted to use the latest products and materials to bring the bathroom into the 21st Century. Starting with exotic granite and porcelain tile from floor to ceiling, the new design does just that. Then, a highly sophisticated steam shower using granite benches, a heavy glass enclosure, chrome faucets and a rain shower head was installed. Modern body spray heads are embedded in the wall tiles. The shower is complemented by a bubble, jetted whirlpool tub with granite surrounds. A modern double vanity with vessel sinks, a granite countertop, high end cabinets and stylish faucets rest along one wall. Custom-built, recessed mirrored medicine cabinets provide storage for necessities. In the end, the homeowners are thrilled with the outcome and never imagined that their old and dark looking small bath could ever be transformed into such beautiful bathroom.

Inspiration for a kitchen remodel in Orange County

The homeowner was eager to update her dated kitchen into a modern yet functional space for both entertaining and cooking. The DEANE team worked to deliver a sophisticated, industrial vibe, leveraging unique materials and memorable accessories. The kitchen was outfitted with the full suite of SubZero/Wolf appliances and accessories to create a true chef’s kitchen for this family of six. The 48” range with griddle was a necessity, in addition to a convection oven, steam oven, and warming drawer. The decision was made to dedicate a refrigerator column to beverages with an independent ice maker by the beverage bar. The white powder-coated convex hood is accented with polished stainless steel metal strapping. It is flanked by cabinetry columns with integrated LED lighting on either side, which have been recessed into the wall, projecting slightly to feel like professional displays. Satin stainless steel drawer fronts with polished trim for dramatic effect shine on the lower cabinetry on the cooking wall as well as the display and upper cabinetry on the opposite wall, adding a mix of transitional white cabinetry for warmth and variety. The backsplash is a 2 1/2 x 10 1/2 ceramic tile installed in a contemporary ‘stacked’ pattern, balanced by Calacatta quartz countertops. A finishing touch was to replace wood floors with 2×2 ft porcelain tiles that are warmed by radiant heat.

The room had been remodeled about 20 years ago as part of a large addition and consists of three separate zones – 1) tub zone, 2) vanity/storage zone and 3) shower and water closet zone. The room layout and zones had to remain the same, but the goal was to make each area more functional. In addition, having comfortable access to the tub and seating in the tub area was also high on the list, as the tub serves as an important part of the daily routine for the homeowners and their special needs son. We started out in the tub room and determined that an undermount tub and flush deck would be much more functional and comfortable for entering and exiting the tub than the existing drop in tub with its protruding lip. A redundant radiator was eliminated from this room allowing room for a large comfortable chair that can be used as part of the daily bathing routine. In the vanity and storage zone, the existing vanities size neither optimized the space nor provided much real storage. A few tweaks netted a much better storage solution that now includes cabinets, drawers, pull outs and a large custom built-in hutch that houses towels and other bathroom necessities. A framed custom mirror opens the space and bounces light around the room from the large existing bank of windows. We transformed the shower and water closet room into a large walk in shower with a trench drain, making for both ease of access and a seamless look. Next, we added a niche for shampoo storage to the back wall, and updated shower fixtures to give the space new life. The star of the bathroom is the custom marble mosaic floor tile. All the other materials take a simpler approach giving permission to the beautiful circular pattern of the mosaic to shine. White shaker cabinetry is topped with elegant Calacatta marble countertops, which also lines the shower walls. Polished nickel fixtures and sophisticated crystal lighting are simple yet sophisticated, allowing the beauty of the materials shines through. The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more. Conversations and designs focused on creating a four-season space that addressed the high-exposure demands of the site while also providing a comfortable space to relax and entertain. The concept of extending the existing second floor level deck as a way to provide protection emerged as an early solution in the process. With the use of natural stone pavers and treads, the existing lower level patio was nearly doubled in usable area with different zones for intimate or large gatherings. The stone treads transition gracefully into the landscaped portion of the site. The deck above was expanded upon and resurfaced with a low maintenance porcelain pedestal paver system. A glass panel railing is constructed without a top rail, which allows for views of the water to remain unobstructed while sitting or standing. A custom outdoor fireplace was designed to act as a central focal point and to provide definition for the gathering spaces. The concrete mass is punctured through with a two-way fireplace, providing visual and bodily warmth for year-round comfort and use of the space. An updated, modernized outdoor kitchen was a necessity for larger gatherings. Durable yet elegant surfaces were required for this high use area. Cabinetry incorporates Parklex wood panels that are sustainably sourced and finished for long-term durability. Countertops and backsplash were comprised of an exterior-grade porcelain slab. Stainless steel appliances complete a low maintenance workspace. Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake. The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house. They find themselves enjoying and using their outdoor spaces more thoroughly and on a daily basis. The surprise for them was the unintended additional space resulting from the expanded deck above.

This primary ensuite bathroom clearly delivers LUXURY! A large free-standing tub and sparkling semi-flush chandelier bring the spa-like feel the homeowner was envisioning. The spacious shower features a patterned accent tile, a built-in bench with a quartz top, and a frameless shower door. The double vanity has quartz countertops and plenty of storage for all the necessities…and then some. Plantation shutters add traditional charm and diffuse natural light. Greige and gray tones play off each other to create a dreamy harmony.

The star of this master bath remodel is the beautiful mosaic tiles used in the backsplash, shower accent, and shower floor. The blend of blues, ambers, and browns gives the room a beachy feel. The new slate look tile floor has radiant heating installed beneath to keep the space cozy and warm. A large vanity with tower cabinet provides plenty of storage for necessities and linens.

We took our Boulder clients through an amazing transformation! Almost every room in their home has been remodeled to better reflect their tastes and create spaces that functions better for their family. We utilized natural materials every step of the way and designed a balance of mid-century inspired touches and cool contemporary finishes. In the living room we removed the existing half-wall to open up the entry and dining room and create an easier transition between spaces. To make the fireplace the focal point of the living room we designed a beautiful wall of honed sandstone and sourced a reclaimed wood mantel. Increasing storage was a necessity for this home, so we added a much needed closet to the dining room, and designed semi custom floating cabinetry for the living room & dining room. We added a custom barn door to their family room to give them the option of closing the television off from the rest of their home. The clients really wanted to brighten up their dark kitchen, so we removed the black cabinets and red backsplash to make room for beautiful natural wood cabinets and a custom clay tile backsplash. Contemporary touches like a zero radius stainless steel sink, concrete light fixtures, and a double waterfall counter-top continue to echo the clean lines utilized through out the rest of the home. For the two first floor bathrooms we removed barrels full of mosaic tile and installed large scale white and grey tiles, making the rooms feel larger and reign in the visual texture. We continued to use the cool tones and clean lines in the bathrooms to tie them in with the rest of the home and give us a unified feel between spaces.

We incorporated a 4" deep cabinet on the side of the refrigerator. It adds a decorative way to cover the side of the refrigerator as well as stores a ladder and other shallow necessities.
