The goal was to enlarge the Kitchen, utilize the wasted space in the Family Room and Dining Room and remodel the Fireplace. We strategically removed dividing walls to create an "open plan" and relocated the dining room to the back of the space allowing for a larger, more efficient kitchen and an island with seating and a breakfast eating area. Instead of a down draft , or island hood, we selected a ceiling exhaust system that didn't obstruct the view. Opening up the wall from the entry to the dining area made a clear walkway to the kitchen. The "shiplap" was added to the fireplace and accent wall behind the dining table for texture and interest.

This tranquil and peaceful bathroom provides the perfect refuge from stresses of the day. It features a deep soaking tub and a separate compact shower. A fabulous sliding glass door provides privacy to the toilet area without obstructing the entrance to the space. Simple grey 12 x 24 large format floor tile gives a subtle background against the fresh white wainscot subway tile on the walls. A stunning marble countertop completes the look.

What a great open view of the beach! It's easy to have the best of both worlds when you want the view AND your privacy. In this before & after shot, we've added top-down, bottom-up Duette honeycomb shades to the French door to offer a flexible viewing style, and the white plantation shutters with Invisitilt offer a less obstructed view than shutters with traditional tilt bars. We expanded the yard outward to take advantage of the space and to also integrate the topography change into a 360 vanishing edge pool. The home previously had log columns in keeping with a territorial motif. To bring it up to date, concrete cylindrical columns were put in their place, which allowed us to expand the shaded locations throughout the yard in an updated way, as seen by the new retractable canvas shade structures. Constructed by Mike Rowland, you can see how well he pulled off the projects precise detailing of Bianchi's Design. Note the cantilevered concrete steps, the slot of fire in the midst of the spa, the stair treads that don't quite touch the adjacent walls, and the columns that float just above the pool water.

Dark honed granite tops the island with rustic alder cabinets. Upper cabinets float above the dual-level island that houses the stove and commercial grade ice maker. To give a clean look, the granite continues as a backsplash with outlets located only under the cabinets. The upper cabinets are suspended from the ceiling, which had to be reinforced, by steel pipes that also conceal wiring for the LED under cabinet and in cabinet lighting and under cabinet receptacle power strips. Custom glass shelves and doors in the upper cabinets help to define the dining area from the kitchen while allowing light to filter through. The opposite island contains the sink, dishwasher and an in cabinet microwave drawer. The oversize granite top extends past the cabinets, allowing for casual seating adjacent to the Great Room. Both islands are faced with pre-cast stone that repeats the natural elements of the exterior. Exposed beams with historic warehouse flooring is utilized as the kitchen/dining room ceiling and also the 2nd floor loft/bedroom/bathroom flooring. Since both sides are visible, all planks on the underside had to be individually sanded and hand finished before hidden deck fastener installation. Utilizing the same material as the ceiling, a chase was constructed to allow sub contractors to supply electric, ventilation and the sound system. Cable lighting provides a minimalist look without obstructing any views.

The client has a cape house and wanted to take down a wall between the kitchen and dining room to create one large space. We did that by installing a large beam that we recessed into the ceiling. We installed a new awning window that gave them the most amount of light and the least amount of obstructions from the view of the backyard. A few things that are unique about this kitchen- we used the new Whirlpool microwave hood that has a high CFM to really remove the odors from cooking and it is mounted with 29"h clearance so its not in the way for large pots. And we did the new brushed bronze finish for the faucet and cabinet hardware. It looked great with the Ben Moore Newburyport Blue cabinets.
