APD was hired to update the kitchen, living room, primary bathroom and bedroom, and laundry room in this suburban townhome. The design brought an aesthetic that incorporated a fresh updated and current take on traditional while remaining timeless and classic. The kitchen layout moved cooking to the exterior wall providing a beautiful range and hood moment. Removing an existing peninsula and re-orienting the island orientation provided a functional floorplan while adding extra storage in the same square footage. A specific design request from the client was bar cabinetry integrated into the stair railing, and we could not be more thrilled with how it came together! The primary bathroom experienced a major overhaul by relocating both the shower and double vanities and removing an un-used soaker tub. The design added linen storage and seated beauty vanity while expanding the shower to a luxurious size. Dimensional tile at the shower accent wall relates to the dimensional tile at the kitchen backsplash without matching the two spaces to each other while tones of cream, taupe, and warm woods with touches of gray are a cohesive thread throughout.

One of the main features of the space is the natural lighting. The windows allow someone to feel they are in their own private oasis. The wide plank European oak floors, with a brushed finish, contribute to the warmth felt in this bathroom, along with warm neutrals, whites and grays. The counter tops are a stunning Calcatta Latte marble as is the basket weaved shower floor, 1x1 square mosaics separating each row of the large format, rectangular tiles, also marble. Lighting is key in any bathroom and there is more than sufficient lighting provided by Ralph Lauren, by Circa Lighting. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The homeowners started by hiring an architect to develop a vision and plan for transforming their very traditional brick home into a contemporary family home full of modern updates. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. They are a busy 2-career household with young children and enjoy entertaining friends and family in their home. They have a beautiful open concept home but unfortunately the kitchen was not fitting for the rest of the home. They were not quite sure what to do with the space. We talked about trying to refresh it or do more of a minor remodel, but in the end they decided a full gut would get them to where they wanted to be. One problem was there was no place for guests to hang out other than the large and awkward banquette area. The brick wall and tiled hood area were feeling a bit dated and tired. The space was just not functional for their lifestyle. There was no prep space near the cooktop and no landing area for items coming out of the ovens or refrigerator, plus a big dead zone in the center of the room. Banquettes, like the one they previously had in the space, are great for small spaces, but when they get really large like this one, it makes getting in and out of the seating area awkward and uncomfortable. Plus, there was room for a large table, so we eliminated the awkward built in. We started by removing the faux brick wall between the kitchen and back entry. We relocated the entry to the garage over a couple feet in order to get every last inch out of the new kitchen. We also made the decision to close up the primary window that faced the pretty ho hum brick wall of the neighbor’s house. There was plenty of light coming in from the seating area, so we just didn’t feel the window was adding much to the room. Construction went smoothy. There was a bit of rework with electrical, flooring and HVAC, but in the end, we think it was well worth it. The clients really wanted a sleek contemporary look, and we originally had planned for a full height slab backsplash, but due to it’s size, it was a budget buster. Instead, we got creative and settled on large format porcelain tiles that have a similar feel but were a fraction of the cost. We made sure the wall was plumb and level so that the fit and finish would mimic that of slab material. The final space was quite a change. A large prep sink sits directly across from the new pro-style range with plenty additional prep space on the large island. The refrigerator and ovens now have miles of landing space, and a nice tight work triangle makes cooking a breeze. Since we wanted a more contemporary feel, not many wall cabinets were included. Instead, we outfitted some of the drawers for dish storage with a peg system. Two large pantries flanking the refrigerator hold baking supplies and small appliances. Large drawers by the cooktop hold pots and pans, and an appliance garage tucked away to the left of the range hides away miscellaneous items. The large island also houses a microwave drawer and tons of storage, most of which is drawers offering maximum convenience. The island now seats 5-6 people comfortably along with the new table in the seating area which can seat up to 8. Entertaining will be a breeze in this space. With such a clean backdrop, we knew we would need some drama with the lighting, so we chose two sets of staggered pendants, which we adjusted for the right visual balance above the island. We also included a small coffee station to the right of the main kitchen, which helps keep the coffee clutter out of the kitchen proper. Two tones of complimentary gray are featured in this kitchen. The perimeter is a light gray that reads almost white. The island is a gray stain that adds some depth and interest with the visible wood texture. The countertops are clean white quartz, and the hardware, barstools and light fixtures add warm brass tones. I see lots of cooking and entertaining with family and friends in the near future in this bright and airy new space. This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The space was designed to take advantage of the bright southern exposure, with lots of white materials, grounded by the dark base cabinets. Photos by Maletz Design

Cooking for Two Location: Plymouth, MN, United States When this couple’s last child graduated from college they began the process of looking for a new home. After a lengthy search they decided to stay with the neighborhood they loved, saving money by remodeling rather than starting over. The top priorities on their wish list were adding character to their 1990’s era home with a classic white kitchen and a larger island while keeping within the existing footprint. With the intention of honing their cooking skills, they were also considering better appliances and two ovens. Challenges and Solutions Design a larger island with seating for at least two. The existing island was small and the area behind the seating was less than recommended clearances. To solve this challenge, the seating area of the island was extended out into the open area of the kitchen. This created a larger island with seating for three, extra storage and a bookshelf across from the range. The original kitchen had a range with microwave above, so adding another oven was a challenge with limited wall space. Because the adjoining dining room is used infrequently, the homeowner was open to placing the second oven and microwave in the walkway. This made room for the small buffet between the built in refrigerator and ovens, creating one of her favorite areas. The client requested a white painted kitchen but wanted to make sure it had warmth and character. To achieve this the following elements were chosen: 1) Cabinets painted with Benjamin Moore Capitol White, a luminous and warm shade of white. 2) The Range hood was painted with warm metallic shades to reflect the bronze of the Ashley Norton hardware. 3) Black Aqua Grantique granite was chosen for countertops because it looks like soapstone and adds contrast. 4) Walker Zanger Café tile in Latte was chosen for it’s handmade look with uneven edges. 5) The to-the-counter-cabinet with glass door shows off serving dishes and lends sophisticated charm. The result is a welcoming classic kitchen, where this couple enjoys cooking more often and sharpening their skills with gourmet appliances. Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley.
