Entrance Transition Spaces The outdoor space between the street and the front door is the start of the entrance to your home. This sequence of spaces differentiates between public and private areas. The street is the start of an intimacy gradient that extends to your front door and into your home. This transition from the street to the inside of your home should be a tranquil experience, slowing you down after experiencing automobile traffic on the interstate highway and the challenges of the day. Creating an entrance transition from the street to the front door and inside your house can create a space with a feeling of calm. Having your front door open directly to the street, you overlook the opportunity to create a graceful arrival to your home. The experience of entering your home and passing through an outdoor room between the street and the front door influences the way you feel once inside. If the transition is too abrupt, there is no feeling of arrival and once inside the quality of an intimate privacy doesn’t exist. The important thing is that an actual physical outdoor space exists between the street and the front door. The essential quality of creating this place is defining the space and to create a sense of enclosure, with a change in surroundings and view, while emphasizing a variation in the light, sound, path direction and surface texture. Below are some considerations you may want to think about in the design phase of the project: • Define a space or path extending from the street to the front door. Think about the transition as an actual space or outdoor room rather than just going from point “A” to “B”. Create a sense of enclosure with a gate or garden wall. • As this space is shaped, think about changes in level and direction in the walking surface at points of significance. • Activate all the senses as you pass through this outdoor entrance room. Create calming sounds with chimes or water. Introduce smells with fragrant flowers and bushes. Provide a Zen view at a change in direction or stopping point on the path. Vary the amount of light with a trellis. Change the texture and size of the paths surface material. • Change the scale of the path. Create a space at the street and just outside the front door for greeting or saying goodbye to guests. Create a space in the middle of the path as a point of reflection while looking towards a Zen view. If done well, the outdoor entrance room you created between the front door and the street will feel comfortable arriving and leaving. This will be a remarkable addition to your home. Private Residence / Santa Rosa Beach, Florida Architect: Savoie Architects Builder: Davis Dunn Construction The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products. Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting. Challenges: E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms. Solution: We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. Inspiration for a timeless kitchen remodel in New York

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

This newly completed contemporary island style Florida home overlooks the Roosevelt Channel, on the Bay side of Captiva Island, and is graced with the sunrise in the mornings. Repeat clients remind us of the success of previous landscape designs and of lasting relationships built while offering new and challenging opportunities for creative design. This client expressed a desire for a colorful tropical garden with emphasis on tropical plants, creative color palette and privacy. A grove of coconut palms with lush bamboo and a dense clusia hedge with a small tropical garden at the entry of the property screen views to the interior of the property plant a seed of intrigue for what lies around the corner beyond the decorative tabby stucco gate columns. Upon passing under the grove of coconuts and rounding the corner of the drive, the property opens to an expansive front yard with colorful tropical garden beds and channels views to the newly completed residence. Gardens containing colorful bromeliads, bougainvillea and tropical palms with a variety of leaf shape and texture and color draw upon influences of Brazilian garden design. Manicured swaths of Empire Zoysa separates the various gardens and allows for the user to stroll and explore the different gardens. The winding drive terminates at the front entry in a large tear drop shape turn around with massive coconuts in the center island surrounded by seven Sylvester Date palms around the outside of the drive. The entire perimeter of the turn around is surrounded with tropical gardens and intimate tropical gardens flank each side of the main entrance stairs. The hardscape pattern and color was selected to compliment the coquina tabby shell stucco finish on the foundation walls. The completed hardscape design including retaining walls, driveway, golf cart paths and private walks, is the result of collaborating closely with the owner over multiple revisions. The back of the residence overlooks an expansive resort-like pool and spa and a pool deck that terminates just feet from the seawall of the Roosevelt Channel. Tropical vegetation at each side of the property offers privacy to the pool area but is manicured to preserve views to the bay beyond. This truly is an island paradise.

The custom gas fire pit is built on a raised patio. Natural stone pavers were selected to contrast the walkway and main patio pavers. Both the change in material and the elevated patio distinguish this area as a separate outdoor room--one of seven on this 1/2 acre property.

  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   This Chicago client was tired of living with her outdated and not-so-functional kitchen and came in for an update. The goals were to update the look of the space, enclose the washer/dryer, upgrade the appliances and the cabinets. The space is located in turn-of-the-century brownstone, so we tried to stay in keeping with that era but provide an updated and functional space. One of the primary challenges of this project was a chimney that jutted into the space. The old configuration meandered around the chimney creating some strange configurations and odd depths for the countertop. We finally decided that just flushing out the wall along the chimney instead would create a cleaner look and in the end a better functioning space. It also created the opportunity to access those new pockets of space behind the wall with appliance garages to create a unique and functional feature. The new galley kitchen has the sink on one side and the range opposite with the refrigerator on the end of the run. This very functional layout also provides large runs of counter space and plenty of storage. The washer/dryer were relocated to the opposite side of the kitchen per the client's request, and hide behind a large custom bi-fold door when not in use. A wine fridge and microwave are tucked under the counter so that the primary visual is the custom mullioned doors with antique glass and custom marble backsplash design. White cabinetry, Carrera countertops and an apron sink complete the vintage feel of the space, and polished nickel hardware and light fixtures add a little bit of bling. IDS (Interior Design Society) Designer of the Year - National Competition - 3rd Place award winning Living Spaces ($30,000 & Under category) Photo by: Shawn St. Peter Photography - What designer could pass on the opportunity to buy a floating home like the one featured in the movie Sleepless in Seattle? Well, not this one! When I purchased this floating home from my aunt and uncle, I undertook a huge out-of-state remodel. Up for the challenge, I grabbed my water wings, sketchpad, & measuring tape. It was sink or swim for Patricia Lockwood to finish before the end of 2014. The big reveal for the finished houseboat on Sauvie Island will be in the summer of 2015 - so stay tuned.

This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented. On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent. Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining. Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge? The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic! To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home. Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.

2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. This newly completed contemporary island style Florida home overlooks the Roosevelt Channel, on the Bay side of Captiva Island, and is graced with the sunrise in the mornings. Repeat clients remind us of the success of previous landscape designs and of lasting relationships built while offering new and challenging opportunities for creative design. This client expressed a desire for a colorful tropical garden with emphasis on tropical plants, creative color palette and privacy. A grove of coconut palms with lush bamboo and a dense clusia hedge with a small tropical garden at the entry of the property screen views to the interior of the property plant a seed of intrigue for what lies around the corner beyond the decorative tabby stucco gate columns. Upon passing under the grove of coconuts and rounding the corner of the drive, the property opens to an expansive front yard with colorful tropical garden beds and channels views to the newly completed residence. Gardens containing colorful bromeliads, bougainvillea and tropical palms with a variety of leaf shape and texture and color draw upon influences of Brazilian garden design. Manicured swaths of Empire Zoysa separates the various gardens and allows for the user to stroll and explore the different gardens. The winding drive terminates at the front entry in a large tear drop shape turn around with massive coconuts in the center island surrounded by seven Sylvester Date palms around the outside of the drive. The entire perimeter of the turn around is surrounded with tropical gardens and intimate tropical gardens flank each side of the main entrance stairs. The hardscape pattern and color was selected to compliment the coquina tabby shell stucco finish on the foundation walls. The completed hardscape design including retaining walls, driveway, golf cart paths and private walks, is the result of collaborating closely with the owner over multiple revisions. The back of the residence overlooks an expansive resort-like pool and spa and a pool deck that terminates just feet from the seawall of the Roosevelt Channel. Tropical vegetation at each side of the property offers privacy to the pool area but is manicured to preserve views to the bay beyond. This truly is an island paradise.

Well, not this one! When I purchased this floating home from my aunt and uncle, I undertook a huge out-of-state remodel. Up for the challenge, I grabbed my water wings, sketchpad, & measuring tape. It was sink or swim for Patricia Lockwood to finish before the end of 2014. The big reveal for the finished houseboat on Sauvie Island will be in the summer of 2015 - so stay tuned.
