This residential roof deck was lots of fun to design and build. Amenities for any rooftop patio can have a wide range of options and Rooftopia enjoys personalizing all of our features for each of our clients based on the project goals, the existing architecture and the best layout to optimize the space. This spacious third story deck incorporates many customized outdoor features. Rooftopia designed and fabricated a large steel pergola with custom plasma-cut metal screens to cover the dining area, protecting it from the harsh sun. The custom outdoor kitchen with concrete counters, includes finished cabinets for lots of storage, stainless cabinet doors and appliances, with a separate beverage center to house an outdoor refrigerator and ice maker, for all your party needs!
Rooftopia designed and installed a Renson louvered pergola over the seating and lounge area of the deck to add a solid waterproof cover with an outdoor fan. The louvered pergola has more flexibility to open and allow light over the roof or remain closed for full shade and rain protection. We integrated automated retractable fabric screens into both pergola systems to enclose the space and provide shade against the western sun. The beautiful shadows and ambient light in this gorgeous rooftop outdoor space make this perfectly warm and glowy in the afternoon.
Rooftopia installed ornamental metal screens for privacy, shade and as screening to hide utilities. Modern and durable fiberglass planter boxes are filled with a mix of native perennials and annual flowers, edible plants (strawberries, tomatoes & herbs) to bring the beauty of nature into this urban getaway. The planters are installed with an automated watering system for low maintenance care. We added outdoor patio lights, and low voltage LED fixtures to illuminate the beautiful evening details.

All of our clients are unique and so is this new custom home designed to meet our client’s particular needs. The layout takes full advantage of their spectacular property with 270 degree views of the Ottawa River. The building footprint is a small area of the overall site, and we had to be creative to ensure the home design optimizes the available area. Our clients are true outdoor enthusiasts who want their home to respect and reflect the environment around it. Many features, such as floor-to-ceiling windows and a spacious screened porch with outdoor kitchen, welcome the outdoors into their living spaces. A solar array along the south facing roofs and other LEED features will help minimize the overall environmental footprint.
The redwood siding and architectural features compliment the surrounding forest. The silver galvanized siding reflects the sparkling eddies in the nearby rapids, and the darker siding symbolizes the earth and heavily-wooded area around the site.
The main floor layout is open concept with a great room, kitchen, and dining area as the heart of the home. A stone fireplace anchors the great room, though it will be the wall of windows revealing a stunning view that will dominate the space. A sizable walk-in closet and powder room are conveniently located off the entrance foyer.
Upstairs, the primary bedroom has a well-appointed ensuite bath and large walk-in closet. A nursery and a spacious office with wonderful view are also located on the upper level. The change in grade means that the lower level has full-size windows and direct access to the outdoors. It expands the living space with a rec room, two bedrooms, full bath, laundry room, and mechanical room.
The tandem garage is oversized to provide ample space for all their outdoor equipment, along with vehicles and space for a small workbench.

Modern Citi Group recently collaborated with Amelia and Jeremy to reimagine their newly purchased Junior-4 apartment with a complete remodel. This exciting renovation transformed the layout to add a second bedroom, a full second bathroom, and an updated kitchen layout. The goal was to create a functional, family-friendly floor plan and a modern, visually appealing space tailored to their lifestyle.
Our design team faced the challenge of balancing modern aesthetics with a strict budget. After exploring multiple layout options and visualizations, Amelia and Jeremy chose a design they felt best suited their vision.
The construction team brought the design to life, converting the dining room into a second bedroom with a large closet. The kitchen layout was reconfigured to feature an island, additional storage, and ergonomic functionality. We transformed a powder room into a full second bathroom with a walk-in shower and re-purposed the walk-in closet off the primary bedroom into a home office with a built-in desk.
Our professionals refinished floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting throughout to optimize flow and functionality.
The kitchen featured solid wood cabinetry, quartz countertops, and a porcelain tile floor. Neutral gray-blue cabinets complement the Empira White stone and matte black hardware, creating a sleek, fashion-forward space.
Both bathrooms were reimagined with luxurious new tiling, stylish fixtures, and upgraded plumbing and lighting. The powder room was converted into a full bathroom with a walk-in shower, featuring Arabescato Marble porcelain tiles and Benjamin Moore Palladian Blue walls to unify the kitchen and bath designs. High-quality fixtures from Delta and Kohler added a refined touch.

This post flood damage major renovation features an open concept main floor, complete with a modern, gourmet kitchen. The kitchen location was moved to optimize the functionality of the living and dining space.

A white Carrara Marble island with practical custom cabinetry underneath gives the kitchen maximum storage space. A modern and classic kitchen design with hints of industrial was created for this young family. Must-have's for the clients included: easily accessible storage, two sink workstations, and featuring their adored Santa Monica marble and Sierra Black soapstone. This once U-shaped kitchen with two peninsula's was opened up with two large working islands which optimize function and flow through the space. The prep sink island is topped with Sierra Black soapstone and provides ample space for food prep adjacent to the Wolf gas range. The Santa Monica marble became the focal point of this gorgeous kitchen. A three-sided mitered waterfall wrap envelopes the second island which houses the beverage refrigerator. A custom design dining table with industrial I-Beam leg stacks onto the marble monument.

This primary bathroom remodel features a custom double vanity, large-format porcelain tile, and a luxurious freestanding soaking tub that serves as the room's serene focal point. By optimizing the floor plan to include a frameless glass walk-in shower and enhanced custom storage, the finished space transforms into a functional, spa-like retreat. The upgraded layout and timeless materials not only improve daily organization and relaxation but also significantly increase the home's overall value.

Second-Story Addition in Yardley by BMR Belmax Remodeling
BMR Belmax Remodeling recently completed a second-story addition above an existing garage in Yardley, creating a beautiful and functional new space with a gable dormer. The project included:
Designing and constructing a new second-story addition with walls, subflooring, and a gable dormer.
Installing support posts and beams in the garage to ensure the addition’s stability.
Extending the home’s HVAC system and adding a new mini-split unit for optimal comfort.
Adding four new windows, new stairs from the garage to the second floor, recessed lighting, and electrical outlets.
Completing the exterior with siding, gutters, and shingles that seamlessly match the existing home.
The homeowner was extremely pleased with the results, enjoying a smoothly executed project that enhances their home’s space and style.

Our NYC studio designed this gorgeous condo for a family of four with the goal of maximizing space in a modest amount of square footage. A custom sectional in the living room was created to accommodate the family without feeling overcrowded, while the son's bedroom features a custom Murphy bed to optimize space during the day. To fulfill the daughter's wish for fairy lighting, an entire wall of them was installed behind her bed, casting a beautiful glow at night. In the kitchen, we added plenty of cabinets below the island for maximum efficiency. Storage units were incorporated in the bedroom and living room to house the TV and showcase decorative items. Additionally, the tub in the powder room was removed to create an additional closet for much-needed storage space.

Named for the original homestead, the Aspen Leaf Ranch blends early ranch history with modern sensibility. The owner, an outdoorsman and native plant enthusiast, and former project manager of notable Seattle buildings (including the Olympic Sculpture Park and the Bullitt Center), tasked Best Practice Architecture with designing a modest yet comfortable home reflective of valley cabins and farmsteads. He desired a small home that was ‘light on the land’, yet flexible enough to accommodate visiting friends and family. Located in a quiet river valley 10 miles from the nearest town, the result is a humble compound firmly rooted in the rural vernacular.
The Methow Valley was familiar to the owner from childhood ski and camping trips and he now has family who live in the area. The Valley is hot and dry in the summer and on average receives over 70 inches of snow each winter. Set in a narrow river valley below high mountain peaks, the owner wanted the new home to have a strong visual and physical connection to the surrounding landscape. For many years, the homestead was operated as a horse packing guide service, and an old agricultural barn remains that will eventually be repurposed into a ski waxing room, shop, and sauna. Two new structures make up the residential retreat: a one-bedroom main house and a carport with an adjoining guest suite, small office, and storage for outdoor equipment. Best Practice’s design prioritizes natural light and optimizes dramatic views of the surrounding meadow, forest, hills, and mountains
“I wanted both the design and scale of the new buildings to reflect traditional ranch homes and cabins in the remote river valley with all the creature comforts of modern living,” said the homeowner. “Ensuring a strong connection to the outside throughout the seasons was a primary goal. Windows on all sides and three exterior doors allow me to track the many species of birds and wildlife that move through the property and access the ever-changing light and weather.”
Best Practice carefully positioned the new structures to frame important vistas while minimizing disturbance to the native forest and meadow. The exterior finishes and details are consistent with historic cabins and barns in the area but stylized to acknowledge the new structure’s place in time. Metal roofing, siding, and a gravel skirt were chosen to reduce wildfire risk, and native plantings attract and support local birds and wildlife. Best Practice simplified the interior detailing with a nod towards a rural cabin aesthetic, incorporating painted beadboard, extensive built-in cabinetry, warm woods, a sizeable kitchen, and an open nook for daytime lounging and overnight guests. The design also took into account the owner’s collection of art, family heirlooms, and furniture gathered over many years.
Best Practice designed this Methow Valley home to respect the history and beauty of the historic Aspen Leaf Ranch while embracing modern comforts. The design successfully meets a well-considered program for 4-season use and serves as a full-time rural retreat for the owner as well as a gathering place for friends and family.
