The existing traditional missized semi-circle driveway that took up the entire frontyard was removed. This allowed us to design & install a new more functional driveway as well as create a huge courtyard that not only adds privacy and protection, it looks and feels incredible. Now our client can actually use the front yard for more than just parking cars. The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. Its as if its a silent barrier between the homeowners inside and the rest of the world. Our clients now feel comfortable in there new found outdoor living spaces behind the courtyard walls. A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.

The corner Tub was encased in the matching floor tile then carried around the tub in a carrera tile. The tile was outlined in a carrera pencil tile.

White wood posts paired with sleek stainless steel cables outline the deck’s boundary, with slender lines that provide safety without blocking the view, keeping the outdoor space open and bright.

Project involved total demo of a condo in Boca and redesigning the space to an open look for entertaining. Wood laminate flooring adds warmth and durability without fear of warping. Ceiling customized with stepping outlines the spaces and provides for lighting where concrete ceilings would not allow lighting. Woven custom shades and sheer panels create a light air look to the space with views out to the intercoastal. Kitchen is all white, counter top for island is Calacutta white, back splash is white glass installed as three horizontal continuous rows. All doors are customized in espresso wood finish and opague glass centers. Master Bedroom wall is expanded by sliding wood and Lumicor panels of reeds to create a beautiful back drop to the bed. Perched on the edge of the Pacific Ocean, the form for this custom home is secondary to the setting. The space was designed by JHL all the way down to the small details for wonderful, long-time clients. Warm, earthy interiors balance the expansive view of the ocean. An origami-like roofline ascends and descends, simulating the outline of the nearby Northern Oregon Coast Range.

This is hand-painted artisan tile produced and designed by ceramic artist Kandace Lockwood. It's abstract floral design is inspired by the chrysanthemum flower. The flowers are glazed white and their dark-brown outline is left unglazed which creates a beautiful raised texture where the glaze lies. 5.25in by 5.25in dark-brown porcelain includes one tile

This bright and airy dining room features a tone rich fruitwood slab topped table set upon two resin cast stone pedestals. The fully upholstered dining chairs are in a rich aqua frissee fabric with chartreuse silk welting outlining the frame. A sphere shaped chandelier in rich black and antique gold wrought iron illuminates the space. Cream tone on tone ceramic tile create a checkerboard pattern while cream canvas linen textured walls frame the built in service area.

This courtyard leads visitors from the front of the house to the backyard. The formal feel of the front bleeds into the courtyard through the placement of shrubs and the linear outline of the courtyard. However, the softer and more playful nature of pea gravel and the natural irregular stone wall ahead begins to transition the space into a more relaxing area as you move to the backyard. Blast 12x24 tile in Calacatta from Happy Floors outlines the remainder of the walls surrounding the bathtub, and was used in the shower walls as well. Cotton Flat Pebbles from Florida Tile were selected for the shower floor to give the space a natural, yet modern element.
