Pivoting doors are the perfect option for tight spaces such as shallow closets, and small niches. They work particularly well in hallways, bathrooms and kitchens. The facade can look like a sliding door but the doors actually swing like an old style “saloon door”. 
They are the ultimate solution for those areas where a sliding door can work but only allows access to half the space when opened. With pivot doors, you can open the doors and have full access to the space behind. They can also be used as pass through doors…the perfect solution for a door way between a kitchen and dining room. You can literally push through the doors when your hands are full and the doors revert back to the closed position...A variety of systems and materials for both the frame and the inserts provide a unique opportunity to customize this door to meet your individual needs and ideally fit into your interior decor.

This coastal, contemporary Tiny Home features a warm yet industrial style kitchen with stainless steel counters and husky tool drawers and black cabinets. The silver metal counters are complimented by grey subway tiling as a backsplash against the warmth of the locally sourced curly mango wood windowsill ledge. The mango wood windowsill also acts as a pass-through window to an outdoor bar and seating area on the deck. Entertaining guests right from the kitchen essentially makes this a wet-bar. LED track lighting adds the right amount of accent lighting and brightness to the area. The window is actually a french door that is mirrored on the opposite side of the kitchen. This kitchen has 7-foot long stainless steel counters on either end. There are stainless steel outlet covers to match the industrial look. There are stained exposed beams adding a cozy and stylish feeling to the room. To the back end of the kitchen is a frosted glass pocket door leading to the bathroom. All shelving is made of Hawaiian locally sourced curly mango wood. A stainless steel fridge matches the rest of the style and is built-in to the staircase of this tiny home. Dish drying racks are hung on the wall to conserve space and reduce clutter.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. The project forms an intimate connection with its setting by using site-excavated stone, terracing landscape planters with native plantings, and utilizing the shade provided by its ancient Riviera Oak trees. 2012 AIA Santa Barbara Chapter Merit Award Jim Bartsch Photography

An outdoor kitchen with a direct pass through window to the interior kitchen provides a highly functional and useful daily and entertaining arrangement. The outdoor kitchen features a gas barbecue, refrigerator, sink and abundant counter space for food preparation.

This pantry was narrow, so we made it extra deep, it's about 3 feet deep for nice storage.

Offering a beautiful view through a large window into the backyard, we knew we would highlight the window and design a new kitchen layout, around that window. The former kitchen felt closed in with super dark cabinets. Along with the homeowner, our team designed a light and airy kitchen, including a new pass through to the dining room. Closed off from the kitchen before, the pass through not only allows light to flow in from the beautiful bay window in the dining room, but if offers a functional countertop used for entertaining and serving guests. Not pictured is a drop zone, located immediately when you enter from the mudroom. Drop zones are fantastic for everyday items like keys, wallets, dog gear and more. We added an additional opening to the living room, right off the kitchen as well as a wet bar strategically placed outside the ever day kitchen work zone. Wet bars are fantastic for holding entertainment dishware, barware and appetizers! We finished the space with beautiful new hardwood floors throughout the entire first floor, except the tile in the mudroom.

Behind the Miele plumbed coffee/espresso machine is a full row of floor to ceiling cabinets. To the right is the pass through to the dining room, a beverage cooler and ice maker. The frosted glass door which brings in lots of natural light is close to the side exterior door and convenient for unloading groceries.
