Beautifully upgraded home with two stories plus basement. Displaying a modern look on the inside and out. Phenomenal Staircase! Contemporary Home with Bonus Room & Steep Gables. Sandy Utah

Grand Traditions “Compass Gardens” multi-tiered canyon waterfalls propel from different heights and angles to give a feeling of natures flowing energy and natural beauty. Night time multi-colored lighting is phenomenal. This setting is used as a backdrop for wedding ceremonies. See under “how to excavate” to create natural boulder placement.

This project required a lot of planning, coordination, and strategic execution. The results are phenomenal. We were able to creatively utilize the space between back door and chimney to create a winding stair set that doubles as a raised planter, a main landing area for dining, then another step down to the pool elevation for the firepit and sun tanning area, along with a walkway winding to the driveway.

I began working with the owners of this house in 2013. We started with the living and dining rooms. No new furniture was purchased, but the rooms transformed when we changed the wall and ceiling colors, added lighting and light fixtures, rearranged artwork, rugs and furniture. We softened the windows and added privacy with very simple linen Roman blinds. We used the same linen to slipcover the sofa.
Early in 2015, we tackled the most difficult room. The relatively small family room has disproportionately high ceilings. We worked to minimize the "elevator shaft" feeling of the room by replacing the previously "wimpy" mantel, surround and hearth with a design and combination of materials that stand up to the height of the room. In addition to treating the two sets of windows stacked at ground level and again at 8' as one tall window, we painted the ceiling chocolate brown which is reflected at floor level by the new rug (Dash and Albert - Nigel) and hearth stone. The chocolate brown ceiling extends into the foyer where we hung Circa Lighting's phenomenal "Kate" lantern.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan.
The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life.
Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection.
“From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said.
The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process.
“Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous."
After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there.
Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances.
The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in.
"Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together."
The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years.
Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space.
Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family.
“The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said.
“Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.

Gunite swimming pool was built in Coram, NY by Gappsi.
This gunite swimming pool was built in Coram, NY by Gappsi. The construction design layout, created by Giuseppe Abbrancati, consists of 10 inch walls and an 8 inch floor with 5,000 PSI dry-shot cement mix. The travertine pavers surrounding the pool were installed on 4 inches of poured concrete base and one inch of clean sand. The joints between pavers were filled with polymeric sand. This gunite swimming pool was built to accommodate the clients wishes. It measures over 1,400 sq ft of surface area, and has a depth going from 46 to 50 inches deep. The Fiorito used for the pool coping and surrounding patio is one of the most beautiful travertine patterns selected from the Gappsi Natural Stone Showroom collection. The pool design also incorporates a large sundeck that features a jet bubbler. It is entertaining for the kids and also serves as small water fountain feature in the center of the sundeck. The deep end of the gunite swimming pool contains a free form stairs and bench design. The plaster finish applied on the swimming pool walls is Diamond Brite Tahiti Blue, which is a combination of Tahoe Blue and Super Blue Diamond Brite quartz finishes. 6x6 inch tiles were installed at the water line and 3x3 inch tiles were used as markers at the edges of the steps and benches. The pool has many options starting with 3 large LED lights in the pool, one small light in the sundeck step, and the bubbler used in the sundeck has a light as well. The entire gunite swimming pool has a full automation system that works from a smart phone, allowing the customer to control the gas heater, salt chlorine generator, and Ozone system. On the outside of the pool, a wood-burning fire pit was built with firebricks and veneered with travertine. And at the deep end, a Inter-Fab X-Stream 2 pool slide was installed.
Letter From Customer
Our experience with Gappsi began in August., 2017 and it was purely by chance. My husband found their website, and dropped by their business after setting up an appointment with another pool builder down the block from them. Immediately upon walking into their place of business, he received a hospitable reception which gave him the “warm and fuzzy” feeling he likes to get when doing a business transaction. This is his indication of an honest, trustworthy company. And his intuition proved to be right. Having spent months prior doing research, we knew exactly what we wanted, a gunite pool to fit the existing landscape of our nice sized yard. The owner, Giuseppe Abbrancati, came out, took notes and pictures of our yard, and within a week, had computer generated renderings, which we were able to modify on the spot. Giuseppe and his son, Emanuele, did a phenomenal job at giving us exactly what we wanted, instead of trying to sell us on the expensive add-on features that we didn’t want. And what that enabled us to do was go bigger with our free-form design, one of the largest residential gunite pools they had done and at a very reasonable price. The only major hiccup was when their project manager had to be replaced, but once that hurdle was overcome, the newly assigned project manager, Tosh, made sure getting our pool, the gas lines, the electrical, the masonry, the sodding and landscaping were all completed in time for the opening of our pool in June, 2018. We are delighted and thrilled beyond measure at our resort style backyard. We would recommend Gappsi, a family-run business, to all!! Thanks for making our home the “destination stay-cation” of Coram, NY for our family and friends!! Everyone is in awe when they see it!

lastly, we have a mod, geometric cement pattern, "modern roman holiday" which looks phenomenal paired with the simplistic design of this malibu master bath remodel. this is one of our all-time favorites because there is nothing else that is simultaneously classic and endlessly provocative.

We are excited to share our latest project a Modern Farmhouse. Our client loves East Coast style this was fun to create with the best bones we had to just select phenomenal materials to make this space look fantastic! Center stage is this great window with a view of a backyard oasis. The cabinetry is special and unique with doors that you can’t find everywhere. Take a close look at the details!!
We blocked out the corner of the kitchen where the subzero refrigerator freezer is located to create a space for the pullout pantries that are located on each side of the ref/freezer.
It is a design element but I prefer to cover the dishwasher to have an uninterrupted are that makes the sink a focal point. This kitchen sink is a native trails concrete farm sink which pairs perfectly with the caesarstone rugged concrete countertop.
Custom made hood with charred wood that is the perfect accent to a subway tile that has rustic elements. In the center is a 36" wolf range, off to the left finishing out this kitchen is a steam unit. This kitchen deliveries on style and the culinary desires of the most adventurous cooks. @SubzeroandWolf Appliances

This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

About This Project: Stunning 180' ocean and bay views abound from this spacious 3,500 sq. ft. home sitting perfectly on a 9,300 square foot lot on an ideal upper ridge-line overlooking the sea. Take in stunning sunsets while floating in the pool, playing games in the yard or entertaining friends via the ideal indoor/outdoor floor plan. Privacy awaits you beyond the entry gate as you are welcomed by the expansive views. The master suite occupies the entirety of the second-floor yielding yet more phenomenal views and seclusion that is sure to please any homeowner!

Some of the most impressive modern and vintage Iranian rug productions have come out of the city of Tabriz. Some of the modern and vintage Tabriz rugs are truly phenomenal works of textile art. The combination of bold colors, geometric and floral designs and attention to detail are why vintage and modern Tabriz rugs are so popular today. Gracing the floors of some of the greatest homes throughout Europe and the Middle-East, fine vintage or modern Tabriz rugs have become quite the status symbol among those who have a love and passion for the art of weaving.
