Doing a remodel with the thought of long term should always be in mind. So when doing this project i knew i didn't want grout in the shower, then what are my options for something that looks timeless, would stand up to years of soaps, shampoo and still look great in years to come. I had seen these sheets of porcelain from Spain at a trade show a number of years ago, it seemed that for my own bath it was a good project to give them a try. These are available in different sizes and thicknesses and i am really happy with them. The cast iron bath tub with an antiqued chrome wrap is the Whitby from Penhaglion, it sits in front of the window which has an opaque small patterned film covering the once clear glass. The bath and sink faucets, come from Penhaglion, that I have to say is an amazing company to work with. Heated floors in the bath and shower area as well as a Toto toilet, all pulled together with a vintage sideboard that was refinished to suite the plumbing of the 2 drop in sinks. About a year later, when Alison was pregnant with their first child they reached out to me to design the nursery & transform the garage into an office/ lounge. Later we did a total makeover in their living room, and recently I completed the nursery for their newest addition the the family. This thoughtfully renovated flip was designed with both beauty and longevity in mind, featuring an ADA-accessible private suite tailored for aging in place. The layout was fully re-imagined to improve flow and daily functionality—most notably by opening up the main living areas and removing an outdated corner brick fireplace, allowing for smoother circulation and a brighter, more connected home. The primary suite was significantly expanded to create a spacious bedroom, an oversized walk-in closet, and a serene master bathroom, transforming it into a true retreat. A new patio door was added to enhance indoor-outdoor connection and bring in natural light. The kitchen was refreshed with a timeless black-and-white palette, elevated by champagne bronze hardware, updated lighting, and charming shiplap accents. A dedicated coffee bar adds both function and personality, making the space perfect for everyday living and entertaining. Bathrooms were finished with extra-large format porcelain tile on both floors and walls, creating a clean, seamless, and spa-like feel while ensuring durability and easy maintenance. Throughout the main living areas, we installed rustic waterproof wood-look flooring in a mid-tone oak, offering warmth, texture, and long-term performance—ideal for multi-generational living. This renovation balances accessibility, comfort, and modern elegance, proving that a well-designed home can be both future-ready and beautifully timeless.

This Chicago modern renovation was designed to create a seamless transition between the kitchen and living areas while introducing strong architectural focal points throughout the main level. The custom floor-to-ceiling fireplace wall features large-format dark tile and a sleek linear fireplace, creating a bold centerpiece that anchors the entire living space. Adjacent to the living area, the open kitchen includes a large waterfall island, custom cooking station, premium stone surfaces, and full-height cabinetry designed for both daily functionality and entertaining. We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
