We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. We designed and installed 16 custom planters around the front and side patio using a curated mix of climate-appropriate plants, stylish containers, and proper drainage for long-term health. Here’s what went into it: - 3D design to visualize layout, proportion, and plant placement - Assorted planters with filler, perlite, raised garden soil + soil amendment - A mix of sculptural and evergreen plantings, including: • Dracaena trifasciata 'Laurentii' • Boxwood Beauty Natal Plum • Purple Majesty Chinese Fringe Flower • Foothill Sedge • Obsession Heavenly Bamboo • Ray of Light Agave • Woolly Grevillea, Snake Plant, Tradescantia & more

This backyard was completely reimagined into a modern, fully automated outdoor living space designed for relaxation, entertaining, and year-round enjoyment. At the center of the design is a fully automated 11’ x 9’ inground spa, equipped with a dedicated pump for powerful swimming jets and a sleek sheer descent water feature. The spa is finished with pour-in-place coping, stack stone on the spa facing, and low-voltage LED lighting to enhance both functionality and nighttime ambiance. Adjacent to the spa is a custom rectangular fire pit, featuring pour-in-place coping, stack stone veneer, and integrated low-voltage lighting, creating a warm and inviting focal point for evening gatherings. For entertaining, we built a custom BBQ island topped with a concrete countertop, and fully equipped with an ice chest, refrigerator, trash pull-out, and ample storage space, offering both durability and a clean, modern aesthetic. The hardscape includes 24” x 12” decking pavers installed throughout the yard and continued along the side of the house, all designed with proper drainage for long-term performance and durability. A raised planter system adds structure and greenery to the space, finished with pour-in-place coping, smooth stucco planter faces, and low-voltage lighting both on and within the planters. An irrigation drip system was integrated into all planters to ensure efficient watering and healthy plant growth with minimal maintenance. To soften the design, artificial grass with stepping stones was installed, creating a low-maintenance, lush look while improving flow through the yard. For evening atmosphere, three metal posts were installed for string lighting, complemented by low-voltage lighting throughout all flat and raised planters to deliver layered, resort-style ambiance after dark. Finally, white vinyl gates and fencing were added to enclose and conceal the spa and pool equipment, topped with a privacy extension to keep the space visually clean and private. The result is a cohesive, modern outdoor retreat that balances design, comfort, and functionality. Perfect for both entertaining and everyday enjoyment.

At the rear of the garage, easy access to the backyard and a conveniently located second entrance to the Root Cellar reflects the home's practical design. Every feature has been planned with long-term functionality and convenience in mind.

This Wheat Ridge home underwent a complete exterior transformation featuring board and batten siding, black fiberglass windows, custom black doors, and natural wood porch accents. The goal was to create a cohesive design that unified the home's original structure and multiple additions while improving curb appeal and long-term durability. The finished exterior pairs soft ivory siding with bold black accents for a timeless modern farmhouse aesthetic. New windows, doors, and carefully planned architectural details create a clean, cohesive appearance that feels both updated and true to the home's character. The result is a striking exterior designed for low maintenance, lasting performance, and future enhancements.

The homeowners faced a challenge in their beloved early-1900s home: all the bedrooms were upstairs, while the kitchen was on the main floor. To make their forever home work for the long term, they aimed to “future-proof” it with an ADA-accessible primary suite that would offer comfort, functionality, and independence as they age. To bring this vision to life, we designed and built a carefully integrated addition off the back of the home. Positioned for easy, same-level access from the rear parking area via the alley, the new suite offers both convenience and accessibility without compromising the home’s historic character. Stepping through the back door, you enter a spacious, light-filled primary bedroom that seamlessly blends modern design with thoughtful functionality. The attached ADA-compliant bathroom features a barrierless shower with grab bars, a wheelchair-accessible vanity, and built-in laundry—offering both comfort and ease of use. While the suite was designed for future needs, the space currently doubles as a music room, demonstrating its versatility and intentional design. This addition not only honors the home's original charm but also provides the homeowners with peace of mind, knowing their beloved space will serve them well for years to come.

Based on her experience with several renovation projects, the owner reflects that “renovations always take longer and cost more than what you first think. That’s just the reality of renovations. You’re going to find stuff along the way. You learn to prepare for that. Having said that, there weren’t really any surprises with this project.” She also appreciates the collaborative approach that Way-Mar brings to a project. “Way-Mar always gives options and explains the differences - taking into consideration your personal preferences and priorities.” Early on with this home, the owners worked with different contractors and got several quotes to help choose the best company. We handcrafted this traditional fitted home office and library in natural oak for our client’s characterful home in the village of West Chiltington in West Sussex. The bespoke, made to measure furniture features an executive desk, carefully configured bookcase cabinets and ingenious solutions for concealed storage. Decorative design features include fluted solid oak pilasters which add a sophisticated, classic look to the cabinetry. The cabinet doors, drawer fronts and frames have been constructed in 25mm thick European oak, and the warm tones and rich grain of this sustainable timber create a welcoming and productive home office with a timeless quality Shaped statement desk This impressive statement desk has been beautifully handcrafted for long-term durability and practical comfort. The angled shape creates a comfortable seating area with ample leg room. Every side of the desk has a high-quality finish to present a professional appearance from every angle in the room. The real oak veneered surface has solid oak edges and features two hand-fitted, sheepskin leather insets in a medium tan colour. Other customised features include eight equal-sized drawers and two pencil storage drawers, Shaker-style cabinetry The floor to ceiling and wall-to-wall oak bookcase cabinetry features tailored shelving, lower cupboards and hanging file drawers, and a glass-fronted upper display unit. This central cabinet is beautifully illuminated with concealed, dimmable LED lighting. The cabinet countertop and desktop both feature a matching chamfered edge and plinth detail. A chamfer is a refined yet impactful design choice that achieves a safer, more durable, and visually appealing furniture. All the cabinets are fully lined with real oak veneer. We also hand finished the cabinetry with natural Rubio Monocoat wood oil in Pure, which accentuates the authentic look of the oak.

This historic Dilworth gatehouse renovation in Charlotte, NC was designed to create a functional and seamless transition from rear alley access to the main home. The new structure provides secure storage, a dedicated workshop space, and protection from the elements, while complementing the character of the existing property. As part of a thoughtful design-build remodeling project, the goal was to enhance everyday usability, improve access, and add long-term value to the home through a well-integrated exterior addition.

Mary & Bohan were fun to work with. They loved their home and have plans to live there for the long term, However, their kitchen did not reflect who they were, and wanted to have a modern kitchen to enjoy and add functionalities. The layout and function met their needs, but the overall all colors fell flat when it came to the cabinetry and countertops. The bones of the cabinets were strong, so they opted to have the cabinetry refinished. This created an opportunity to have a two-toned cabinet package. The upper cabinets we refinished to Pure White, and the base cabinets are Dovetail, both colors are from Sherwin Williams. Simple, but supportive quartz was selected for the countertops. Portofino Classico Quartz countertops from Arizona Tile, which along with the refinished cabinets give a clean and elegant feel. The backsplash tile was installed using Arizona Tile Bare White Subway 3X12 in a offset pattern. To break up the repetitive pattern we used dome liner that frames accent tile above range, and Arizona Tile Themar Statuario Matte 24X24 accent tile above range.

This project was developed as a fully integrated outdoor living environment, where the pool, pavilion, and surrounding landscape were designed in alignment with the architecture of the residence. Rather than approaching each element independently, the project was structured as a cohesive composition—ensuring that proportion, material selection, and spatial relationships remained consistent throughout the property. The pavilion was positioned to establish a clear focal point within the landscape, providing both functional shelter and architectural presence. Its form, detailing, and material palette were coordinated with the residence to maintain continuity between built structures. The pool and surrounding terrace were developed with careful attention to layout and circulation, supporting both everyday use and larger-scale entertaining. Sightlines, transitions, and access points were considered to create a natural flow between interior and exterior spaces. From a construction perspective, the project required detailed coordination across grading, structural elements, drainage, and integrated lighting systems. These components were addressed early in the process to ensure precision during execution and long-term performance. This project reflects Mediterra’s approach to outdoor living—where landscape, architecture, and construction are developed as a unified environment rather than a collection of separate features.

Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. Situated on a challenging hillside property, the original backyard installed in 2005 was plagued by critical design flaws that led to a complete failure of the outdoor space. The existing negative edge pool, improperly installed with insufficient grade, drainage, and support, caused massive water loss and structural issues. The consequences were severe — the side rock wall broke in half, the backyard destabilized, and even a portion of the house was compromised. GoDesigns was brought in to turn crisis into opportunity. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. These systems are integrated into leveled planters that not only beautify the space but also reinforce the structure of the pool and surrounding terrain. Phase 2 focused on upgrading the patio directly outside the main house, while Phase 3 was the final touch — a lush landscape planting plan paired with elegant outdoor lighting to enhance ambiance and curb appeal. What was once a scene of despair is now a luxurious retreat — completed in thoughtfully timed phases over four years. Thanks to GoDesigns’ master planning and unwavering commitment, this hillside haven is a true testament to transformation. The clients are now looking forward to their next chapter: the front yard.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.
