This lakeside manufactured home received a complete transformation designed for both comfort and long-term livability. What began as a dated interior with hidden structural issues became an opportunity to reimagine the layout and create a clean, modern, and welcoming space. ​ The bathroom required subfloor repairs, which allowed us to remove the oversized, outdated spa tub and design a brand-new layout featuring a full standing shower/tub combination with built-in shelving for better function and storage. Throughout the home, we installed new LVP flooring, refreshed the interiors with new paint, and completed repairs to the existing deck — creating an inviting outdoor space to enjoy the private lake views. ​ With all structural and cosmetic issues resolved, this home now offers a bright, modern look and a lifestyle upgrade for the new owner.

This project converted a basement from an open living/guest area to a fully separate unit for use as a short or long-term rental. It includes a complete kitchen, a lovely full bath with stacked laundry, bedroom and living space and an office "nook." It has its own entry and despite the below-grade living, takes full advantage of ample windows on three sides of the unit.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. This luxury outdoor living space in Mascoutah, Illinois was designed and built by Envisioning Green to create a resort-style backyard with year-round functionality and entertainment. The project features a solid cedar timber pavilion, a large paver patio, and a custom natural stone outdoor kitchen with a built-in gas grill, gas griddle, smoker, ice maker, and refrigeration. A masonry fireplace with mounted TV, gas fire pit, integrated low-voltage landscape lighting, and an infrared outdoor heater extend the usable season. New stairs, decks, and landscaping provide both safe and visually appealing access from the home to the wooded landscape overlooking Kellogg Lake in Milwaukie, Oregon. We incorporated Castohn Irregular Steps and Trex decking platforms to create a natural, inviting aesthetic that harmonizes with the surroundings. This homeowner in Wayne wanted to refine a small wooded area bordering their driveway and street without losing the natural character of the landscape. The space had been left largely unmaintained, with accumulated leaves, debris, and overgrown plants detracting from its potential. Preparing the Landscape Our team began by carefully clearing out unwanted growth, creating a clean foundation while preserving the existing woodland feel. Once the area was prepped, we added a healthy layer of bio-soil to improve planting conditions and support long-term growth. To ensure the new landscape blended seamlessly with its surroundings, we selected shade-tolerant shrubs. These plants thrive in lower-light conditions and naturally complement wooded environments, providing structure, texture, and year-round interest without looking overly formal. Natural Touches Along the edge of the driveway, we installed a border of river rock to prevent mulch and soil from washing onto the pavement. The river rock not only serves a practical purpose but also adds visual interest and clearly defines the new planting area.

This deck replacement project in Fair Oaks involved upgrading an old, weathered wood deck to a durable, low-maintenance Trex deck. The Willow - Transitional Family Home on Acreage in Brush Prairie, Washington by Cascade West Development Inc. Another key ingredient was a long term solution for a growing family. With a teen, preteen and a toddler it was well understood that this family would be growing, in many different ways, for years to come. A great way to plan for the future is to build in adaptability. This meant multi-use rooms, nooks and convertible flex spaces. Some of the flex features wee rooms with closets and other additional storage that could be used for personal or family effects. This included additions to the den, craft room and lots of spaces in-between. Two dining areas allow for added entertaining, either formal or informal. And underground plumbing designed for expansion will make it easy to set-up a detached garage, for the teenage years, or an in-law suite for when older relatives get a little late in their years. Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. Situated on a challenging hillside property, the original backyard installed in 2005 was plagued by critical design flaws that led to a complete failure of the outdoor space. The existing negative edge pool, improperly installed with insufficient grade, drainage, and support, caused massive water loss and structural issues. The consequences were severe — the side rock wall broke in half, the backyard destabilized, and even a portion of the house was compromised. GoDesigns was brought in to turn crisis into opportunity. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. These systems are integrated into leveled planters that not only beautify the space but also reinforce the structure of the pool and surrounding terrain. Phase 2 focused on upgrading the patio directly outside the main house, while Phase 3 was the final touch — a lush landscape planting plan paired with elegant outdoor lighting to enhance ambiance and curb appeal. What was once a scene of despair is now a luxurious retreat — completed in thoughtfully timed phases over four years. Thanks to GoDesigns’ master planning and unwavering commitment, this hillside haven is a true testament to transformation. The clients are now looking forward to their next chapter: the front yard.

The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.
