Our goal was to integrate the driveway with the existing patio and landscaping. We combined concrete with the pavers used throughout the property for continuity and visual interest.

We had been to maintain this Sandstone floor about two years previously at a property in the pretty area of Windermere in the English Lake District. The client had run out of our Tile Doctor Neutral Tile Cleaner that we left after completing the job and had started using a standard cleaner instead (a well-known ecological cleaner). Unfortunately, this product has a 5% non-ionic surfactant in its chemical structure, which will strip a coat of stone sealer off the surface within 6 months, once that topcoat has been removed the sealed surface is only 50% as strong as it should be. Readers of this article should be aware that even washing up liquid which is a degreaser will strip sealers although it will take many months of regular use before you will start to notice an issue. Stronger bleach-based cleaning products such as Flash and Domestos will cause instant damage to stone sealer which will often go an off-white colour as a result. So, the importance of using the right cleaner is imperative. Having used our services on this floor previously he client knew what to expect and was happy to go ahead with our quote. My first task would be to clean the floor and completely remove what was left of the old sealer to ensure the floor would have a consistent appearance. On this occasion I used a strong 1:3 dilution of Tile Doctor Pro-Clean worked into the floor with a Black buffing pad fitted to a rotary buffing machine. The Sandstone floor was then rinsed with water, scrubbed again and then the waste extracted using a wet vacuum. This was followed with acid rinse using a 1:5 dilution of Tile Doctor Grout Clean-Up, this is a Phosphoric Acid (not a Brick Acid). After being scrubbed into the tile it was rinsed off the floor as before using water and the wet vacuum. This process further cleans the stone and neutralises the floor after the use of the strong alkaline Pro-Clean used earlier. Before leaving for the day I gave the floor one final rinse with water and then dried the floor as much as possible with the wet vacuum. The floor was now clean and free of sealer and left to fully dry off overnight. I came back the following morning and started by testing the floor with the moisture meter. I always do this as I know from experience how important it is to ensure the floor is dry before applying a sealer. Happy the Sandstone was dry I then proceed to apply the first of what would be four coats of sealer. For this I used Tile Doctor Seal and Go which leaves a nice low sheen finish. This product is specially formulated blend of acrylic polymers that provides will protect the floor from ingrained dirt and staining; it will make the floor easy to clean and has the added advantage of being water based so it doesn’t leave a solvent smell as it dries. The client was left another complimentary bottle of Tile Doctor Neutral cleaner and hopefully the seal will last a long longer the 2nd time around. The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas. I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied. I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle. To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary. I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum. The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt. The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing. Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward. With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish. The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted. For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. Tile Doctor Neutral Tile Cleaner is reasonably priced, and the concentrated formula means a small amount goes a long way so it’s well worth using. This was a pleasurable job for me as it was good to see the floor transform from dull and lifeless to clean and showing the natural colour and beauty of the York stone, and always lovely to have another satisfied client. This zealous gardener was tired of her pool taking up so much space in her landscape. She asked me for ideas. The answer was simple. Since her garden brings her so much joy, I proposed adding more garden rooms to experience. We removed the large expansive pool and replaced it with a small reflecting pond that doubles as the pool. This allowed us to create 4 new garden spaces. We replaced all concrete pavers with natural PA flagstone. The traditional square lawn provides elements of simplicity, elegance and classical style while creating a new play space for the grand kids. The pergola creates depth and a great focal point from the loggia. We illuminated all the walkways and garden rooms with Escort Lighting. One of the most fun transformations was converting the spa to a fish pond. The pond provides just enough sound to drain out all neighborhood activities. In the front, we created a new permeable brick paving parking area. The parking area was designed to keep visitors from venturing to the back parking. We chose the permeable brick pavers to collect runoff that is becoming more of a problem in the neighborhood. Our final piece to this property was to come up with a unique solution creating additional privacy while minimizing root damage to the existing plant material. Our client was looking for a permanent solution that required little to no maintenance. Masonry walls were out due to the necessary footers. We looked at fence options. Wood and plastics were out, so we created post out of steel “I” beams and setting concrete lintels in between the lintels. It was perfect. This has to be one of my favorite projects to design and implement of my 25 year experience.
