his business located in a commercial park in North East Denver needed to replace aging composite wood siding from the 1970s. Colorado Siding Repair vertically installed Artisan primed fiber cement ship lap from the James Hardie Asypre Collection. When we removed the siding we found that the underlayment was completely rotting and needed to replaced as well. This is a perfect example of what could happen when we remove and replace siding– we find rotting OSB and framing! Check out the pictures! Flimsy plastic or rigid metal edge restraints can pop out of the ground over time or be damaged by your mowing service! Keep a maintenance crew on the property at least twice a year to keep up with your pruning, but ask them once a year to clean up the edges so that they remain CRISP!

Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! This zealous gardener was tired of her pool taking up so much space in her landscape. She asked me for ideas. The answer was simple. Since her garden brings her so much joy, I proposed adding more garden rooms to experience. We removed the large expansive pool and replaced it with a small reflecting pond that doubles as the pool. This allowed us to create 4 new garden spaces. We replaced all concrete pavers with natural PA flagstone. The traditional square lawn provides elements of simplicity, elegance and classical style while creating a new play space for the grand kids. The pergola creates depth and a great focal point from the loggia. We illuminated all the walkways and garden rooms with Escort Lighting. One of the most fun transformations was converting the spa to a fish pond. The pond provides just enough sound to drain out all neighborhood activities. In the front, we created a new permeable brick paving parking area. The parking area was designed to keep visitors from venturing to the back parking. We chose the permeable brick pavers to collect runoff that is becoming more of a problem in the neighborhood. Our final piece to this property was to come up with a unique solution creating additional privacy while minimizing root damage to the existing plant material. Our client was looking for a permanent solution that required little to no maintenance. Masonry walls were out due to the necessary footers. We looked at fence options. Wood and plastics were out, so we created post out of steel “I” beams and setting concrete lintels in between the lintels. It was perfect. This has to be one of my favorite projects to design and implement of my 25 year experience.

I was contacted about a Georgian property in the Kent village of Leeds , to see if I could do anything to improve a Travertine tiled floor. The use of Travertine was extensive and had been installed throughout the ground floor including the kitchen, dining room, utility and bathroom WC. Travertine is probably my favourite stone, but it is acid sensitive and attracts dirt easily, due to its ‘holey’ composition. Initially we discussed the floor over the phone where I got to know about the issues they were experiencing, and I detailed the renovation process I normally use to restore it including the products and timelines. Naturally they wanted to me to provide a quote for the work however its tricky to do that accurately without seeing the floor, so I arranged a date to pop over. Upon arriving I could see the tiles and the wide grout joints had extensive, ingrained dirt indicating the previous sealer had long since worn away. This is a common issue with stone floors, and to re-assure myself and the client it could be resolved I cleaned a small area in the utility room with pleasing results! This test clean helped me to understand which products and methods would work best on the floor and later that day I emailed over a detailed quote for the renovation. Happy with the quote I received a reply the same day asking when I could start. My colleague and I arrived on the agreed date and work started with adding protection to all areas that required it. We use a lot of water during the cleaning process and some materials such as MDF can become damaged with water ingress, so it makes sense to do this. To get the floor clean, a coarse Carbide Brush fitted to a rotary machine was run over the Travertine tiles to scrub in a strong solution of Tile Doctor Pro-Clean. This process generates a lot of slurry as the dirt was washed out of the stone and grout which is extracted with a wet vacuum as we progressed. Next it was on hands and knees with more Tile Doctor Pro-Clean and handheld brushes run over stubborn areas and along the grout lines to take them from 80% up to 100%. Happy with the results, the next step was to renovate the stone using a series of diamond encrusted burnishing pads. Using only water for lubrication this process starts with the application of a coarse 400-grit burnishing pad attached to the floor buffer. This produces a lot of slurry which again was removed with a wet vacuum. This left the Travertine clean, but the pores of the stone had been opened giving the floor a matt finish and more absorbent than it was originally. To further refine the appearance of the stone the next two burnishing pads were applied which are 800 and 1500-grit. These pads polish the stone and close the pores, restoring the natural sheen in the process. After each pad was applied the slurry was rinsed off the floor with water and extracted with the wet vacuum. Once complete the floor was left to dry off fully overnight. I arrived the next day and took several moisture readings from the floor to check that it had dried off sufficiently overnight. The results were good, so work moved onto sealing the Travertine with two coats of Tile Doctor Ultra Seal which is a natural look impregnating sealer. It works by soaking into the stone, occupying the pores and thereby preventing dirt from becoming ingrained there. This ensures dirt remains on the surface where it is easily cleaned away. The final step in the floor’s renovation was to apply the last of the diamond polishing pads which is a very fine 3000-grit. This pad further improves the polished appearance of the stone resulting in a satisfying sheen. The work made a massive difference to the floor, and I received an email the next day from one of the owners who was really pleased with the transformation: ”Floors look brilliant. Very pleased.” For the care and maintenance of polished sealed floors I recommend the use of Tile Doctor’s Stone Soap which is a gentle but effective cleaning product that won’t impact the sealer and contains a patina enhancer. One feature palm was salvaged when this seven year old Mediterranean style residence on the Caloosahatchee River underwent a complete landscape and hardscape remodel in the beginning of 2015. The landscape had not been properly maintained for a few years prior to when the new owners purchased in 2014, was overgrown and unhealthy and therefore was in need of a complete evaluation and landscape overhall. The original red brick concrete pavers were removed and replaced with a gold travertine blend with ivory travertine border for accent. The front entry stair was expanded and redesigned for a more significant and welcoming front door. The side yard had a significant slope from the foundation of the house to the seawall and had significant erosion damage. This space was re-graded, grading and drainage was repaired and re-routed and a 70 foot long retaining wall was installed. The retaining wall not only solved the stormwater washout problem, but also provided a level space for a private side yard tropical palm garden and pathway to access both the pool deck and the walk along the seawall. The stairs to the pool deck, dock and landing were all completely modified for ease of use. Aside from the tropical and beautiful landscape that was installed, the most significant visual and aesthetic improvement to this property was the addition of three 9 foot tall by 5 foot wide natural stone water walls with stone basins that were designed to fit within the archways at the driveway entry and designed to complement the architecture of the residence. These water walls offer ambient noise, visual interest and have completely improved the use and entry experience for the homeowner and visitors. Tropical shade bromeliads, alocasias, cordylines and ferns dress up the new landscape beds at the entry and along the front foundation where previously red brick intersected the foundation walls for a mundane solution. Other elements of interest include the cable wire espalier that was installed in front of the archway on both sides of the entry way for colorful bougainvillea trellis vine to climb and soften the tall walls and eventually connect over the arch. Confederate jasmine vine will soften the garage corner on the cable wire trellis installed and there is also a 4 foot wide by 18 foot tall cable wire espalier on a tall, once stark, wall on the pool deck. Three pool planters were reconfigured and planted with large triple princess palms and bold blue-tone pottery was selected to add interest and color to the pool deck. Micro-drip irrigation was connected to the pool planters and pottery for a low maintenance solution. This project was a collaborative effort with an ideal client who was open to all design ideas, who worked closely with the design team, and was a great success for both the client and R.S. Walsh Landscaping.
