First the kitchen was opened up for their comfort and to maximize the incredible sea & marsh vistas, then the master bed made into a bed/bath suite, then the living room modernized.
RENOVATONS: The in-house kitchen design maximized both practical comfort and entertainment which included extending the island and relocating the sink to the end of the island. Condo bylaws usually limit coring through floor slabs so the island was raised to accommodate the necessary plumbing underneath. To see the incredible sunsets over the marsh, the contiguous room walls were shortened and kitchen counterspace added. We fabricated rock maple custom cabinetry in a muted washed grey stain to capture the subtle definition of the wood grain. Storage was accommodated in for a butlers pantry with pullout trays to for practical reachable convenience. The kitchen's focal point is a custom niche surround for the Thermador gas range made practical for cooking incorporated uncials and spice access. A gorgeous tile backsplash the owner selected added the final panache and glitz which also complements the Cambia quartz countertops. Appliances are a 36" subzero refrigerator, Fisher Paykel two drawer dishwasher, Thermador 36" gas range suitable for creating delicate sauces, a custom hood, and a stainless drawer microwave.
MASTER BATH renovation transformed two contiguous rooms into a luxury master suite. The owners loved the styling and colors of their new kitchen (see "Island Affair" by Lenton Company) and wanted the new space to match. We removed the oak cabinetry and replaced with painted and glazed new cabinetry. The new cabinets also included pull out laundry hampers as well as a center column for additional storage at an easy and reachable height. Once we removed the large jetted tub, we were able to make room for a built-in bench with storage. Having the open space allows the clients to have ample space to move around the room as well as a get ready in the morning without running into each other.

This walk-in pantry concept prioritizes visible family inventory, reachable small appliances and a clear central aisle. Heavy bulk items stay low while open wall storage keeps categories easy to scan. AI-assisted planning concept; room construction, shelf engineering, lighting and local site work require separate verification.

Designing an ADA bathroom requires thoughtful consideration, and every element of the shower and walk-in closet had to be well discussed, thoroughly planned, and constructed to meet unique needs. Leveling throughout was paramount to allow independent rotation of a walker and wheelchair, widening the entry to the now curb less shower provides a safe and seamless transition from the open bathroom to the enlarged shower. Non-slip pebbled tile, an adjustable handheld shower head, and two reachable convenient niches sit above the proud floating shower bench creating a zero-barrier universal space.

Here is a small kitchen remodel we did in Groveland/Clermont area. The original kitchen was a dark wood with little/no storage space and lots of wasted space covered by false doors.
(top left) We removed the refrigerator and stretched the cabinets down to create more space and reachable space. We then un-leved the upper cabinets to give it a more custom look and added molding.
(bottom left) We opened up space and created a huge pantry area, moved fridge to this space -center- pantries on both sides, spice racks, bottle drawers for extra storage, Crown finish and decorative columns.
(top right) reconstructed entire space, added 3 drawers, lazy Susan, & spice pull-out.

A 1920s colonial in a shorefront community in Westchester County had an expansive renovation with new kitchen by Studio Dearborn. Countertops White Macauba; interior design Lorraine Levinson. Photography, Timothy Lenz.

• This photo gives the new view all the way through the house from the addition, the new kitchen/dining area, and the original entryway. The house is no longer boxed in and opened up now!
• Kitchen island boasts of a pull-out trash bin, sink with instant hot water, dishwasher, pull-out pantry shelves, and microwave drawer that gives our clients accessibility to age-in-place.
• Microwave drawer is reachable, and smoothly opens and enables hands-free close with a concealed control panel that opens at 45˚ angle to an easy-to-read display.
• Sink is off-centered in the island’s top to allow more surface area for working and serving when entertaining.
• Island easily seats 4-5 people.
• Lighting -we included recessed can lights and three spectacular Circa pendant lights and chandelier over dining area
• 4’ walkway is just wide enough for two people to be in the kitchen at the same time, but not too wide for a single cook.

The renovated kitchen is in the exact same footprint as the original. Yet, it is now fresh, clean and romantically vintage in appeal while modern in approach. With the wall removed it extends into a fun, family and friend space to living and dining areas.
